Breakfast was lovely. Fresh and very tasty. Great location for Bath as a whole. Perfect hosts.

very clean room and dining room, the property is near to the crescent within walking distance, and same as to the centre, free parking .
there was nothing that I didn’t like .

It was not far from the town centre.
Parking-- it was in a space behind the property. From front door you will need sat nav to reach there. Once parked, you will need torch of smart phone to walk a windy way to the front door at night, it's so dark. They charged me £5 per day for that space.
Staff-- I forgot the key of the main door of the property once in my 2 days stay. When I knocked from outside, the lady told me: 'you should keep your keys with you, there is no doorman, you know!'.
Breakfast-- it's pretty useless. We didn't have it on 2nd morning.

The location of this property is great. Couldn't fault that.
Well where do we start.
After finally finding the gate from the carpark, we managed to park.
On checking in the property was warm and heating on.
We went upstairs to our room which was on first glance nice, being told the radiators were controllable. The time of our stay it was an extremely cold spell with snow and ice.
Off out we went to explore the delights of Bath.
On our return we found our room Extremely cold, played with the radiators but to no avail. The whole building was cold. It was a little late so thought it would be turned on by the morning so decided not to wake the owners.
On waking up the next morning it was still freezing so thought I would have a shower to warm up and well..it was either freezing cold or scolding hot water...totally unusable.
My husband decided he wasn't going to risk it!
We headed down for our breakfast as when we booked it said breakfast included! Other guests were sat at their tables with hats and scarves on..it was even colder downstairs than up.Another guest asked if heating was on and got told no.
Onto breakfast...
Well a cheap supermarket packet of Pain au chocolate..cheap cereals and juice
The 'hot' breakfast was 1scrambled egg on 1 toast or porridge. Very misleading advertising for breakfast included.
No option for anything else..didn't even have decaf tea or gluten free bread as asked for by another guest!
We went out for breakfast instead...an extra cost not expected,!
We had a family emergency and left..although we had already decided to leave as the appalling conditions of what we had experienced.
Explained that we had to leave..then charged for 2 full night's AND £10 for parking at the guest house.
All in all would not recommend or use this accomodation for anyone.

It's a confortable B&B run by a lovely couple.
Nearby (a short walk) the city main restaurant and shop streets.
The heating was a little low, but this is normal in 2022.

The proprietors are very pleasant and attentive. The room had a very comfortable bed with wonderful cotton sheets.
The city centre is easily reached on foot.
The traffic noise in the street can be disturbing as this is a traditional house without double glazing, but it is worth making the compromise to stay in this characterful house.

The location was very good. Walking distance from the centre of town. The shower and toilet worked fine
Access to property parking was complex. I was early. Street parking payment was £5.50 paid by £ coins only. I had none. Had to leave the car with a note and get change from a local shop. Subsequently guided to parking by host. Stair carpet threadbare.

A very pleasant property located conveniently with amiable owners. Rooms were provided with more than adequate facilities bar one, as listed below.
No broadband. In this modern age enquiries are made on-line and bookings too. Its absence is a negative that will become more important as the years pass.
