The villa’s impressive stonework and refined furnishings set it apart from other Caribbean estates. Beach Garden is built around an open-concept great room with a high ceiling and rows of doors on both sides. Its living and dining areas are chic yet comfortable, and the kitchen is fully equipped. To ensure your comfort, the rooms are also air conditioned.
The four bedrooms at this luxury property can accommodate groups of up to eight friends or extended family. All four have king beds, en-suite bathrooms, and their own balconies or gardens. First, the good. The home is beautiful and is in a wonderful location. It's well appointed, and the caretaker (Mr. Penn) is terrific.
Now the bad.
The home has no backup generator. St. John has been going through power issues over the past couple of months. Daily power outages are typical. When the power is out, you have no power, no air conditioning and no water (pumps stop working). During our trip, we were without power for more than 40 hours total, including 24 hours straight at one point. I was filling up the toilets with pool water so we could flush the toilets. After the 2nd straight day of this, we decided to leave STJ early and head to a hotel in St. Thomas where we knew we'd have air conditioning. My pregnant daughter in law was with us, and I just could not chance another night of sleeping in an 85 degree house.
In addition to the power issues, the home has significant leak issues. There was heavy rain while we were there, and we had to clean up multiple areas of the house from the leaks, including a huge leak at the bottom of the stairs. Huge safety issue on the slippery floors.
I spoke to the caretaker multiple times. He said that he's been asking the management company to put a generator on site for months, but that they had refused to do so. He said that they were also aware of the leaks but had not fixed them.
The management company knows about these issues, but did not inform in advance or take proper steps to prevent the issues. Rent at your own risk.

This is an amazing property. The house was perfect for our family vacation with adult children and grandchild. Everything was spotless and the house was big enough so we never felt cramped. The views, outdoor space and pool were amazing. Location was convenient to restaurants, grocery store and beaches. We all agreed that this was our best vacation ever.

My wife and I spent two wonderful weeks at Beach Garden with our, son, daughter-in-law and 2 year old grandson. The house was perfect for us. It had a wonderful pool deck with great views and very accommodating living areas. We will definitely return to this great house!

This villa was gorgeous with plenty of outdoor living space and little nooks to relax and take in the view. We enjoyed the kayaks and snorkeling gear, as well as chairs and coolers for visits to Trunk and Cinnamon Bays. We’d highly recommend this property!

We loved our stay on St. John. Apart from the island’s beautiful beaches and clear turquoise water, this home was the icing on the cake! Loved the architecture of the home and it’s smooth layout. The home has so many relaxing areas to help get you on island time! From the pool with a view to the indulging bedrooms, you can’t help but feel you’ve come to a very special place.

My family and I spent spring break, including Easter, at Beach Garden Villa in Chocolate Hole! The home was better than advertised! The location of the property would make us hop back; close to town for excursions, remarkable views, nearby to groceries and other conveniences. The kitchen was fully equip to enjoy our holiday meal and gather with our family around a large al fresco dinner table, waves crashing in the background. The home's caretaker greeted us at the ferry and offered us access to his number if needed- which we didn't. I explored many options online and even while on the island in person and was not able to find something quite as charming and beautiful as this estate. I would love to visit again and I am sure the bunny would too!

Absolutely amazing. The property completely lived up to the pictures. I spent every morning snorkeling right off the backyard. Gorgeous sunrises, 15 minute drive the Cruz Bay. Plenty of amenities. Property manager was very helpful with any questions or concerns.

Everything with the house and rental experience was 5 star - the property was awesome; but it is St. John, so access to the water from the Villa wasn’t easy and probably couldn’t be accessed for people less fit than we happen to be. Regardless - very nice experience

Great outdoor spaces and location
Great outdoor spaces and location. We enjoyed easy access to snorkeling in Chocolate Hole — saw many sea turtles and sting rays. Loved having coffee in the morning on the ocean front terraces.
The interior of this home is in need of a refresh/repair from ongoing rental wear and tear. Fortunately we spent most time at the beach or outdoors.

Our stay at Beach Garden Villa was nice, but not exactly what we expected. First the positives: the house itself is lovely (stone work, tile, etc. really well done) and conveniently located to restaurants, shopping and beaches. We loved the many seating areas and our time spent on the back patio and the upper deck was comfortable with beautiful views. The view of Chocolate Hole provided a scenic and soothing venue. The Villa is laid out well and is beautifully built. There was more than enough space for three couples to unwind and relax.
There were, however, some disappointments. For the cost, we expected a 5-star experience, but there were issues that left us feeling dissatisfied. The koi pond shown on the website in the front of the house does not exist. It is only dirt and weeds. When we questioned the property manager (who was extremely helpful and responsive during our stay) we were told it had not been there “for a long time.” Then why is it on the website? Our first view when we walked through the door was of a badly stained entry table – not exactly a great look. And there were other issues. The refrigerator needs to be replaced. Its hinges are rusted and not properly fastened, and the door squeaks every time it is opened. Water puddles on the lowest shelf. We discovered this after food on that shelf had become completely soaked. The ice maker was broken (the property manager brought us bags of ice and told us it would be fixed during our stay, but that did not happen). The espresso machine did not work. When we walked out to the lower back patio, we found an ashtray full of cigarette butts as well as several cigar butts. This property is listed as “no smoking,” which was important to us.
Some bath towels and a bath mat were ripped. In one of the first floor bedrooms, there is an indoor and an outdoor shower. The outdoor shower produced only a trickle of water and was unusable (the outdoor shower in the second floor bathroom worked well). The curtains in at least one of the bedrooms had been turned backward (we noticed the tag was on the wrong side) because they are badly stained on the front side.
The beautiful pool on the upper level has tiles missing , with patchwork repair. Repair of the pool tiles was simply incomplete.
Some of these complaints may sound picky, but in aggregate, they added up to a less-than-ideal experience. The Villa is very nice, but is becoming a bit dated and could use a refresh.

The Beach Garden Villa was the perfect place for celebrating my 60th birthday with friends. Its location on Chocolate Hole where the snorkeling is awesome was perfect for our group. We could access the water from the villa and rented the recreation package so that we had kayaks and SUPs along with snorkeling gear. There are many turtles in the bay and the snorkeling over on the south side at the mouth of the bay is terrific. The Villa was perfect with 4 identical master suites - although the one with the outdoor shower facing the water was exceptional. Lots of outdoor living spaces, a beautiful pool for cooling off and plenty of indoor seating as well which was great for the times that the no-see-ums came out. The kitchen was very well appointed, the Starfish Market was 5 minutes away and 10 minutes to many great dining options in Cruz Bay. We grilled fish several of the nights and it was nice to have linen knapkins and nice placemats on the table. Lovely fluffy white towels and crisp white sheets with plenty of pillows on the beds. The internet worked well so those of us that had to get some work done, could. Dior was terrific and very connected. She really helped us out when our car rental at the airport in St Thomas fell through and she hooked us up with Mr Pipers Jeep Rental on St John. Not an easy task on a Saturday. All in all, a wonderful experience!

Absolutely Gorgeous Getaway!!!
Our group of 4 couples in their 60s thoroughly enjoyed our Beach Garden Villa vacation!! The access to the bay in front of our Villa was key to our enjoyment. We all used the kayaks and the SUPs—— we also enjoyed snorkeling the bay.
The KEY to a safe entry over the rocks is to wear water shoes and stay low like a crab as you enter.
The Villa is absolutely beautiful—-just as pictured! Curtis was extremely responsive!

Blue skies, ocean breezes.
I truly felt as if I was in my own jungle playground. Bananas growing in a tree, beautiful birds, dashing lizards and curious iguanas were excellent companions. Views were incredible and ocean sounds made the house a soulful retreat. Enough room for five of us to be in our own space or play cards at the day. The pool was inviting and just the right temperature for relaxing. Highly recommend this house for a getaway or family adventure.

We had an amazing stay! The villa was clean, spacious and perfect for both entertaining and relaxing. The property manager was responsive to every request and the villa contained everything we needed from kitchen supplies to ample towels, sheets and blankets. We paid a small extra fee for paddle boards and kayaks, which were like new and great quality.

We had an amazing stay! The villa was clean, spacious and perfect for both entertaining and relaxing. The property manager was responsive to every request and the villa contained everything we needed from kitchen supplies to ample towels, sheets and blankets. We paid a small extra fee for paddle boards and kayaks, which were like new and great quality.

Winter escape
My husband and I, along with my son and his girlfriend spent a week at Beach Garden Villa late January 2021. It was a blissful respite from the year of covid.
The house was very comfortable, had everything we needed. Interesting eclectic artwork throughout, and a great location... secluded, with a beautiful view of the water, but only minutes from town. Very comfortable beds and furnishings. I'll miss hours spent lounging in the couch under the pergola on the rooftop terrace and the fantastic outdoor shower looking out to the sea.
There is air conditioning, but we never used it as the villa was perfectly comfortable with giant screen doors opening to the bay throughout the house.
The only caution I would note for future renters is that the access to the water in front of the villa can be bit tricky. It's quite rocky and except for when the water was completely calm, which it really only was two days of the week we were there, it was hard to get into the water without getting banged around on the rocks. However, we were only 10-15 minutes away from the gorgeous North shore beaches so that was not really an issue for us, plus there was the pool which is not heated, but was perfectly comfortable for swimming.
We would definitely stay there again.
