Come enjoy this rare riverfront penthouse condo in historic Old Town Pagosa Springs. This small, beautiful condo complex is adjacent to the mighty San Juan River, close by are both the river walking trail and Yamaguchi Park, and it’s within walking distance to several restaurants and downtown shopping as well as the famous Pagosa Hot Springs & Bath area.

This 1,700 square foot condo can easily sleep 6. You’ll love the well executed open floor plan and the privacy its layout provides. The kitchen, living room and dining area are all open to one another. There’s a hall full-bath located nearby. The large guest bedroom with queen-sized bed is off the kitchen area; it contains a walk-in closet, TV, club chair and large bench for your comfort. The master bedroom has a vaulted ceiling with a second fireplace and private balcony wile featuring a king-size bed as well as a full chaise making it an amazing retreat. The master bath has an over-sized spa-like bathtub/shower with custom tile. There’s also a washing machine and dryer located in the master bath area. The cozy private den area has a queen-sized sleeper sofa to accommodate two more guests. The intimate decks off the living area and master bedroom allow you to soak in the sights and sounds of this alpine community. The kitchen is fully stocked for cooking all meals and a propane grill on the living room balcony. There’s a beverage station area adjacent to the kitchen for preparing coffee and hot tea to night time cocktails or wine.

The panoramic views from this third-level condo are stunning; they start with the river to the south, span the Reservoir Hill recreation area, up the wet land reserve along the river walk and end at the ancient hot springs with the majestic north range of the San Juan Mountains as their backdrop. The common area between the building and the river contain a gazebo, open park like area and a new river walk feature.

This is was a beautiful riverfront condo. Super clean and tidy. The people in the other condos were super nice and friendly. We had the windows open and the wind blew the bedroom door shut and it locked the door. Called the owner, super nice. Helped me figure out how to unlock it. Everyone was nice, condo was perfect. We rafted right outside on the river. Pagosa Outside was terrific! Wonderful vacation!

We enjoyed our week long stay. We love Pagosa! The only things that could make it better would be mini split a/c units and a combo lock for the door instead of keys but aside from that it was a fabulous condo and great location.

Would recommend to any family with children older than toddlers. Property was as advertised. Feels new and clean. Central location for pagosa and only 30 min to Wolf creek (in good weather.) Host Provided towels, shampoo, and laundry detergent - a plus for traveling with kids! (FYI, the condo is on the third floor, which was a surprise. Perhaps that is in the listing and we just missed it. Would have been an issue had we had older guests with us. Isn’t a criticism, but something to consider if you have really young children/babies or have issues with stairs.) Thanks Bryan for a great vacation stay!

This upstairs unit is in a central location overlooking the river and close to downtown. We used it as a base for a ski trip, saving 10+minutes each way vs staying on the other side of town.

Our second stay…this time longer. Very well appointed and maintained home. Corner unit, top floor…best view. There are two factors that have us thinking, not next year. Our knees are shot, and there are 38 stairs. Second, we were there in near-record heat. This unit is not air conditioned and even with provided fans, was warm from late evening to early night, when mountain air brings it nice and cool. That all said, a wonder place for the right folks

We enjoyed our stay very much. It was very clean and had everything you could need. Staying on the river was so wonderful. We loved listening to the river and the birds with the windows open and waking up to the cool air. I guess I didn't read carefully enough because I didn't realize there wasn't air conditioning. But we didn't need it and I enjoyed the fresh air. Also I didn't realize this was a third floor unit. I thought it was multilevel. That's again probably my fault for not reading closely enough. I loved being close to the walking path and to the fireworks. I would definitely stay here again.

The condo is nice, great furnishings & layout. This condo is on the 3rd floor, lots of stairs to move in & out. There is no air conditioning, which is normally fine, but make sure you check the weather forecast..it was around 95 the week we stayed & the condo was HOT, even with windows open & fans. Temp got up to 90 during the day & was hard to sleep, until around 3 am, when it would finally cool off. Would be fine in fall or spring, but HOT during the summer!

Beautifully decorated, this home had everything we needed. We cooked in and we walked into town and ate at the local restaurants. Loved the Riverwalk!! Enjoyed the hot springs. Would definitely return. :)

Loved the place! So well stocked!! The hosts have every thing covered! Clean, well managed and secure! Loved it! Plenty of room for everyone, plenty of linen, towels and kitchen utensils. The river is right in your backyard. Bring bug spray, mosquitos are thick! Thanks for the stay!

Myself and my family loved this property. It was perfect for our needs. So relaxing to sit and listen to the river. Close to all that we wanted to do. The only drawback was the stairs, but once inside so relaxing. I had well-bodied men, my son and son in law to do all the loading and unloading of stuff. The master is away from the common area and so quiet when I wanted to take a break from the noise of the family. Having no air conditioning was no problem as we just opened the windows and had to close them because we got cold. I have two suggestions. 1. Better knives 2. We could have used a dishcloth but we made sue with the sponge and paper towels.

We booked a last minute getaway here for our anniversary, and had an incredible time. We walked along the river into town, left the windows open most of the time so we could hear the water, and enjoyed the nice accomodations. We'd love to come back here with our 3 children, because we know they'd love it as much as we did. It was also very conveniently located, and short drives allowed us to hike Chimney Rock and Treasure Falls easily. Bryan was very responsive, his beautiful place was fully stocked, and there was lots of space to spread out. We highly recommend staying here for your visit.

This condo sits right on the river with spectacular views. It is very well stocked with cooking utensils and towels and bedding. The beds are very comfortable with high quality sheets. It has a garage which I loved the most because it snowed almost the entire week. Didn’t have to worry about cleaning snow off the windshield or walking in snow it get in or out of the condo. If there was a downside…..it’s on the third floor and I showed how out of shape I am. Ha! Definitely going to stay here again.

This condo was in a perfect location for our ski trip to Wolf Creek. Close to all that Pagosa Springs has to offer without getting caught up in traffic and noise. Pagosa Springs does not have many hotel/motel choices. Choose this condo with confidence. Plenty of elbow room, heated garage was a plus. Kitchen well equipped. Well definitely repeat if we return.

My wife and I loved the place. It is clean, comfortable and is in a great location by the river and within walking distance of the Springs Resort an town center. Loved the Lux Life pillows, too.

The property is much bigger and well-appointed than the pictures suggest, and the pictures are quite good. We had five people, and the pullout couch was great for my boys, and it’s location meant that the adults had some privacy in the evenings and early morning. I only had occasion to contact the owner once, and he responded quickly. It’s our goal to stay here again next year if we can book it.

I’ve been to so many VRBOs in different states and countries, Brian’s condo for sure was the best one I’ve stayed at. The condo was so cozy and gives you a homey feeling. It has everything you need and want in a condo. Brian was responsive and very nice. I highly recommend this place if you ever want to visit Pagosa Springs. It’s close to everything and anything you want to do.

Great experience, beautiful accommodations and exceptionally clean and comfortable. Our son caught a fish within his first 5 minutes on the river and every day thereafter. We enjoyed our stay tremendously!

My family (2 adults and 2 kids under 4) enjoyed our stay at this condo. Had everything we needed, was clean and great location. Easy walk to downtown and easy to get out of town in vehicle. Loved being on the river and hearing it at night and easy to access for fishing. Was worried about no AC but we never needed it. Overall great stay and would stay her again.

Perfect well appointed condo on the San Juan River. We didn’t realize how much Pagosa Springs has to offer: Hot Air Balloon, hiking, Durango-Cascade Canyon train ride etc. Bryan’s place is perfect! Great floor plan, spacious living areas and everything, I mean EVERYTHING you need for a great vacation! Highly recommend!

One of our favorite stays to date! The Condo is perfectly located along the river with easy walking access to downtown and only a short drive to anywhere else you desire!
