These properties are located in the heart of Cowes, Phillip Island.
They're only a 5 minute walk to the beautiful Cowes beach, 2 minute walk to the Cowes main street with all the boutique shops, amazing coffee shops, bars, pub, amusements, RSL and many lovely restaurants, not to mention all the other surrounding lovely beaches bordering this mesmerizing Island.

PRICING POLICY:
- The pricing is only a guide and varies depending on the season, public holidays, school holidays, events, occasion for booking and total number of people.
- Correct pricing will be provided upon booking enquiry/request.
- The pricing quoted is based on 24 guests only.
- If there is less than 24 guests you will still be charged for a total of 24 guests.
- Guests above 24 are charged between $100 - $150 per night per person depending on the season, public holidays, school holidays, events and occasion for booking. Pricing will be updated accordingly for payment via HomeAway upon booking request/enquiry.
- Please note that these prices do not apply to schoolies bookings, bucks/hens weekends, parties, events and young groups below the age of 31 and will need to contact the owner for any queries and correct pricing.
PARTIES & EVENTS:
- Regarding parties and events we will need to be notified when making enquiries/reservations and it's at the owners discretion to accept or reject such requests and is decided on an individual basis.
LINEN & TOWEL HIRE:
- Linen can be hired at an additional sum of $800.00 and towels at an additional $400.00 for the duration of stay if required.
- This is payable 2 weeks prior to check in and needs to be paid direct to the property owners.
- Bank account details will be provided upon booking confirmation.
SECURITY BOND:
- A $3,000.00 refundable security bond is payable 1 week prior to check in and needs to be paid direct to the property.
- Bank account details will be provided upon booking confirmation so that you can pay the security bond prior to check in.
- The security bond may increase depending on the booking requirement/occasion for booking/total number of guests, age group of guests, (below 31 years of age are charged a higher security bond).
- This will be refunded within 21 working days after check out subject to a satisfactory conditions report on property and contents by the cleaners and site supervisors.
- We will not accept any bookings without the payment of the security bond prior to check in.
PROPERTY CONDITIONS:
- Upon booking confirmation the property owner will email the guest their terms and conditions/rental agreement and house rules.

- It is our requirement for our terms and conditions to be thoroughly read and understood prior to check in and we also require you to sign and return a copy back to us along with a copy of your drivers license upon making the booking.

The two houses are in a great location and are set up for large groups of people which was excellent for our group. Clean and tidy on the inside. If you have kids, ask about the garden area before booking because the grass was not cut when we stayed there. Easy walk to the beach and the main street of Cowes. Plenty of along the driveway. It would be great if linen were included due to the cost of booking the place.

Smart property within walking distance of shops and beach. Facilities good,clean and beds comfy.
Communication could have been better. With a very large family, we needed to use some things from the second house. For the "seniors " of the group, working out operating lights and blinds was a challenge!! Nice and clean. Was surprised the blankets were warm...apologies there. Vacuum cleaner VERY sad...but we managed. 😉 if we had the other 4 family members, we wouldn't be able to use this facility...sadly. The family configuration wouldn't work.
