What I really enjoyed has been the position, really close to the center.
The owner also has been really friendly and helpful.
The place and the forniture are a bit too old and cheap quality but everything was clean and tidy.

Really good communication with Francesco, who is a lovely person, ready to help and give tips about Perugia. Super good location in walking distance to historical center of the city. Studio-room was clean, and spacious and easily accessible too.

I landed in Rome instead of Perugia due to the extreme bad weather. The host waited for me till I arrived safe, outside of check in hours and at no extra cost. Showed me around the place, suggested must places to see in Perugia and throughout my stay was very helpful in anything I required. The room was spotlessly clean with a magnificent view day and night, 2 bathrooms available, large kitchen and a hall. Towels are provided and place is cleaned every day. Location is 5 to 10 mins from everything I'll definitely book here again if I visit

This place however was affordable, far enough not to hear music or restaurants etc, and in a grrrrreat location in historiccentre, 5 minutes up the hill to Piazza Italia. Nice nearby café and restaurants.
Good size single room comfy bed and high ceilings. Nice central hallway with 2 good size bathrooms, one with a bath and a big shower . Good quality fast and free WiFi. Courtesy face masks available if you forget to bring yourself. All Public Transport requires the medical ones.
Friendly owner, great advise on locations and routes . His suggestion to take the bus to Gubbio ..... the journey over the hills was spectacular and showcased Umbrian countryside at its best. Sit on the south facing side of the bus to get the best views outbound.
He also organised an airport pick up at reasonable cost for me, very efficient.
Quirky building. 2nd floor, easy stairs.
In its simplicity, especially price wise, easy 9/10.
Grazie!
Street itself has a fair bit of traffic at night time, but I got used to that. If you're tall, try to book a double beded room if available. Bring earplugs.well worth it though!

The landlord is a fantastic man. He even took me to the central station to catch my train the following day

It has the original old feeling of the center of Perugia, it’s close to everything and affordable
Can be a bit noisy on weekends if you want to sleep before 12

The host accommodated my early check-in. The room was spacious and well lit. It was close to the city center.
Plan your arrival carefully according to your baggage load, if you take the minimetro to Cupa and go from there, you will have a 20 min uphill walk to the property.
The bed was a bit uncomfortable. It was lumpy and you could feel some of the springs.
One (or more) of the other guests was very noisy very late at night, but that's hardly the host's fault.
