About this house rental
Les Passerilles is quite simply a stunning home with pool. In short, it makes the perfect self catering home offering wonderful sea views, large terraces for outdoor dining, a fountain-pool to cool off in, air con all over the house, 5 bedrooms, a spacious living area, plenty of light and sunshine, attention to detail throughout and totally renovated. In fact, the oldest part of the house dates back 3-400 years, so you will find heaps of charm in this 225m2 mansion.
Ground Floor
From the main entrance door, take 2 steps down and find yourself in a maze of open living space, which weaves through arches, pillars and glass doors. At this point, you will find the dining area, sitting room with large fireplace, conservatory, kitchen and utility area. In addition, there is a w.c on this level.
Large iron and glass doors open on to a sea view terrace split on 2 levels of approximately 20m2 each (4 steps between). In fact, it runs the entire length of the home with pool (heated fountain-pool 3 x 2.10m – 1m10 deep) located at the far corner of the terrace. In addition, there is a summer kitchen with sink and plancha. After that, there are parasols, a pergola, outdoor shower, sun chairs, outdoor furniture and lighting. Orange and lemon trees and colourful plants decorate this wonderful space.
First Floor
– Bedroom 1 – Double bed of 160cm – air con – window.
– Bedroom 2 – Master bedroom has a 180cm double bed, fireplace with comfy seating. What’s more there are fitted wardrobe , air con and 2 double glass doors that open onto another sea view terrace (24m2). Similarly the terrace runs the entire length of house and has outdoor furniture. However, please note that the far end of this terrace is overlooked by the terrace of another property.
– Bathroom – Stunning bathroom with black and white checked marble floor tiles and white and chrome bathroom suite. In addition there is a free standing bath, shower, w.c. and wash hand basin.
Second Floor
– Bedroom 3 – 160cm bed – air con – fireplace – window – cement floor tiles.
– Bedroom 4 – Charming bedroom under the eaves with beams and fireplace. Similarly there is air con – 2 sea view windows and 160cm bed.
– Bathroom – Walk in shower, w.c and wash hand basin – soft beiges and greys with small black and white tiles on shower floor. Sky light.
Top Floor
– Bedroom 5 – 160cm bed – ensuite bathroom with shower, w.c. and wash-hand basin. Large room with fireplace – air con. Another key point is it opens onto its own private, sea view terrace around 9m2 with wooden decking.
In conclusion, Les Passerilles rental home with pool is a real treasure neatly tucked away off the village main street accessed through a pretty, iron gateway with leafy greenery entwined overhead. After that, a cobbled pathway takes you directly to the impressive entrance door. Additionally, south west facing, the house is flooded with sunlight and enjoys sea views to Cap d’Antibes.
Equally important, it is only a 5 minute walk to the town below with shops and market. Similarly it is situated close to the free shuttle bus stop (SOUS BARRI) and restaurants on the main Castle Square. Unload your car very close to the house.
**IMPORTANT POINTS TO NOTE!
1. Haut de Cagnes is the medieval village of Cagnes sur Mer. It is a charming, perched village on a hill with a Castle on top. We are very lucky that we can walk to restaurants, markets, shops. We have a free, shuttle bus that runs from town to village every 15 minutes and takes 5 minutes. There is a good bus and train service from the town to most places on the Cote d'Azur. That said - if you have walking disabilities or health issues - the medieval village may not be the best choice for you.
2. Haut de Cagnes is one of the few medieval villages that allows cars to drive through it, however cars cannot access all streets and roads are naturally narrow. We do have some free street parking and a paying car parks in the village and in the town below but the summer is a busy time here so some patience is required. YOU DO NOT NEED A CAR HERE as we are within walking distance to so many things and there is a good public transport service. If you choose to bring a car - please note that parking and driving can be stressful on the Cote d'Azur in general over the summer months. You may want to consider renting a car for only part of your journey once you have settled into the village. If you choose to bring a car, I will provide you with maps and parking details.

- There is a cleaning fee of 220 euros to pay in cash on arrival and a linen fee of 20 euros per person for those who do not wish to bring their own linens.
- There is a 20 euro fee for check-ins from 21h30-23h (latest) and for check-outs between 6h-7h30 (earliest).

Perched on a hill above the Mediterranean is a perfect home for discriminating travelers. A beautiful hundreds year old stone house that offers air-conditioned comfort and top-of-the-line amenities. A small dipping pool on the patio cools you off when needed and gives you a breath-taking view of the sea. The gourmet kitchen is a chef’s dream. And don’t worry about getting into town for extra supplies as the free shuttle bus gets you there and back in comfort. But perhaps the best part of Le Passerilles, as the house is called, is the guest host Kerry-Leigh. She will take great care of you and make sure your stay is a memorable one. We’ll give this one 6 stars.

Three days with old friends enjoying the Rugby World Cup, then joined by wife and more friends for some R&R. Mixed weather,
but the house, terraces and view are exemplary. The location would not necessarily be suitable for young children or adults even older and more decrepit than me, due to steep climb from the town. However, being able to walk up to the hilltop square in 10 minutes and enjoy fabulous ambiance, and a choice of restaurants and watch the locals play boule in the square - wonderful!!!

This property was absolutely perfect for us, everything is finished with an absolute eye for detail & provided 8 of us (2 families with teenagers) with enough space to feel like we could escape each other, yet when we came together the social areas were perfect.
Kitchen had everything we needed with an extra large fridge in the utility room. There was also a lovely outside kitchen where we cooked both breakfast & dinner.
The village above & the town below provided some excellent dinning, cafes, shops & markets. The addition of the free bus if you didn’t want to tackle the hill or the shuttle to the beach were a bonus and the proximity of the bus stop & train station enabled us to do some lovely day trips without having to worry about hiring a car, traffic jams & parking hell!
Kerry-Leigh was lovely, very helpful and looked after us perfectly.
We had an amazing time & hope to return soon.

Pictures do not do justice to this beautiful home. It’s actually located up in the old village of Cagnes Sur Mer which adds to its charm and beauty. The home is fully equipped with everything you could possibly need. We were there with family ranging from 17-80. Kerry-Leigh was a superb host always available and helpful. If you have a car parking is a bit of a challenge but once you get the hang of it much easier. It took us a few days to figure that out but Kerry-Leigh helped. The road is also steep but there is a very convenient shuttle that takes you up and down to the lower town. There is also a charming piazza 7 minute walk up the hill with many restaurants by the castle. Truly magical. We all loved it there.

Our family group of six stayed eight nights and enjoyed every moment. The kitchen was well-stocked with appliances and utensils--equipment you have at home but don't expect on vacation. The beds were exquisite, with pillows you could actually sleep on (never happens). The indoor living spaces were decorated with a minimalist elegance that invited us to stop, take a seat and just be. Outside was lovely, with enough space for the group to dine, relax and enjoy the views. I will never forget morning café au lait on the bedroom terrace, watching the green parakeets flash in the trees. Afternoons, the pool was a refreshed oasis; propped on its edges, we drank cocktails (yes, the fridge has an ice maker) and watched the light change over the Cap d ’Antibes.
Finally, I have to commend the owners for their choice of representative, Kerry-Leigh. She was kind, attentive and went far above expectations by helping one of our group who'd needed documents replaced. A treasure.
Our (minor) suggestion is to add more storage—cabinets, hooks or shelves in some of the rooms and bathrooms. Kerry-Leigh explained this was in the plan. When we return we look forward to enjoying the house and exploring farther afield in the Maritime Alps. Thank you again for having us in this lovely home.

I stayed here for a week at the beginning of August with my husband, 2 teenagers, nephew, brother and sister.
This house was perfect in every way possible, it has all you need for a perfect holiday.
The house is located on a steep road, so we used the free shuttle bus (available in July and August) to get up and down to where we needed to get to. There are some lovely restaurants located in the square at the top of the hill, with amazing views to sit back and enjoy whilst having a lovely meal.
Kerry-Leigh who managers the house was very helpful, I felt that I could ask her questions at any time and she was quick and helpful on her replies, she also suggested a few ideas for things to do.
The dipping pool was well used, and we cooked outside and enjoyed some lovely evening meals together as a family.
The seven of us all agreed that this is a perfect place to stay and we all hope to stay again soon, we didn’t want to leave.
The house is in a great location for visiting places along the Côte d'Azur.

Die Villa ist sehr gut ausgestattet mit allem was man benötigt. 3 Schlafzimmer mit Meerblick .
Leider hat der Grill nicht funktioniert. Die Lage an einer steilen Straße bringt gutes Training für die Kondition. Schöne und gute Restaurants in 300 Meter Entfernung oben auf dem Berg.

Wonderful month in Haut Cagnes
This is a beautifully decorated and marvelously situated house. The house was a lovely and cool retreat from the July heat. It is centrally located in the (steep) village street but very quiet and the terrace has a marvelous view. Kerry-Leigh was a fantastic host and kept in touch to ensure a seamless check in / check out and great advice on the village and events going on in the area. We loved Friday night live music in the village square. Thank you!

Would give more than 5 stars if I could
Honored to leave the first review of this incredible home! My partner and I stayed in this house for 1 week with 3 other couples (all in our early 30's) and it was beyond perfect. The pictures really don't do it justice. Finding 4 proper double/queen beds in 1 listing is already like trying to find a needle in a haystack, but add on to that a gourmet kitchen with that fabulous outdoor dining table, a plunge pool (bigger than it looks in the pics - we could get all 8 of us in there comfortably; water comes up to your waist/chest). air conditioning (essential in the French summers), and the to-die-for-view...and needless to say, we didn't want to leave!!!
Some things to know:
1. House is not quiiiite finished. There were some very small things like coasters and trashcans in each room/bathroom that we didn't have but those things are easy to work around and I think the owners will put those in soon.
2. The hill it is on is really like a freaking mountain. It is not fun to climb in the sweltering heat with luggage. Even though it's a short-ish walk (15-20 min) from the train station, really consider getting a car for that first commute up the hill.
3. FYI it takes about 30 min to get to the beach (and the beach is amazing - so much cheaper than other beaches on the Riviera).
4. For urgent questions, use the regular calling feature on your phone instead of WhatsApp for better connectivity!
Kerry-Leigh was amazing; she really went above and beyond just getting us checked in and out. Highly responsive, gave us suggestions of things to do throughout the week, and it really felt like we had a friend in Cagnes for anything we might need.
Can't recommend this property enough!!
