Really beautiful boutique hotel snd a warm welcome. The house was inviting and elegant and the staff booked a really excellent diner as bd breakfast. I would love to stay there again.

C’est un petit paradis… au nord de Panjim. Que l’on peut rejoindre avec un petit trajet en rickshaw puis une traversée de cinq minutes en ferry…

The house is located in a peaceful area. It's a perfect place for someone who would like to relax and wind down.
The property is beautifully arranged and renovated with lots of positive vibe.

Beautiful house in a quiet area of Goa. We loved the comfortable bed and our terrace in the morning, where we could have a cup of tea surrounded by greenery. We also enjoyed having a pool to go to in the evening, after a hot day. Breakfast and dinner were plentiful, homemade and delicious. Attention to guests was exceptional. This guesthouse was the highlight of our stay in Goa.

Gorgeous house, beautifully decorated and spacious. Lovely pool in very secluded garden. Very attentive staff. Nice location but you probably need a scooter or car unless you are just chilling round the pool (which we did for most of our stay). Very relaxing stay.
The food was quite expensive and limited choices but still delicious. You couldnt use the kitchen for private use.

Beautiful furnishings, beautifully maintained house and gardens, excellent staff.
The minor niggles were the proximity to the road (we stayed in the two suites at the front of the house), so constant traffic noise in the background. Unfortunately the pool was out of action which was one of the main reasons for choosing this property as the weather was extremely hot and humid.

The beautiful Portugese villa, the cute little handicrafts everywhere, the patio overlooking the garden, the cleanliness and maintenance of the house and the cordial helpful nature of the caretaker, cook and other employees

1) Great architecture- The house was a well-maintained, sensitively restored heritage property. Very picturesque, in the middle of nature.
2) Staff- Sanjay was excellent. Courteous and prompt. He and the other staff tried to meet our every expectation.
3) Location- It's close to Panjim and not too far from North Goa. Basically, you can pick and choose your days to party or soak in some Goan culture.
The masseuse was impolite (but wasn't a staff member, only affiliated with the property as a third-party service).

This place is absolutely a GEM. Everything about this property was perfect. Had a memorable and comfortable stay. Breakfast was amazing and every need was taken care of with a smile, all thanks to Sanjay. This is a very green, quite and serene place to spend time with your family and loved ones.

We had a very large room at the front of the home with our own private verandah overlooking the garden facing the road. There was some road noise but I didn’t find it a disturbance. The meals were all delicious and sitting at the communal table with other travellers was a nice experience.
There are no nearby tuk tuks so it is necessary to organise a taxi if you want to go anywhere. We didn’t use the pool but it was quite a distance away at the top of many stairs . I think if you were staying in the apartment above the pool you would be more likely to use it. If you want the pool I would definitely recommend booking the nearby room.
The house and artefacts were beautiful and we enjoyed our stay here.

Every nook and corner of the house was done up so beautifully, it felt like every element in the house had a story to tell. Even after staying for 3nights, we did not get to explore the entire house. The pool was out of this world, the way the setting sun lights up the gardens around the pool was just magical. We wished we could stay there forever. And the staff were the sweetest people.

There are very few stays which are par excellence in every service they provide.
If I had to make a list, serendipity house would be at the top.
From the caretaker of the property to the food everything was just perfect.

Staff (Sanjay in particular) were very attentive and helpful, with clean sheets every day, on demand service and nice breakfast provided.
Although the location is fabulous and the property spacious, for someone on their own the place can be quite overwhelming.

Had an extremely pleasant stay! Warm hearted staff, extremely helpful and polite. The property is well mainted and quite beautiful. A must visit!

The property is beautiful with a lovely stay, well-maintained property with good staff/Crew. The cost of the food is on the expensive side, but whatever you try it tastes the best(feels homemade).
