About the home
"The Mansion" is a family friendly home in Cowes with entertaining board games, close to Seagrove Park with lots of space and childrens play equipment, and just around the corner from 'The Block'. Some of the many features of this home are detailed below:
Indoor Areas
Upstairs, the large main living area opens into the well appointed kitchen. There is access to the large second floor rear deck, the second laundry and a bathroom with toilet, basin and shower. The Master bedroom comes with BIR and large en-suite with double sink, bath and walk in shower. The second and third bedrooms are also on this floor.
Downstairs, there are three large bedrooms including one with its own ensuite and WIR. The other two bedrooms share a large main bathroom with bath, shower and a separate toilet. Also downstairs is the second living area, second kitchen and laundry.
The home has two Smart TV's that can be used to access your own Netflix or Stan accounts as well.
Outdoor Areas
The upstairs rear deck provides a sheltered place for outdoor meals. The downstairs rear deck leads out from the downstairs living area to the 8 seater spa, all under cover. There is a double garage with direct access inside the home (with a table tennis table/pool table, couches, sound system and lots of balls for children's games) plus a single car carport with under cover access to the rear. The outdoor area also features a fire pit (BYO wood please).
Across the road is the 2.7 acre Seagrove Park, with a family picnic area, electric BBQs, swings, slides, undercover seating, plenty of open spaces for ball games, walking and bike riding paths.
Kitchens
The fully appointed upstairs kitchen is equipped with standard cooking utensils, crockery, cutlery, microwave, Breville Barista Express espresso machine coffee machine (BYO beans), toaster, kettle, etc. plus a double sink, walk in pantry, large fridge, dishwasher, electric oven and gas cook top. There is also a well appointed kitchen downstairs with its own oven, Nespresso coffee machine, gas cook top, dishwasher and fridge.
Heating/Cooling Systems
The entire home has ducted central heating and refridgerative cooling. There are also ceiling fans in the Master bedroom, bedroom 2 and the upstairs living area. The home has 6 mobile oil heaters (1 in each bedroom) as well.

This home has 13 beds, plus 1 sofa bed, accommodating up to 20 guests:
Bedroom 1 (Upstairs): One King bed
Bedroom 2 (Upstairs): One Queen bed plus one set of Single bunks
Bedroom 3 (Upstairs): One Queen bed plus one set of Single bunks
Bedroom 4 (Downstairs): One Queen bed
Bedroom 5 (Downstairs): Two sets of Single bunks
Bedroom 6 (Downstairs): One Queen bed
There is also a Double divan/sofa bed in the downstairs living room suitable for 2 adults or children.
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.

Stay
There was a lot of dust ontop of the lights in the upstairs kitchen. The spa got cold quickly. And we wernt told the panel for the spa was shut by the owners so we were trying to turn it on for ages. There was old mouldy bread left in the cupboard too.

Luxury home close to town
This property was a pleasure to stay in and just a 5 minute drive to the shops. It had all the luxury fittings and modern conveniences - excellent wifi, ducted cooling, 2 smart tvs, 2 washing machines, a dryer and coffee machines. The games room was fantastic. Kids and adults alike really enjoyed the well maintained pool table and darts. The only complaint we had is about the dishwasher in the main kitchen upstairs which was not working. We had to carry cutlery back and forth to the dishwasher downstairs after every meal. As you can imagine, this was a lot of trips for a large group. I don't know if it is a particularly temperamental model to fix as other complaints from other reviewers appeared to be resolved. One other recommendation from our holiday group is to add some large pots, saucepans, chef knives and chopping boards in the kitchen.

The Mansion
A great layout for a large family/group. Pretty good position. Unfortunately the furniture etc is well used and not the brand new house as advertised. Very dusty and the couches were filthy. BBB also filthy. It took three days to get the spa fixed and received no return emails from manager. Outside unkept and needed gardening attention. This place just needs a little tlc and it would be great.

Lovely house- but needs a deep clean.
Lovely modern house with great facilities. However, the BBQ was pretty disgusting. Meant to be cleaned before leaving- but it had not been cleaned for a long time. No tea towels as promised. Was def left better than we found it.

Big house and great location
This property has so much potential and it’s in a fabulous location. A few things did let it down and unfortunately made our stay not as relaxing or enjoyable as it could be. The cleanliness was not as you would expect coming out of a pandemic, but happy to overlook and do my own bit for our stay. The dryer, one of the microwaves, the main dishwasher in upstairs kitchen wasn’t working which meant 20 dishes etc being walked up and down stairs .... not ideal and the heating element not working in the spa. So all these things were a bit frustrating and 1 vacuum cleaner with no carpet attachment is also a bit rough. The house wasn’t stocked as one might expect so future guests just bring everything. As I did mention the house for a big group is awesome great rooms and space but owners please do the maintenance.. Oh and 1 more TV would be nice.. 😩. 19 guests and 1 tv?? Thank you for the stay we had fun and Phillip Is is awesome, the property would rate 5 stars if things worked.

Agent Dishonest
Our stay at the Mansion was bit disappointing because heating and cooling did not work as mentioned in the original listing also dryer didn't work and we informed to the agent couple of times and didn't get fix it was wasting time with emails and phone calls
most disappointing is their dishonest behavior on the holiday rental web site original listing changed a couple of times and they asked us to refresh the page and clear cache. Fortunately, we had screenshot saved from the original listing
If anyone booking this property please get all inclusions in writing via email. Other than agent dishonest behavior place is nice and we enjoyed our holiday
