This is the perfect property for any tye of weather, shade sun and views and hummingbirds everywhere, be sure to bring your favorite feeder and watch them fight and bond :)
John is a great host very responsive and Grand Lake is such a great place - Rocky Mountain Park without all the crowds of Estes, plus close to Granby, Fraser, Winter Park...

Very clean, lots of outdoor deck space from which to view Grand Lake. Entrance to the property is nearly hidden and difficult to find, but the owner was very helpful, and the property is very comfortable.

We had 4 adults and 4 kids stay here for our first Grand Lake trip. The views were incredible! Loved both porches...great spot for coffee or wine. There is a market right next to the house which was helpful. Close to town :) Amazing vacation!

This was such a perfect place to stay for my family! We came in town for a wedding and had my 2 boys (one of which was 4 months old) and my mom. She stayed in the room upstairs and we all stayed downstairs. The house was super clean, the views were amazing, and they even had music on the tv playing when we got in. John was incredible and very responsive and made the stay super easy. We loved how quickly we could walk into town but also loved we were high enough to have amazing views of the mountains and the lake. It’s a bit of an iconic home in Grand Lake! 10/10 recommend!

The Roundhouse was perfect for us and it was a great house to stay in for the 4th of July! It was clean, had beautiful views and the location was great. Amazing fireworks. Grandkids loved it, too!

The view from the house was amazing of the mountains and lake from insidee we the house and decks. We had everything we needed in the house. We messaged John we needed an iron and we had it within 5 min. Her was amazing. The house has an amazing story behind it.

We really enjoyed our stay at the Roundhouse. It is very spacious and well equipped. The view of the lake and mountains from the decks is fantastic. A convenient location to Grand Lake Village and also a good location to explore Rocky Mountain National Park from the west entrance. The host was very responsive. Highly recommended!

The property is close to Rocky Mountain national park so access is easy. We spent most of our time in the park and only utilized the property as a sort of home base.

The Roundhouse is a beautiful, spacious home with magnificent views of Shadow Mountain Lake and the Rocky Mountains. John was a very accommodating host and we would definitely stay there again if we are back in the area. A short walk to a really fun downtown area and the lake. Also very convenient for access to the Rocky Mountain National Park entrance which is less than 10 minutes from the house.

My 2 sisters and I stayed at the Round House in Grand Lake. We had a really nice time. The house suited us well, it had 3 bedrooms and 2 bathrooms. We were able to use the washer and dryer and the kitchen was nice. The view from the house was beautiful! The owner was very attentive to our questions.
The parking was a little tricky at the house.

Nowhere in the listing does it mention there is a very steep hill to get into the house. So steep that my 4wd couldn’t make it up after a big snow fall after several attempts. I called the host, JR, to explain the situation at which point he implied I wasn’t driving up the hill correctly because I had a Texas number (I’ve been living in Denver now for years).
He convinced me to try getting up the hill again - bad idea - and after a few more attempts we almost slid the car into a nearby telephone pole.
At this point a neighbor came out who lives in grand lake full time and we explain the situation to her. She tells us that we’re doing everything correctly but the hill is too slick. I called JR back and he then tells me I’m not putting my car into awd, despite that being an automatic feature in my car. The neighbor even confirmed that they saw all 4 wheels spinning. Eventually JR said he would call his dad to see what he could do for us. 5 minute later he offered a refund.
After driving two hours with a full car the last thing we wanted to deal with was finding last minute accommodations, not to mention dealing with host, JR, who implied that we don’t know how to drive in snow, don’t know how to drive our car.
The only redeeming factor is that JR called back a couple hours later to apologize because he had a friend who mentioned it was icy around town.

Overall a very pleasant stay. The property worked great for our group. Finding it once in town was tricky. Even the locals gave us incorrect instructions as to how to get to the house.

Beautiful View from the wrap around deck, the house is on a hill and is a great spot to look over the town and lake. If you are staying in the winter the driveway can be a little tricky, but there was a truck that came and plowed the snow in the mornings. Host was very nice and responsive. Would definitely stay again!

John’s place isn’t your cookie cutter VRBO. It has character and is incredibly cozy. The location is convenient to Grand Lake and to many different hiking trails. My group of friends and dog had a great time!

Security and other issues
Stayed 4 days at the property. Booked for location and open floor plan on main floor.
The space is ok however I found it dated.
The listing stated there was a deadbolt. That is not accurate. The main entrance is a sliding patio door. The door itself frequently came off the track and was very difficult to open. I contacted the host who sent out the housekeep to lubricate and we got the door back on the track. There was not a dead bolt on the door. There was a lock mechanism screwed to door and jam that was retrofitted. Because the sliding door did not have a track on the top of the door and often came off the track often the lock mechanism was extremely difficult to use. You had to press really hard on the latch mechanism. I contacted the owner he sent hot a couple of gentleman to look at the door and lock and agreed that repair or replacement needed to occur. The ladies in our group could not use the lock. So if they were there alone and wanted to leave they had to wait for assistance to lock the door or leave it unlocked. In addition to the lock being difficult to use it was screwed on with on 2 screws on the jam side which could be easily removed with simple tools and a little force. I feel the properties security was adequate. What also was not stated completely in the listing is the parking is limited due to shared driveway. In addition, the access is on a very steep i paved road which appears to managed privately. It became an issue when the usual mountain afternoon rain occurred. One day it was heavy and the rain created a large eroded area at the driveway entrance and was a bit of a challenge to traverse.
Two of the chair/stools while we were there lost a screw and 2 guests feel of the chairs while sitting on them. We found the screws and hand tightened the screws.
Overall the stay was OK however the property needs attention

Second year for a weeklong stay here, it’s perfect!
The view are fabulous, you have everything you need. It’s close to town and this time I brought a hummingbird feeder and sugar water so we could watch the amazing hummingbird wars. The rufous was outnumbered by broad taileds, yay!

July 4th
The round house was perfect for my family to spend the week of July 4th at Grand Lake. We got to see the fireworks at Grand Lake without obstruction & dealing with the crowd. Also a bear came strolling through right below us on the 4th. It was a great week to spend at Grand Lake. John was a great host & hopefully we will be able to return for a future vacation.

Our host John was quick to answer any questions we had and super accommodating. We would definitely stay here again.
