The breakfast was very good. The home made apple pie was delicious.... uncredibly delicious ( I took a small piece with me after check out)

We chose the hotel because of the photographs of the garden and the description of the restaurant. The impression is given that hotel guests will have access to the garden and the bar. Unfortunately, the restaurant was closed for the whole of our 2-day stay and access to the garden and the bar were also closed. The bathroom of our room was newly renovated and was good. Breakfast was basic but of the 2 mornings we were there, there was a home-made tart. Other than that, there was small biscuits, some fruit and cornflakes, tea or coffee and bought in cornetti. Nothing special.
We were allowed to sit in the garden in morning, but were rather rudely asked to leave as they had to lock up and leave to get their lunch. After that, the garden was again closed to hotel guests. If you just want to stay the night and then leave first thing the next morning, then maybe this would work for you. It didn't work for us! The hotel knew that and didn't care.
The attitude of the staff/owner was very poor. We had booked a table at the restaurant and when we confirmed out booking on arrival, we were casually told that they had had a busy lunchtime and therefore were not opening the restaurant that evening. No apology. We asked for recommendations for other places to eat and were told, just look around there are plenty. We went out and when we returned later that afternoon, the bar, restaurant and garden were all locked up and there were no staff on the premises at all. We felt that we ought to have been told in advance that the restaurant was not going to be open and given the opportunity to cancel our booking for the hotel. It also ought to be explained that the facilities shown in the photographs apply to the restaurant NOT the hotel.
The bedroom was dark and shabby, very dour. Other public areas for the hotel customers, likewise. The room had aircon and a TV but no tea or coffee making facilities and as the bar was shut most of the time we were there, there was nothing to drink other than water. The bed was very hard and uncomfortable.
It is billed as a hotel-restaurant but the restaurant is the main enterprise, and the hotel is an extra which is neglected, and the customers are not treated well. There were no hotel staff on the premises after midday during our visit. The WIFI only works well in the parts of the establishment used by the restaurant, so not the hotel room and not the breakfast room.
It is true that it is family run, but the family were not well versed in customer care. I feel that the posting on booking.com is somewhat misleading, hence the very low mark given.

The location was good, the family owners were delightful and the restaurant was excellent. Parking locally was also easy.

Hotel run by a family, friendly, very accommodating and helpful. The owner drove me to the PO some distance away. Excellent restaurant attached. Rooms spacious. A good breakfast and experience.
