About this house rental
This unique property stands on the beach and is literally in the sea when the tide is in .... look through the sitting room windows and you could be on a ship! Out over the Sound towards Plymouth and on to the horizon - there is always something happening whether it be warships coming and going into Plymouth’s naval dockyards or fishing boats setting off, paddle boarders, little sail boats or the early morning group of swimmers who meet on the beach every day - come rain or shine!
Formerly part of a 17th century ‘pilchard palace’ in the twin villages of Cawsand and Kingsand, the property also spent many years as the village school before being converted into 5 fabulous houses some years ago. Although sleeping 10, we recommend no more than 8 adults with 2 children. Cawsand is situated on the Rame Peninsula, also known as ‘Cornwall’s forgotten corner’. Unspoilt, safe and utterly charming,
The main entrance is road side and the entrance hall leads down to a bright and spacious sitting room with two huge picture windows with window seats overlooking the sea, beach, the Clock Tower and the picturesque Rame coastline. There are two large sofas which comfortably seat 8 and a Smart TV and electric log burner. The house is a happy blend of stylish contemporary furnishings and beautiful antiques and art.
Bedroom one is also positioned on the same floor and has a double bed. This is the only bedroom without a full ensuite but it does have a newly fitted ensuite toilet and basin. For a bath or shower then the family bathroom can easily be accessed through the kitchen and across the passageway.
A wide spiral staircase (with child safety gate) leads from the sitting room down to a large fully equipped kitchen with a new Rangemaster cooker plus a Ninja air fryer and Nespresso coffee machine, an island and a dining table that seats 10. Again, two windows, one with window seat, look out to those amazing sea views. In winter, these windows may be fitted with temporary ‘storm boards’ - particularly if the forecast is bad and a storm is heading our way! With the sea raging outside, snuggle up on the sofas for a cosy, if not a little exciting, winter’s night in!
A door from the kitchen leads to the ‘smuggler’s tunnel’ which runs through all five properties and leads directly down on to the small and pretty, sand and shingle beach which is also great for rock pooling when the tide is out .... a child's paradise! (A note for dog owners - ‘our’ beach is dog friendly all year round). Alternatively turn left out of the kitchen and there is an enclosed garden - each property has its own private section and our part of the garden has a pretty decked area with a coffee table, benches, chairs and bbq - perfect for gatherings with family or friends - plus the sound of the sea! A gate leads straight out to the slipway and sea. The main Cawsand beach is just around the corner.
Opposite the kitchen and across the tunnel is a well appointed bath and shower room which is very well placed for showering off after a long day on the beach! There is also a utility room with another fridge, freezer, washing machine and tumble drier.
Wake up to the sound of the sea! The master bedroom is on the first floor and is beautifully furnished with a king size four poster bed plus an en-suite shower room. Double glass doors lead to a private balcony - watch the sun rise and enjoy breakfast outside looking out to sea ..... what could be more romantic?
Also on the first floor is bedroom three with twin beds and stunning en-suite shower room. All bedrooms benefit from either Cologne & Cotton or The White Company beautifully soft cotton sheets and fluffy bath towels.
Bedroom four is on the top floor. There is a king size bed plus a single truckle bed which converts to two singles - ideal for families sharing with children (a travel cot is also available). Again there are those uninterrupted views across the sea and the Rame coastline. There is also an en-suite shower room. What could be more wonderful than gently falling asleep listening to the sounds of the waves below?
As with most of the properties in the village, there is no parking but there are two good sized car parks close by and some free road side parking at the top of the village. On arrival, simply pull up outside and unload the car - other motorists are generally extremely patient - they are used to it! Once parked up, you really don't need the car; there is a well-stocked village grocery store, lovely gift shop and five pubs/restaurants all doing great food plus, in busier periods, a superb cafe that makes the best breakfasts, home-made pizza and delicious cream teas just a pebble’s throw from the house. Newly opened is the village Stores - a small but perfectly formed deli - selling all you'd expect including a lovely selection of wines, cheeses, breads and great take-out coffee, wraps, pasties, sandwiches, cakes, pastries etc.
In summer, a foot passenger ferry runs several times a day from Cawsand beach to Plymouth's Barbican - plenty of bars, restaurants and shops to browse. Alternatively walk up the hill to the stunning Mount Edgecombe estate or to the Canteen at Maker Heights - one of our favourite eateries! If you need more kayaks, or fancy a go at paddle boarding, these are all available to hire on Cawsand beach. If the weather is inclement then there is a good selection of board games available plus Bluetooth speaker for your own music.
During July and August and school holidays we only take bookings of either 7 or 14 nights, Saturday to Saturday. Stays of 3 nights or more may be made at other times. Our cleaning company is no longer doing changeovers on a Sunday so weekend bookings should include Sunday evening.
Well behaved dogs are welcomed at a charge of £25 per week. We have provided a crate in the kitchen 75 cm wide x 59 cm high x 52 cm deep (sleeps one small/medium sized dog which you may like to use if you prefer your dog to sleep in one). Please note that, if you are bringing your pooch, the garden is not suitable for leaving dogs unattended out of respect to other owners and guests and we also ask that dogs are kept on a lead in this space at all times. However there is plenty of space for runs on the beach and wonderful walks on the South West coast path.

Amazing views from this large comfortable house right in the heart of beautiful Cawsands. We stayed here 2 weeks with our children and grandchildren and loved the way everything was at hand and easy to access. Amanda was excellent at communications, when we asked questions she responded positively and immediately. The outside space felt shady and unloved but we didn't mind as we gathered on the beach for breakfast and sundowners. Plenty of space and so many bathrooms meant we never felt on top of each other and when it did rain the spectacle was amazing. The sitting room particularly was a wonderful comfortable space for us all to gather and relax. Fabulous holiday.

We have absolutely loved our stay at Amanda's place in Cawsand. The view of the sea and coast is stunning and I've never stayed anywhere like it. The lounge, kitchen, and 2 bedrooms all face this view. I couldn't stop looking at it.
The sofas and all the accommodation is very well presented and there's lots of space to hang around. We loved having an extra fridge/freezer and bathroom downstairs next to the kitchen.
We were new to Cawsand/Kingsand (bays next to each other) and the place is right next to them. The town is full of lovely small lanes, local pubs and eateries/gift shops and such a brilliant place to potter around. Everyone in the town is very friendly and welcoming too.
Communication with Amanda was brilliant- she responded very quickly and was very helpful.
We enjoyed a few local walks and the bay is also great for swimming. This really is a gem of a place to stay- thanks Amanda for having us.

We all had a lovely time in Cawsand and the surronding area, enjoying all that the local area and Cornwall has to offer. The property is delightful, very well equipped, wonderfully appointed with high quality appliances and household furnishings, with the added benfit of great views of the sea at all times of the day and night.
Communication with Amanda was swift and effective.
We could not have asked for anything better.

We stayed for a week with family to celebrate a 60th birthday. We couldn't have wished for better accommodation and stunning views.
Everything was perfect from the check in process and throughout our stay. High quality furnishings, crockery and wondeful art work throughout.
The cooker did take some getting used to as the door doesn't shut fully and so cooking time needed to be extended but once you got the hang of it there wasnt a problem
I would have no hesitation to recommend the property and hope to be back in the future.
The area is so lovely, we had nice walks, local pub meals and family time on the beach.

This cottage has an exceptional location with great sea views and central location. The house itself was ideal (there were 2 of us and a small dog), with a well stocked kitchen, although obviously it sleeps a much bigger group. We didn’t really use the outdoor space as we visited in November, but I’m sure in summer it would be great.

A beautiful holiday home in the most perfect location, with the best views in all of Kingsand/Cawsand. Equipped with everything you needed, including kayaks! It was wonderful to walk straight out the garden door for a morning swim and then wander back for a coffee! Thank you Amanda for being a brilliant host. We'd love to come back!

What an amazing stay in this hidden location in Cornwall! The accommodation was clean, beautiful, relaxing and had the most amazing views! We will definitely be staying again!

Such a lovely place, right on the sea with gorgeous views. We could open the big windows and sit for ages reading or just relaxing. Lots of space in the house , all the bedrooms were well furnished. The kitchen was a great size to gather everyone together and lots of extra items left by Amanda for us to use. Being so close to the village meant everything was at hand including pubs and fresh sourdough at the local bakery. We made used of the kayaks and enjoyed many walks around the area. Amanda was on hand for any queries . I would recommend 4 The School House for a break with a large (adult) group. Children would have to be watched due to location of the windows right over the sea. 3 of the bedrooms were en-suite with good mattresses, fixtures and fittings . The master has a beautiful little balcony to watch the sun rise or have a morning coffee. It wAs a great stay for my 60th with friends in this ‘ forgotten corner’ of Cornwall

What a place. Spacious, well laid out, accessible, perfect location literally on the sea front in a beautiful, small, quirky, hilly village.
Everything in the property from crockery and cutlery, through pictures and wall art to sofas and kayaks is top quality.

Drop off and collection worked well with free overnight parking in both car parks. Spent a lot of time gazing out of the windows at the boats and beaches. Well equipped and appointed cottage.

We wanted something upmarket near the beach and oh boy did this deliver. We've just spent 5 nights listening to the sea and strolling around Cowsand/kingsand. Good pubs and eateries.
Couldn't ask for more in terms of property. Fully furnished and everything you need. The view is stunning! Lots of homely touches.
Fluffy towels and comfy beds as well as stable Wi-Fi. We will he back...just need to find the excuse!

This property has the Wow factor, you walk in down a short fight of stairs and you enter the living room with the most amazing view out of two large windows with seating.
I booked this property to celebrate my wife's 60th birthday with our family. She and the others were blown away by the property and location.
If you book this property you won't be disappointed. Amanda the owner was very easy to communicate with and came back very quickly with to answer any questions I had.
There is easy access to the coastal paths and we spent plenty of time walking and enjoying the spectacular views from them.
I would highly recommend this property and we would love to return in the future.

We spent a long weekend in Kingsands to celebrate our Father’s 60th birthday and the house did not disappoint. The views were great, the house inside was beautiful and had everything we needed! We all thoroughly enjoyed ourselves and will definitely be returning soon!

We had a lovely, relaxing stay. The house was very clean on arrival and was decorated to a very high standard. Well equipped.
The location is great for the pubs, beaches and South West Coast Path.
The window seats were our favourite spot (I don’t think we even sat on any of the sofas)!
This is definitely one of the best houses we’ve stayed in, and we’ve stayed in a lot!

Beautiful house which is very well maintained and ideally situated to explore Cornwall. Great location to enjoy swimming, kayaking and paddle boarding. Easy access to Plymouth via Cawsand ferry.

We loved our stay at The Old School house, Cawsands. Perfect for 2 families. Very spacious with beautiful touches to the house such as the art work and soft furnishings. The views are the best you can get, and being on the waterfront it is so convenient to pop down the steps to the waters edge for a swim or paddle board. We had a couple of queries during our stay which were answered immediately. Thoroughly recommend and we hope to return in the future. Thank you Amanda for sharing your beautiful cottage!

Fantastic week in Cawsand
Stayed here for a week in June with 7 friends and we absolutely loved the property and location. The decor and furnishing is high spec and the village location is excellent, with easy access to the beach, shops and friendly pubs. The views are spectacular. Loved using the kayaks and swimming from the beach and steps. Hightly recommended.

Yet again we enjoyed a lovely weekend in June at the Old School House. The property is absolutely lovely and just adds to the lovely weekend we had. The basket of goodies was a lovely treat.

A wonderful relaxing break
A very special house with a perfect view in a wonderful part of the country. The house has everything you need for a relaxing holiday. Our week was fairly cold but the house was warm and comforting. Watching the shipping activity in the Plymouth sound provided a source of entertainment using the internet to identify the vessels and their actitivty. Local pubs welcoming and meals very good. Convenient local Spar shop opened long hours and provided most items needed. Thank you Amanada for a memorable holiday!

Amazing views , beautiful interiors and stunning location. Everything you could possibly need was provided . A very memorable holiday . We rent properties all over southwest up to 4 times a year from small cottages for two or large family homes with pools , this was was one of my absolute favourites.

Ship Shape and Cawsand Fashion
This property has the Wow! factor mainly because of the size of the main rooms, the views from the window, and the excellent furnishing and artwork throughout. The two kayaks included were a real bonus and were enjoyed very much by my family. My only comment would be that although the details listed the bathroom for the second bedroom was separate and downstairs, it was not made clear that one had to go out of the back door and across a communal area to access this bathroom which at times was inconvenient. Otherwise an excellent experience by all.
