Perfect location and accommodation for this money.
There is luck of gluten free food on breakfast and there are crazy dogs on the territory of the hotels. Be careful with kids. Dogs can scare or even bite them and owners do not care.

Twin room with wonderful private little terrace under roof, fenced by plants, where we spent many hours relaxing. We even had dinner there, from by the hotel's tiny menu (even though they say they don't have a restaurant).
The bathroom we had could do with some hooks for hanging towels rather than just the shower rail. But that's a small quibble!

The property was very pretty and had a welcoming vibe to it. Felt like a visit to someone’s home. Well placed groups of seating throughout the property. very comfortable.
Bathroom could have been bigger - we are tall and the shower was tight.

very nice location, location and staff
too far away from the train station, taxi service is $20 for a 2 kilometers drive. this is great if you want to stay at fregene, if your going to rome this is not the place, last train goes at 11PM

Very nice property with beautiful garden. We had an appartment, fairly good sized. Even with a washing machine.
Really a short walk to the beach. However, car recommended.
Mattress in bedroom quite hard and not really comortable. The heating boiler is next to the bedroom and living room without doors and quite loud. Had to turn it off during the night. Kitchen equipment was not enough for four, had to ask reception to bring more cutlery. Oven and cooking plate are not to be used together. All in all not really adapted for cooking every day. Apartment 301.
Be aware that the property is at the end of Fregene, if you arrive without car you will have to walk quite a bit if you want to see something.

Nice hotel close to Fuminico airport. Arrived by bus from Rome a three minute walk to B&B hotel. Staff were helpful in getting us to the airport for an early flight. Sold us our bus tickets for the next day and had breakfast ready early for us. Had a good meal in the restaurant the night before.

room 106..really liked the patio. restaurant, while not a large selection, food was very good. enjoyed the pasta. Loved the old world charm of the place. staff was awesome. cappuccinos were the best. and breakfast was very good!
not as close to the airport as we expected. taxi €50 each way, was pricy.

Staff was very friendly, location is very close to the beach(5 minutes away), which at very nice and on weekdays rather empty. There was a private secure parking which was important to us. There are restaurants at almost every beach entrance with okay-ish food.
All roads near the hotel are bumpy due to tree roots uprisings(there was a tree stump in the middle of the street).

Lovely location with beautiful old growth gardens and trees, generally peaceful (was low season) with birds outside, close to the beach. Spacious rooms compared to most for similar price.
When I booked it said there was a shuttle. There is not. I had to pay 45 Euro for a taxi from the airport, which added considerably to the overnight stay.
Very noisy corridor and doors. Guests and cleaners all made a lot of noise that echoed inside the room. Some simple things would help, such as a runner mat in the corridor, felt pads where the doors close, asking guests and cleaners to be respectful of other guests sleeping.

It was one of the best stays I have ever had, and by far the best in Rome. The best way to describe it is peaceful. The staff was very acomodating, the rooms were well equipt, breakfast was delicious and the house was wonderfully decorated. You can tell they love the place. It was also very close to the beach.
If you dont bring a car be prepared to pay out of your nose for transportation, or depend on unreliable public buses

Great place! Very clean and wonderful location.
Our only complaint is the web site says it would open fort he season Feb 28th and it was not open mid March when we were there. So no breakfast or even coffee.
