About this house rental
Fallow Folly, a luxuriously converted stable and a hayloft, is set in a courtyard nestled within seventeen acres of beautiful, secluded parkland and an abundance of resident wildlife. To keep everyone entertained there is a ten-metre indoor, temperature-controlled swimming pool with a beautiful modular ceiling with fibre optic lights and a separate changing area, WC and shower. As if that wasn't enough, there is also a six-person sauna, tarmac tennis court and pétanque court.
Part of Hill Farm Barns, the property dates back to the 1880s, and its surrounding parkland is shared with hand-fed, friendly deer which come and visit morning, noon and twilight on their way to the pond for a drink. Fallow Folly retains much of its former glory as many original features have been carefully kept or restored to create accommodation that is authentic and characterful but with all the mod-cons such as intelligent lighting and underfloor heating. The entrance leads you into a large open plan kitchen/ dining area, flanked by a huge exposed original flint wall. A double height vaulted ceiling creates both space and light and Indian stone flooring is welcomingly cool in the summer, but with under floor heating it is totally cosy for winter nights. Low level lamp light creates a relaxing atmosphere and an impressive hand-crafted antler chandelier can be switched on for the wow factor over dinner! You will also find two beautiful en-suite bedrooms on the ground floor.
Upstairs you will find a large, spacious living room with oak beams and views over the parkland. Beyond this is the luxurious master bedroom with a Juliet balcony and super-king sized bed, plus double ended slipper bath to help you really relax.
There is plenty of space for a large family, a couple of small families or three couples. The well-equipped kitchen has a range cooker, Nespresso coffee machine (please bring your own pods) and wine cooler, as well as the standard dishwasher and fridge freezer and a separate utility room, with a washing machine, tumble dryer, extra sink and plenty of storage, is perfect for dumping your sandy beach gear. Popular, local gastro-pub, The Dabbling Duck, is only a short walk away too!

Bedroom two has a super-king zip and link plus one single bed, so it can be made up as a super-king and single, or three single beds - please specify on booking.
Dogs must be on leads at all times, as deer roam around the entire property.
All three of the Hill Farm Massingham barns properties can be booked individually, as a combination of two of the barns or altogether to sleep 31 people. Fallow Folly (7 people) and The Owl House (10 people) are interlinked internally, while access to Red Stag Lodge (14 people) is via outside.
Pool and sauna open all year round. It is a shared facility but each property is given allocated times when they can use it. Pool temperature is approx. 29 degrees.
You will be asked to sign a Declaration/ Disclaimer on arrival, with the owners, for use of the pool and sauna, being around the lake and other general rules in the parkland to do with the wildlife.
Fallow Folly and the owners private home are both located within the same grounds.

A comfortable family stay
A most welcoming well designed property full of character and creature comforts. The surrounding gardens and parkland were stunning with the deer, horses and chickens.
Would definitely return.

Lovely property, great location and friendly hosts
The property is situated adjacent to 2 other holiday lets centred around a common courtyard with access to the indoor pool. The barns have been lovingly and very tastefully converted and the hosts were very friendly and provided an amazing welcome hamper upon arrival. We found the location great for access to the coastal villages and days out inland and there are several great pubs within a 5 minute drive.
The swimming pool has a rota so each property gets 2 slots to use it per day - this works if you are staying for a week but when only staying for a weekend it didn't work so well for us as we had activities already planned which meant that we missed our slots so we didn't get much chance to use it. Our suggestion would be to operate an online booking system for guests as they are currently operating for use of the tennis court.
Our only area of negative feedback was regarding cleanliness - the natural stone floor was filthy and had clearly not been mopped, when I wiped the dining table my cloth turned brown and underneath the beds and around the edges or the rooms there was a lot of dirt and dust. The kettle was also full of scale. It felt like the property needed a deep clean.When you are paying a lot of money to stay somewhere you expect cleanliness to be outstanding especially given current Covid circumstances.
