Convenient for the town.
Property was ok but needed a few more finishing touches to make it feel comfortable. Such as
Comfortable seating for four in the lounge area.
More thoughtful lighting.
A few extra utensils such as a wooden spoon.
A chest of drawers in the master bedroom or bedside tables with drawers for personal items.
A unit in the bathroom to put cosmetics on.

The location in the centre of Holt suited me very well on this occasion. Near to all public transport.
Water pressure to both showers good. Dishwasher worked well.
I hate writing negative reviews, but on this occasion as there were so many "little things" that could so easily be rectified, I am going to mention them.
The property is looking rather tired needs a good clean. The kitchen table was sticky and bits of food were stuck to the bench seating. The crockery and cutlery all needed an initial clean!
The ensuite floor was sticky and the pipework and skirting boards more than dusty. The walls splattered with toothpaste. And nowhere to put bathroom stuff. The pop-up sink plug stuck down. I was advised that this had happened before! Managed to release it with the aid of a kitchen knife (as have many other guests before me, given the state of the plug). Obviously didn't use it again after that.
The non-cotton bed-linen was very uncomfortable in the heat.
No windows to open to the kitchen and living room. Doors to street (on both sides) could be left open, but not really a safe or acceptable solution.
Frequent and long TV outages on two days, possibly due to electrical work being done next door?
Welcome pack clearly states "we do not have a recycling bin". However, there appears to be an extra bin outside the property. The labels on both green and black bins are illegible so I reluctantly had to bundle everything together in one bin.

nice little property, reasonable room for 2 adults and 2/3 children, top room lovely but hot on a sunny day. property was clean and tidy, the housekeeper was very helpful, left a couple of packets of crisps and biscuits, tea and coffee which was a lovely touch.
parking was atrocious, had to keep moving the car at hourly intervals during the day to avoid parking charges! there was no courtyard to sit out on - property warm in hot weather and no fans or air con. - the sofa bed was very uncomfortable for an adult - thicker mattress needed as frame was felt when lying on- would be ok for small child. booked for 5 adults but was not really suitable so we were disappointed.

The home was very charming in a location in the center of Holt which cannot be beat - within arms length of all the boutique shopping and dining options available in Holt. It has very good sized bedrooms (it was just myself and my son so we only used 2 out of the three bedrooms) and the bathrooms had good, strong showers and has all the amenities one needs while on holiday, long or short. While it did not have parking, there is parking nearby for 1 hour that makes it easy to unload bags, etc and the Albert Street carpark for overnight parking is less than 5 minutes walk away. The hosts were very quick to respond to any queries and even recommended a fish & chip shop near the sea, a short drive away in Cromer, which my son and I tremendously enjoyed!
It was not a problem for us, but I would caution anyone with mobility issues or difficulty climbing stairs to use this property as the steps are quite steep and high and because the house is in an old building (which is part of the charm), the steps may be somewhat uneven. It will not be an issue for those with no mobility issues, but I would not take my elderly mum or parents-in-law here for instance as they will not be able to get up to the bedrooms and bathrooms. Also, if you are a bit taller, be cautious going down the stairs as the ceilings are quite low, so my tall son kept bumping his head!

The cottage was stylish and in a good location
Patchy cleaning. So the kitchen sink was spotless but the skirting boards and top of the panelling were very dusty. Similarly dusty boxed in pipes in the bathrooms, with old dust and dirt in the toilet seat crevices. Hairs found on bath, towel and soap dispenser.
Annoying to have neither a washing up bowl nor a plug for the kitchen sink! One cupboard hinges were broken.
Finally the summer weight duvets were not warm enough.

location was good to explore the town and surrounding areas, the accommodation was clean and well equipped (kettle was not working:-(, it was reported so hopefully it will be replaced soon)

The cottage is situated in an excellent location surrounded by cafes and independent shops. There are also excellent pubs and restaurants just around the corner so there is no need to take the car. In all it is a lovely cozy cottage and we enjoyed our short stay.
The double bed at the top floor is a small double, it could be a bit bigger to be more comfortable for two. The punk beds are strictly for kids as the mattresses are thin.
We thought that the ensuite bathroom could have some shelves or stools where we could put our toilet stuff; we ended up putting them on the floor.
We would have liked to have the three small bins in the house for differentiating our recycling waste.

Excellent location in a gorgeous Georgian town very close to all ameneties. Plenty of places to visit. Lots of lovely eating places - we particularly enjoyed our meals at 'A Taste of India' which was just a short walk away from the cottage.
It wasn't obvious when the central heating system was set to go on and off. When it was working it was excellent.
The mattress on the double bed could have been more comfortable although I did sleep well.
The stairs to the double bedroom were very steep and wouldn't be suitable for people not steady on their legs.

The location of Lion cottage was excellent 👌 for everything, and we really enjoyed walking around Holt and shopping was excellent too 😀
I think that there was probably only a few things that we were unhappy with, one being the stairs being so steep especially for my 70 yr Mother and that not being mentioned in the description of the property, the other would be the carpet, could do with replacing or a professional clean, and although it is an old cottage with damp issues, it doesn't look nice to see while having your meal in the kitchen, and lastly the double bed could really do with being a king size or even a super king size bed, and the decor finish could be alot nicer, but overall it was a charming cottage and we enjoyed the time we spent there, and I feel that the price we paid was mostly the location element,
But I wouldn't hesitate to stay again depending on the cost.

the property was in a good location
It’s unusual for me to take the time to leave a negative review but on this occasion I felt I should.
There was a lack of curtains in one of the bedrooms looking out over a busy street meaning we had to fashion our own out of blankets.
The beds were unfortunately uncomfortable, the pillows were lumpy, meaning we didn’t get the quality sleep we were hoping for.
The only seating in the lounge was very hard and so we softened it with extra pillows and cushions from upstairs.
The dishwasher leaked so we had to wash and dry everything by hand.
The most unfortunate thing was the renovation work going on next door. Those working on the adjoining cottage felt it appropriate to use a belt sander and drill from 6.30 am for 2 of the 3 mornings we were there meaning we had to get up and leave to escape the racket.

It’s beautifully decorated. The bedding was lovely, and the bathrooms were nicely finished. The location was brilliant. Lovely to just pop out for a coffee or a look round the shops, all on your doorstop. And a short drive to some stunning beaches.

Surprisingly spacious, very nicely appointed cottage. The stairs are very steep but the stair gates make it toddler safe. The location couldn't be more central but it was extremely quiet in the evenings.
The shower went hot and cold a bit, but it's an old house and there was nothing else that we didn't like.

The stairs are EXTREMELY steep. Dangerous for children . No fire doors to bedrooms or stairs . Top floor bathroom , no bath mat poor towels . Very thin.
