Located at the end of a cul-de-sac, south of San Pedro Town, it’s probably one of the most perfectly positioned properties on the island. Just a short stroll or cycle away, you’ll find a supermarket, excellent restaurants, and some great authentically Belizean street food options too. If you are looking for cocktails or a more upmarket restaurant, take a barefoot wander down the beach and check out the nearby resorts and beach bars along the way.
Each comfortable and well-appointed 1 bed/1 bath suites has a private sea view veranda, living and dining area, and enjoy cool comfortable breezes day and night. If you want to do some cooking, you will have a fully equipped kitchen stocked with basic condiments. For your comfort, the bedrooms are air-conditioned and there are ceiling fans throughout. For your enjoyment, there is a TV with over 100 channels and complimentary WiFi.
Housekeeping services are available every third day for a nominal fee of $15.00USD per cleaning if arranged prior to your arrival. Of course, you can request fresh linens at any time, and we provide a generous supply of bath/beach towels.
As you relax into the island vibe, there’s no doubt you’ll want to get out onto the water. Book a fishing trip, go on a sunset cruise, snorkel with sharks and rays or just spend a day sailing from island to island with a sumptuous beach BBQ set up just for you. Scuba enthusiasts can visit the numerous pristine diving sites along the reef, outer atolls, and even experience the famous Blue Hole. While you’re in Belize, don’t miss the chance to have a jungle adventure on the mainland. Everything was great, from the time of arrival until departure! Very clean and centrally located to all that we wanted to do. Although the bedroom was the only airconditioned part of the unit we rented, we would definitely stay there again but giving it 4 stars for that reason.

Beautiful view. Steps to the sea. Close proximity to some of the best island food you will ever have (You must eat at Black and White/Garafuna). 6-8 minute drive to the town, where you can find all types of adventures (gift stores, boutiques, eateries, tours, etc.) I would definitely recommend and book again.

We could not have had a more enjoyable stay at Coral Bay Villas!! The property was exactly as described and in the perfect location to enjoy some peaceful beach/pool time or take a quick walk into town for more action. The property staff members were all wonderful and super friendly! Freddy & Francis we’re always available and super helpful with every question or request that we had. Communication prior to our trip was absolutely TOP NOTCH and the help Simon provided with some of our travel arrangements was an absolute life trip saver!
Thank you all for making our vacation one of our absolute favorites!! We’ll be back for sure!!

My husband and I didn't want the all-inclusive experience, and we found this quiet little place that has the best of everything!! Our suite was clean and spacious with everything we needed, including unlimited fresh drinking water, coffee, dishes, and a lock box for valuables. The pool and hot tub were clean and the property in general is VERY well kept. The staff was extremely gracious and friendly, and go out of their way to help with anything you need, including airport transfers, restaurant recommendations, reservations for golf carts, massages, excursions, etc. The property is RIGHT on the beach, located just a few minutes away from the hustle & bustle of town, so you can walk or drive. Markets, restaurants, etc. are all a stone's throw away. This place gets 20 stars all around and we will return!!

We have been staying at Coral Bay Villas (a Sunrise Property Management property) every year since 2005. CBV is a small, intimate 7-unit villa located a short walk to town with amazing beachfront views. The onsite staff really cater to your needs and provide services which include booking restaurants, taxi service, and excursions, to name just a few. Inside and out, they work to keep the property pristine. With it being a small adult only property, it is very easy to meet other couples by the pool or jacuzzi and make lasting friendships that extend beyond the vacation. I highly recommend Coral Bay Villas.

Downloading the Coral Bay App was a game changer for me as it helped set up my trip from start to finish. It had information on all you could imagine that you need planning and making the trip including filling the online registration form so you don’t have to do this when you get there. I would

What an oasis! My husband and I went for our 25th Anniversary, and could not recommend this property more highly! While it was as private as we wanted it to be, we also enjoyed meeting other guests at the condo. We also loved that it was walking distance along the beach to shopping and restaurants downtown, as well as other bars and things to do further south. It is easy to book snorkeling/diving/fishing trips right off the beach (highly recommend Lil Alfonse's snorkeling!) , and you can rent golf carts to explore the island to further areas. The property is exactly as it is described, and we were greeted at the airport by the property manager, so that check-in was seamless. The only blip while we were there, is that there is some construction going on next door (Oct 2022), so sometimes the mornings could be a bit loud. As soon as you got out to the pool or the beach, however, that was quickly forgotten. This place is paradise! We shall definitely be returning!

Simon, in the main office, made sure we got the unit we wanted upon request and answered heaps of questions without hesitation. Simon gave us good advice on how to continue our trip as we left Belize which was hard to verify otherwise.
Elsa greeted us upon arrival and made us feel completely welcome. We had a bit of an issue, caused by us, which Elsa helped us correct.
Freddy was fantastic and carried our heavy bags up to our rooms. He also refilled our big water bottle quickly and efficiently upon request. Freddy was always tidying up around the place to make it very appealing; pool cleaned, sand raked; pool surround swept, etc.
Both Elsa and Freddy were always honestly cheerful and greeted us whenever they saw us.
And then there was the view from the balcony ... the pictures don't do it justice. And the internet access was fast. What a treat. The villa had everything you could want: small, fully functional kitchen, bedroom with A/C, lounge with a TV that had 1000s of channels (many in English), and a balcony with a view to die for.
Overall, I do recommend Coral Bay Villas as highly as possible. It is a great place.

Very convenient location. Clean and well stocked. Clean gorgeous pool and grounds. Freddy takes great care of the beach and yard. Hot tub was hot, sky was blue, hammocks were begging to lounge in. Property within a short walk to a couple of restaurants. And there is a spa and water sports shack next door. It was within a short golf cart ride to everything you might need or want to visit in San Pedro. Elza and Freddy were helpful in arranging transport to and from river taxi, renting the golf cart (a must if you want to explore the city), answered a host of questions about places to eat, shop, and hang out on the island. We would love to come back and stay there again, and we already have recommended this property a several of our friends. We have enjoyed our stay immensely and I can not think of a way to make this vacation better!

2 weeks in San Pedro
This was our 2nd trip to San Pedro recently. We stayed north of town prior to this and spent a lot of time running back and forth to mid-town. Coral Bay Villas is perfectly located. It is the first private group of Condos south of the business district. The best thing about it is that you can cook, swim and socialize without being forced to use the "on site" restaurant or bar. We travel as locals mostly and here you can really get a feel for what it's like to live in Ambergris Caye. I can't praise the property mgr enough but I also have to say how incredible the onsite staff of Freddy & Elsa are. They cater to your every whim and are so capable of making your stay fantastic. I need another page just to review them. They are the best in Central America. If not anywhere we've been. Please don't stay at Coral Bay because I don't want to have to jostle for reservations.

The building and grounds were in impeccable shape. It’s hidden one block off the main road, so you can’t hear the noise of the golf carts. The room was clean and comfortable with an absolutely gorgeous view of the pool and Caribbean Sea. The staff was awesome! Elsa and Freddy took great care of us!

It was our 4th year staying at Coral Bay. We choose this property because we love the staff. They are attentive and, always smiling, and extremely good at their jobs.
