The Deep Water on the Blanco is the perfect place for large groups. This is an older home but offers a variety of sleeping arrangements for all ages. The king beds in 4 of the bedrooms is a plus. The upstairs offers 2 large bunkbeds for all ages. It has 5 bathrooms throughout the home. The back porch is wonderful. A view of the river and the breeze makes it a place to hang out to eat or have a special beverage. The large living area is comfortable and they have plenty of large TV's. The pool room is fun for all. Playing pool or playing cards at the card table was perfect. I will come back here again. The location is perfect and so close to town. It is everything you want for a large group.

The house has a ton of square footage. It has beautiful mature trees with lots of shade and a wonderful yard. The house could use a little TLC as it is 1970's old original everything, besides the kitchen. There is a sulfur smell to the water, but is most likely common in the area. Overall a beautiful huge house.

The home is lovely and perfect for large groups traveling together. However could use some improvements in cleanliness. There was toothpaste in one of the sinks, sheets were not cleaned, and extensive cob webs in the dining room, kitchen, and living areas. The "guest house" bedroom also had a strong smell of urine and the shower had tons of dead bugs stuck to it. Additionally, I reported that the AC wasn't working around 3:30pm and wasn't contacted by someone regarding a repair until 10:30pm. Consequently, four adults in our party were displaced for the first night of our stay (the repair took all of 15 minutes but wasn't done until the following afternoon, 24 hours from the time I reported the issue.)

The house was spacious and comfortable; however, we were expecting to have /use 5 rooms and the room downstairs was not usable due to a bad smell and a machine running in the room that pulls moisture out. There was also a bucket or something like that under the bed. This was very disappointing as no one in our family could use this space and it made the accommodation more difficult. On the fence on ever returning to this house. On a good note, the backyard is very shaded and lovely

Great backyard and river access, deep enough for swimming. Plenty of shade for the boys to play. Pool table was great addition for entertainment. It’s an older house and needs someTLC. There were several broken windows with cardboard on them, wine frig was running hot, downstairs room smelled like mold as did the extra space not connected to home, one of the shower heads was not working properly, not much lighting outside. I expected the home to be in better condition for the price it cost to rent.

Our group had a nice stay at Deep Water home. My husband and I slept in the cottage outside of the home. It was simple and clean although I wanted to mention a few things that needs attention...1. The water running out of the sink and shower has a very bad smell. Therefore, we could not use it at all and had to go into the house to shower and brush teeth. 2. Wifi does not reach into the cottage. Maybe an extender of some kind would fix this issue. 3. None of the bathroom sinks had hand soap and it would be nice to have this amenity included.
This home has a very lovely view from the backside facing the water.

We enjoyed our stay. The house is close to everything and provided the perfect backdrop for our trip. The views of the Blanco River from the house are amazing. We look forward to going back when the weather is warmer.

The overall property was beautiful. Web photos need to be updated to reflect the “real” age of the property (dated). Overall cleanliness was poor. Sticky cabinets, trash under the Great Room sofa, deck tables were covered in “grung” and required great amounts of scrubbing before use. A DEEP cleaning is recommended.
Kitchen was nicely arranged and allowed for easy meal prep. WI-FI was unavailable in the downstairs bedroom.

Really a 4++ but that option wasn't available. Our whole family of grandparents, parents, and grandchildren loved our stay at Deep Water on the Blanco! We all loved the spacious upper deck, huge shaded yard, and the only water left in the Blanco R. for swimming, fishing, and a little float trip during severe drought of a summer! Kids adored having bunk room all to themselves. Super clean and well maintained for an older property. Loved the vintage pool table and furnishings. Only downside is basement bedroom is in serious need of regular airing out and a dehumidifier--just musty and humid, but you're at the lake so it's going to be humid. We look forward to returning.

This place was really nice and a super location. It was spacious and very comfortable for our large family. However, we did have trouble with no hot water in the extra external bedroom/bath and we smelled mold in that room as well as the basement bedroom. The hot tub was also not useable - it look dirty. That wasn't a really big deal but if it had been fall or winter, it may have been more important. Overall a nice home.

Love this place!
Online photos do not do justice. Better than we imagined. All bedrooms/bathrooms were far apart where no one else disturbed each other. Quiet outside as well. Water is crystal clear. Really close to town. Can't wait to come back.

House is very big with a strange layout. It is old and could really use some updates. Microwave started beeping and finally had to call the property management, they didn't know where the breaker panel was but I found it and had to flip it and just leave it off. So no microwave available during our stay. House has a weird odor, especially the basement. We were going to use the dishwasher but there was rotten food in the bottom of it that smelled so bad we just hand washed the dishes. It also got cold while we there and the heater in the basement room could not keep up, it would turn on and off every 30 seconds making it very difficult to sleep.

My family of 12 spent a relaxing weekend here. The location and backyard right on the river are amazing. One caveat-- the house about 40-50 feet above the river, which means there are multiple steps and a slope down to the river's edge, which isn't a problem for most, but quite difficult for others.
The house layout is a little confusing, but once learned, the spaces are all large and very accommodating for a number such as ours. We truly enjoyed our time here.

A bunch of happy city slickers, a few outdoorsy people and 4 kids: was a great place to stay for us, pity that we could only do a weekend because of schedules and travel. Great communication from the property managers, they did the best they could.

We loved our stay at the Deep Water home on the Nlanco! The home was clean and spacious with lots of indoor and outdoor seating for dining and visiting. We went for a swim in the Blanco River, which was right out our back door, and also enjoyed the hot tub in the evenings. We actually enjoyed being a bit out of the busyness of downtown, yet it was quick and easy to get there. The Vacay staff was very helpful with a couple of questions we had at check-in, and they called to make sure we had everything we needed. We would definitely stay there again if we're back in Wimberly!

Fantastic property!
Our family and friends loved this property for our river vacation! The house is very spacious but the best part is the yard and river frontage/access! Nice, large shaded yard and you step into the river into deeper water that the kids loved. We had a blast!

Cons > Pros
Pros: Great location (5min away from downtown). Huge, shady backyard.
Cons: Unhealthy amount of green and black mold in rooms (guests with asthma and respiratory issues, be warned). Rooms were musty with humidity bags hanging in the room/underneath bed - bags were full from moisture in the room upon arrival. With the amount of cleaning service charged, the amount of cobwebs/bugs in the rooms were unacceptable. Guests unable to set house temperature lower than 74 (hence mold) - when thermostat is set lower than 74, someone in charge of the Nest thermostat changes it back to 74. House was humid and musty throughout our stay. Rooms were hot and humid at night - we all woke up in the middle of the night sweating (9people in our party). With the overall amount charged, we'd rather stay at a nice hotel in Austin.

Septic nightmare
We decided on this house a year ago when we had our annual friends/family Blanco River trip. We go every year and love staying at different homes along the Blanco. The day before, our stay, we were notified about a small septic issue and asked if we wanted to cancel. We decided to still come since we’ve been looking forward to our annual Memorial Day Weekend trip. 3 hours into our drive, we were notified the problem was a tad bit worse. We figured we could stick it out, since we were assured the problem only affected 2 of the 6 bathrooms. The 2nd afternoon, the sewage started leaking into the down master & guest house bedrooms. We let management know about the problem and they brought an air mattress.
We tried not to let this ruin our weekend. We spent most of the days in the water, the house was in the perfect location and beautiful. They advertise the house as 5 bedrooms, but the lower master bedroom should not be considered a bedroom. It was damp and musty. The room had 5-6 damp rid bags hanging from various places. I felt sick waking up the next morning. We were offered a very small refund for the inconvenience, but not what we thought we deserved. They should have pumped the septic months ago. I even sent an email a month before our stay asking if they fixed the smell that a few other reviews mentioned and was assured everything was fixed. I know the reply will be that they offered us a full refund before we checked in, but it’s really tough to plan for 4 families to meet on a Holiday weekend. Nothing else was available and the kids were excited. One of the couples flew in from North Dakota. Our only other option would have been to drive 4 hours home.

Strong Insecticide smell the entire time
10 of us rented this property to play canasta cards for 3 days, 8 people are seniors plus 2 other adults. Upon arrival, the downstairs bedroom had a very strong odor of insecticide causing 2 women to get sick from the smell. We tried opening the downstairs door to air the place out, but nothing worked. There was only 1 towel per person, 1 roll of extra toilet paper per bathroom, and 2 dish towels in the kitchen….all for 3 days! We hadn’t planned on having to do laundry, and we felt, for the money charged to rent this house, there should have been access to more towels, toilet paper, etc. The air conditioner for the upstairs took 12 hours to cool the bedroom and the TV in the bottom bedroom never worked. Never Again!!

Great view, not so great atmosphere
Couples Valentine's Getaway. The house is in a great location, is big enough for family/group, and the view from the home is immaculate. We messaged before our stay and asked about some problems from previous reviews and was told all problems were taken care of. The house has an odor of mildew that does not go away. It was a serious issue for one of the couples staying because they have lung issues. We would not stay at this particular house again because of the odor alone.

Long Thanksgiving Weekend & Family Wedding
Just as lovely and spacious as pictures suggested. Bed linens & towels plentiful and good quality. Plenty of space to come together, yet found spots to be in smaller groups. Most amazing was the kitchen...two ovens, extensive array of pots & pans & baking dishes & utensils...even a hand mixer, iron, 4 slice toaster. Only item I’d suggest adding is a 30 cup coffee maker but I’d brought one from home.
The back lawn slopes down to the river and was a perfect setting for a family photo shoot by Yvette’s Photography of Wimberley.
Absolutely recommend this well-appointed VRBO.

Great Weekend Getaway with Friends
Overall this is a great property and we really enjoyed out stay. It was just what we were looking for - a weekend getaway to catch up with friends.
PROS:
1) Plenty of space for our party of 12 - enough sleeping space and living space to hang out and spend quality time together
2) We really enjoyed the pool table and the hot tub
3) The access to the river was nice - fun to swim and hang out by the water
CONS:
1) The upstairs bunk room is a bit warm - there is a wall unit air conditioner and fans, which helps. Luckily we put our kids up there and they didn't complain too much.
2) There's a downstairs room that has a musty smell - it helps to open the door and run the air conditioning unit to reduce the smell but it doesn't get rid of the smell 100%.

The bugs are very welcoming
The night we arrived, we immediately saw several bugs in the living room/kitchen area, downstairs bedroom, & guest bedroom. By the second night, the couples staying in the downstairs & guest bedrooms both migrated to the upstairs bedroom, where 5 of us crammed in the next few nights. It was hot up there & the beds were uncomfortable, but we didn't want to wake the bugs sleeping in the other bedrooms. After our trip, we reached out to express our disappointment in the level of bug activity and noted that we believed several of the bugs we saw were cockroaches. The hosts asked us to send over pictures to prove there were lots of bugs, but because we were too busy exterminating and/or avoiding bugs, we didn't think to take a lot of pics. The hosts gave us a small partial refund, but it covered not even 10% of our bill. Needless to say, we were disappointed at the level of cleanliness at the property (in addition to bugs, the overall cleanliness was below what you'd hope for). As mentioned in previous reviews, a few of the showers and faucets smell like sewage when you run water. I might suggest looking for other properties in the area, so that you can fully enjoy the charm of Wimberley and the beauty of the surrounding area. And if you've already booked this property, we would recommend bringing insect repellent & taking plenty of pictures.

It was Hot and smelled of mildew/mold
When we checked in one room stayed hot. I contacted property and was told they would bring out fans. But box fans won't help in 90+ degree weather. By the end of the stay even the pool table area was hot. The downstairs room smelled horribly of mold or mildew. The Cleaners dropped off air freshener. That room shower water also smelled very bad. We had 2 rooms we could not stay in. Thankfully the house is big and we could use air mattresses a d double up. Just disappointing to pay for rooms and beds to have to sleep on the floor. Before arrival we were told a bed was broken and would be fixed the next day. It was not fixed., they put it on cinder blocks and a board sticking out thay the kids kept getting scratched on. Still waiting on property to reach out to us about these issues.

Summer Kick Off
Our family of 9 gathered to kick off summer. House was large enough to accommodate everyone very comfortably. We enjoyed the hot tub and floating on the river. Cooked all our meals at the house and found it had all the kitchen essentials we needed. Wonderful!!

A few problems
The house is roomy with great out door seating and views. The basement bedroom was so moldy smelling we couldn’t use it. It was not advertised as basement room. The window unit needed a new filter and added to the smell. The hot tub was advertised as new but was dirty and far from new. There were no instructions on use. We were not able to use it nor did we feel comfortable using it as to age and cleanliness:

This property is perfectly located with a spacious and beautiful home. We had so much room and loved the river access. The kids enjoyed the hot tub and we enjoyed the large yard for games. We will absolutely stay here again!
