Everything was cool especially the hosts were super friendly and available, very generous

- Great host who showed and explained everything, suggested cafes and canteens in the district and where to exchange money
- The hotel itself is not big, just 3 suites + a kitchen in which there's free tea/coffee, a stove, an electric kettle, etc.
- In the room there's shampoo/shower gel, soap and tooth paste with toothbrush; also, there's a fridge and AC
- Everything was good, I can't really complain about anything
- The district itself is relatively close to the centre according to the map but it's located on the mountain, and even though I was told that it takes about 20-25 minutes to walk to the centre, I'd take Yandex taxi which is quite cheap, also there's a bus stop nearby and you can get you to the centre (just pay 100 dram to bus driver). So it's not really a drawback but just so you know that the hotel is not in the historical centre. The good side of it is that is quiet in the night, there are no night clubs or anything like that so I slept pretty well.

It is very clean, comfortable. Staff is nice and helpful. I also liked the breakfast. They took a good care of me.
The only thing is that it is very far from the city center. It is terrible to use taxi on Yerevan, so I walked every day. And it is one way about 40min. But, the city is safe and the weather was nice, so it was ok.

Very quiet place with Ararat mountain sightseeing room. Very pleasant host Gevorg. Good location convenient for my business goals (coworking office at 500m distance from hotel is a nice feature). And of course the roof for coffee break or sunbaths!
Everything was excellent, maybe the only thing I mention is the air conditioner sound, maybe it worth cleaning filters or other maintenance. Good point was that it cooled perfectly, so sleeping was great.

Our flight arrived at 1:00am but we were only able reach the guesthouse by almost 3:00am. It was easy to locate, 30 minutes from the airport. Tigran and George were waiting for us like it was just normal hours of the day. We were treated with a very warm welcome and wine. George gave us so many tips about our next day trip which was really helpful. Our breakfast was prepared on the time we requested. We had to leave early so we were not able to explore the neighborhood. We wish we had more time. We felt like we were welcomed by a long lost family.

People should be realistic whilst reviewing a facility otherwise travellers are easily mislead when choosing an accommodation that suits their needs and budget just like I was mislead by this property reviews and rating.
The owner is unfit for this kind of industry.Completely primitive behaviour leaves you with a feeling you're in the vegetables marketplace and not in a highly rated establishment.
No minimum politeness nor communication skills.At first,I thought it's the language barrier but obviously the so called "friendly " Gevorg along with the cleaning lady had zero trouble mocking &laughing at me for speaking English.Yelling and growling in Armenian as a form of communication when I used translation app to ask for things missing in my room.
Breakfast is poor and with bakery remains of two days ago
The place which served as a kitchen where the food was prepared,was a tiny dark hole,suspiciously higienic unlike what's mentioned in some reviews which obviously are self-written to entice guests.I left my food in the plate and went out and bought breakfast.
I was asked to leave the room BEFORE 12 ,can hardly make for a good welcome especially if there're no other guests coming.
Knocks at the door started at 11:30 am with the owner pointing me out the room and the cleaning lady after that barging into the room.
Considering the price paid,the location&distance from the main attractions and the city centre,the lack of proper service (No reception available),the inhospitable owner,the poor breakfast,stained towels and bedsheets with burns I don't advise you to book this place and find another accommodation where you're treated with respect and served well just like I easily found in the centre and for a lower price too.

The hosts, Gevorg and his son Tigran were so welcoming. We enjoyed a glass of wine on our first day. Gevorg prepared breakfast for us daily. The food was great, but Gevorg's care and effort was better. The place is near convenience stores and taxis are easy to access. The neighborhood was so peaceful. They also offer tour packages! You guys would love it here. 🥰

Everything was excellent, the rooms were clean, the staff were friendly, the distance from the hotel to the center is 3-4 kilometers, and what I liked more was that Mount Ararat could be seen from the roof of the hotel
