About this apartment rental
Spacious 2BR/1.5 bath condo in complex with lots of amenities, including pool, tennis and pickleball courts, hot tubs, gym, and 24-hour security. A well-equipped kitchen is perfect for gourmands.
Large master bedroom with walk-in closet, full bath, and queen-sized bed. Second bedroom is set up as an office with a desk and plenty of books for reading. A second half-bath has a washer/dryer.
Unit includes hardwood floors, small balcony. Living room has queen-size fold-out couch. Unlimited access to Netflix and Amazon Prime (free movies; but no television reception) and Wi-Fi. Fully equipped kitchen. Two tandem covered parking spots. 24-hour security guard. The second-floor unit is accessible via elevator or stairs.
Complex has numerous amenities, including tennis and pickleball courts, pool, hot tubs, and gym with sauna, all of which are included in the price. Beach is one mile away and several restaurants are two blocks away, with more nearby. An 18-hole golf course is two miles down the road. A gate with 24-hour guard will let in visitors, who have access to on-site parking.
Playa del Rey is one of LA's safest neighborhoods, an upscale residential community with tree-lined streets. It is less than 4 miles to LAX. The condo is located two blocks from Manchester Boulevard, which has major bus lines.
Within half a mile are several restaurants, as well as a convenience store that stocks alcohol, groceries, and necessities. Full supermarket is just over one mile away, next to a Bowlero (bowling alley).
Located a mile from the bike path that extends from Malibu down to Redondo Beach. Ride your bike, walk, or rollerblade north to Fisherman's Village in Marina del Rey for waterfront dining (and the location of many scenes of "Arrested Development"). In the marina, you can rent standup paddleboards and kayaks. Just slightly further north is Venice and Santa Monica, home of the world-famous pier with rides and carnival games. Head south to El Segundo and its quaint main street and silent movie theater, the volleyball mecca of Manhattan Beach, Hermosa Beach and Redondo Beach.
Please note that all of my bookings are long-term rentals, so no discount is available for long-term stays.
No smoking in unit; on patio is okay. Smoking in the unit will require a special cleaning fee of $150 or the cost of repainting, if the odor warrants.
Guests agree to abide by HOA (homeowners' association) rules, which are available upon request. Guest is responsible for any fines accrued (e.g., for noise violations).
If additional guests beyond what is agreed in the contract will be staying, additional fees will apply to cover the cost of utilities and cleaning. An additional fee of $100 per guest per night will apply if host does not approve in advance. Due to the HOA rules, the names of all full-time guests must be listed on the reservation; any guests not specifically listed on the reservation will require additional fees.
An additional fee of $175 will be charged for stays less than three months, as the HOA requires both a move-in and move-out fee with each new tenant/lease; host covers move-out fee. All fees are covered for stays of three months or more. Note that check-in/check-out times are strict per the HOA rules. HOA also requires guests to complete a form and provide a copy of IDs for all adults.
Electricity usually runs around $75 every two months. If the bill is excessive (over $100/2 months), guest pays difference (i.e., bill minus $75). This stipulation is required as I have had people run up electric bills in excess of $300/month. Note that as the electric bill is calculated every two months, it may arrive well after a guest's departure, at which time compensation will be requested.
To keep costs down, we ask that guests tidy up before they leave. If extra cleaning is required beyond the regular scope that the housekeepers perform, the guest will pay the difference.
An inventory will be provided to the guest at move-in. Guest is responsible for notifying host within 48 hours of anything on the inventory that is not correct. Anything missing from the inventory after check-out will be billed to guest. Guest is responsible for asking for the inventory checklist if none is provided at check-in. The HOA also requires a form that must be turned into the security guard on the day of move-in.
Guest agrees to immediately notify host of any defects or dangerous conditions in and about the premises of which guest becomes aware, such as leaks, electrical issues, malfunctioning/non-working smoke detectors, etc. Guest also agrees not to remove or disarm any smoke detector, fire alarm equipment, carbon-monoxide detector, or similar safety device and to advise host immediately, in writing, of any equipment malfunction.
Unit and all items therein must be left in the condition and locations as when guest accepts keys. Note that large furniture should not be moved in the unit due to the risk of damaging the hardwood floors. If such furniture is moved by the guest, a fee may be assessed to move it back and/or repair any damage. No furniture may be moved into or out of the unit without prior written consent from the host, as the HOA may assess additional fees.
As the unit is part of a condominium, the HOA occasionally requests access to test fire alarms, check plumbing, etc; if guest is unable to allow access, host or their representative will do so. Because the unit is only available for long-term rentals and is listed with a real estate agent, access might be requested to show the unit to prospective renters. Host may ask that Guest sign a contract in order to show compliance with HOA rules.
Absolutely no pets. If you bring a pet on premises, our agreement is immediately terminated, with no refunds of any past or future payments, and you will be charged a minimum of $500 for cleaning/deodorizing in addition to repairing any damages.
