Plenty of room for everyone

Our group of friends planned a long weekend to catch up, explore Richmond and spend lots of time at the house cooking meals and hanging out on the backyard. It’s extremely misleading to call this house newly renovated, the outer siding looks new and maybe the interior is painted and has some new-ish furniture, but the house is very old and creaky with scuffs and major settling cracks in the walls, loose laminate floorboards in the downstairs. The house itself does not seem newly renovated or was renovated without care. House wasn’t all that clean either. There were lots of spider webs in the house too. Additionally, some smoke detectors did not have batteries (upstairs bedrooms).
Our major issue stemmed from the AC- there is a sign in the house not to knock it below 60-65 degrees- interesting. We were here on the hottest day of the year on Saturday, but even on Thursday and Friday the AC wasn’t getting below 80-81 degrees so it’s quite clear that the AC system has issues. On Saturday it was reaching 83-84 in the house. The owner was responsive about our inquiries about how to make it work better. He told us to take the it filter out on Friday night, which we did and it was very dirty- it looked like it hadn’t been changed in a long time. On Saturday, when the temp of the house didn’t go down, he sent someone with a portable unit for the living room which helped.
Also, it can be loud with the train nearby.
I would not recommend staying here, especially in the summer.

It was perfect for the board members to stay together, away from the conference center, room to relax and solve the little problems that arise, away from the exhibition hall. Enough seating space for everyone involved for dinners and relaxation. Great for large group discussions and small group conversations.

Nice and spacious spot to gather with extended family for wedding weekend. Hot tub was great. Extra chairs added seating for us to sit around and catch up.

Clean & neat home - Needs basic maintenance & Safety issues addressed.
Downstairs bathroom window on lower level lock was Broken & could be opened & entered from outside Felt very unsaf for an already sketcy neighborhood!
Cigarette burns on one couch & & ripped Cushion on another.
3rd king room at end of hallway doorknob is broken.
Rotted wood just chipping away from upstairs bathroom & missing Shower Towel.
3 Full Bathrooms, but none of which are onsuite to any of the bedrooms - One is off of the kitchen - One is off of Lower level Den & only One on the second floor where all 5 Bedrooms are located.

The location, layout, and functionality of the home were, as described, great. The first floor was well appointed with games, seating areas, and a kitchen stocked with all necessary supplies. Is a rental unit, this house needs a bit of tlc to address nicks and scratches in several walls, beds that squeak, and some sofas that need mending.

We had a very good time while staying at the house. It was our base of operations as we went to Washington DC, Williamsburg, the Aquarium and other places in the Richmond area itself. Perly’s Delicatessen was a favorite place for lunch.
The house is roomy with plenty of beda - and ALL the beds are so comfy! You can see the care and love that has gone into modernizing the house, while keeping the history with natural woodwork and floors, and high ceilings.
We felt very welcomed by the vibes of the house, and even the mosquitoes were hospitable - several of them had us for dinner!
An entirely lovely stay. We would most definitely return.

I reserved this house a year in advance for a college graduation weekend for 7 family members. If something had "fallen through" with my reservation, I would have been in a tight spot. However, Evolve kept in touch and everything went great! I really appreciate their professionalism and responsiveness.

We enjoyed our stay in this property as it was conveniently located to all that we wanted to do in Richmond, it was roomy enough to give space for the five of us and our dog, and it was a very comfortable place to return to after a day of seeing the sights of the Richmond area. The house has five bedrooms, three full bathrooms (never a waiting time), and adequate space for our two teenageers to find their "self" space. Having a fenced in backyard made having the dog with us much more a pleasure. The area surrounding the house provided good dog walking space and the house is conveniently located to good restaurants and historic sites. All-in-all we had a great time.

My family convened from northern VA to southwestern NC to celebrate our VCU graduate. We were very pleased with the beautiful historic house. Everything was spotless! Kitchen was well stocked, beds were comfy and furnishings were plentiful. The location was very convenient to campus, shops, restaurants and parks. Loved the front porch!! Neighbors were friendly and welcoming.
The host was awesome and attentive to last minute requests and questions.
Five stars! A+++. Highly recommend.

The property was as advertised and my interactions with the property owner were problem free. The property is conveniently located to a number of good restaurants and tourists sites in Richmond. There was pleanty of room for the five of us plus our family dog. The fenced in backyard was a major pluse considering that we did have a dog with us. The five bedrooms and three full bathrooms provided adequate space and the little downstairs room was a perfect hangout room for out teenage grandson. All-in-all it was a great week and we thoroughly enjoyed ourselves.

We had ten family members ages 2-69 staying in this house and it was big enough for all to be together and apart. Very good gathering areas and everybody had a bed-- couldn't ask for more.

There was some trash strewn in the backyard when we arrived. Not super inviting, but we cleaned most of it up so we didn’t have to look at it. Everything else was fantastic for our magical wedding weekend.

Convenient Richmond Getaway
This house was nicely located 5 minutes from downtown Richmond. Everything in the house came and worked as advertised. There were three full bathrooms, which was very nice when accommodating two families and the water pressure was excellent. Lots of games and entertainment were provided both indoors and outdoors in the yard. The priority is also located within 2 min walking distance to a playground for kids. The bunk bed wasn't used as the top bunk didn't feel secure and the beds were quite soft (but depends on personal preference). Fortunately, there were enough rooms and extra beds. The house is older so there is a lot of creaking in the steps and floor but despite this it is structurally sound and has a cool and unique layout. Also, the house is in a good location but there are a lot of trains that run through the area both day and night so it is quite loud and can disrupt sleep if you are a light sleeper. The hosts were communicative but we didn't need to contact them as everything ran smoothly. Overall, the stay was pleasant and a nice respite from the busy activities we had planned during our stay. Would recommend!

Roomy Family Reunion Venue
Our family members came from NC, MO and FL for the Richmond Marathon. We had 3 runners and 4 cheerleaders. The house had more than enough space for our family and some dinner guests. The beds were very comfortable. There was a deficit of glassware, but we solved that problem by buying plastic cups. We would definitely return if we visit RVA again.

Beautiful home close to city center
We stayed here for an anniversary get away. It’s a large house so would work very well for a crowd but definitely not too much for just a single family or couples vacation. The house was extremely comfortable and had everything we could need. The owners even left a card and some wine since we were celebrating. Would definitely recommend if you are coming to the Richmond area and want a spacious and comfortable place to call home base.

Nice, spacious home
We enjoyed our stay! Living room spaces are comfortable and spacious for large groups. We had 10 adults in our group. Kitchen is well equipped with modern appliances and nice extras.
Be aware there are 5 bedrooms upstairs but only 1 bathroom. The other 2 bathrooms are downstairs. You also may want to bring extra bath towels as there aren’t a lot provided.

Great house for large groups
Our stay was great and we really enjoyed the house. We had 10 adults and kids and it had plenty of space (we weren’t expecting 3 full bathrooms), fun indoor and outdoor game choices, plenty of media choices on the TVs, and the labels on all the light switches were very helpful. Great house for a friends and family gathering
PROs:
The property is very nice, located in an older neighborhood with some new construction going on around it. You can tell that effort is being made to improve the area. The home, while older, is clean and well-kept with plenty of room for 9 adults. The rooms are large--including the bedrooms. The beds were comfortable and the sheets and towels were soft and smelled yummy. The kitchen is surprisingly well-stocked with condiments and Kcup pods. The stove, fridge and microwave all look new. The living area is stocked with books and games and there is 1 large screen TV. The owners have made effort to make sure you are well-cared for. It was close and convenient to places to visit in Richmond.
Cons:
I believe it is advertised as having a pull-out couch. There is not one; however, there are 3 sofas that people can sleep on if needed. There are 3 bathrooms--2 of which are located downstairs. We didn't mind but need to be aware that people will need to go downstairs to shower or everyone will share 1 upstairs bathroom. There is only 1 TV for the whole place. We didn't mind but it should be mentioned. The backyard is pretty bare. Not really a nice place for gathering. You can play cornhole and it is fenced in. Lastly, there was a LOT of activity at the neighbor's house with loud music and loud voices ALL night every night. This will mainly affect anyone staying in the back bedroom. This was not noticeable to anyone in any of the other bedrooms. This might affect those sitting outside on the porch or balcony at night. Not sure if this was a routine thing or just because it is the weekend. It did bother us and affected our ability to be on the porch.
On the whole, it was a very nice stay. We ranged in age from 26 to 65. We came from parts of Virginia and Pennsylvania for a girls weekend for family and close friends.

Great for Groups
This property was great for groups and really well suited for pets. The property was well stocked with games, has lots of large beds, and three bathrooms in addition to areas great for congregating. Check in is very easy and the house was very clean when we arrived. It's a bit of an older home and that shows in some areas, but that's to be expected in a historic city like Richmond. There was plenty of street parking and rooms had ceiling fans, which we appreciated. If staying for more than a night or two, I'd bring some spare towels or other provisions, but the house does have a washer, dryer, dishwasher, and a really nice smart TV that we made use of.
