Beautiful epoch house, lovely decoration well furnished and supplied. Large and airey with incredible views of the lake and mountains.
Lovely private pool and outside dining area.
Unfortunately the boiler broke down. However a temporary fix was made and the boiler was repaired within a couple of days.

This is a beautiful, clean, well-maintained villa and the views of Menaggio/Lake Como were truly stunning. There was plenty of room for our group and the photos on the website were very accurate. The house, especially the kitchen, were more than well-equipped with everything we could need to cook beautiful meals at home. Our contact at the property, George, went way above and beyond to help us when one of us needed medical attention (the hospital was a short walk from the villa), and George also helped us arrange transportation to the Milan train station at the end of our stay. He was available for any and every question we had, even in the evenings, and the attention and quick response time were amazing. We loved being steps away from the most amazing gelato! The ferries to Varenna and Bellagio were fairly easy to manage, though we spent a lot of time waiting (for the bus to take us to town, for the ferry to take us to Bellagio, etc).
Though the house and pool were great, the location was challenging a bit as it was maybe 10 min from the town of Menaggio. I didn’t fully appreciate how difficult it would be to get to Menaggio. Our rental car fell through and so we took a taxi from Milan, which was fine, but getting around once at the villa proved challenging - especially since there were 5 passengers in our group. The buses run infrequently and sometimes not at all, and the buses from town to the villa stop around 7:30 pm making dinner in town nearly impossible. Walking to town is not an option as there is zero shoulder and VERY windy roads. We were literally with our backs to the road wall as we walked the 3 min to the bus stop (at least it was close) and the gelato place! There is a grocery store about 20 min away, in the opposite direction from the town/lake, and that walk was a bit less treacherous. But my take away would be RENT OR BRING A CAR. Thankfully we got the numbers of a few taxi drivers and were able to make arrangements with them directly, but it wasn’t always easy and there are not a lot of taxis (and no Uber at all). The only other comment is that only 3 bedrooms (one on the first floor, with an en suite bathroom, one on the first floor with no bathroom, and the primary bedroom on the top floor with an en suite bathroom) had air conditioning. There was air conditioning on the main floor, with the kitchen, dining room, and living room.

despite the driveway being difficult to navigate sue to its narrow entry and busy road, our family loved having our week long family reunion here. This historical villa has beautiful views and traditional furnishings which along with some modern conveniences was a perfect venue for us. Due to Europe’s heatwave, some of the smaller bedrooms were hot but we managed with fans and had the kids sleep on a sofa in the air conditioned master loft. The swimming pool was a lovely respite from the heat and after a long day of sightseeing! kids loved it!
Needed a regular coffee maker or something other than the nespresso one cup at a time machine. We quickly ran out of pods and since it is a professional version, pods could not be found in grocery stores where we shopped. more air conditioning units in bedrooms that are not on ground floor or ones that are without it for summer travel. Hot pads for using oven. just a plus, we used towels to remove hot pans.

The house was very well equipped. The views were fantastic from the house and garden. We travelled as two families with a group of 10 and had lots of space.
The top bedroom was excellent to relax in the evening and enjoy the views with its seating area. Menaggio town centre is about a 20 minute walk away or 5 mins in the car. The bus stop opposite was an easy way for everyone to pop into town. Sara was a fantastic host and made us all very welcome.
There was nothing to dislike.
