Guests are welcome to enjoy the community pool, hot tub, and playground. (please see the pool/hot tub schedule under Other Things to Note). In our neighborhood guests will have access to the entire 3 bedroom home, deck with webber grill, balcony, washer and dryer,
as well as many neighborhood amenities - including pedal boat and multiple areas to fly fish.
Parking: 2 standard size parking spaces are available. Additional parking is available at the North End of the resort to the right of the owners' sheds if you have more than two vehicles and/or trailers
The Neighborhood:
This cabin is in the Edgewater community which includes 4 ponds in addition to the Fraser River for fly fishing. There are walking paths and additional fire pits for the community to use.
The Cabins at Edgewater are perfectly situated 20 minutes from Winter Park Ski Resort and Grand Lake. Next stop is Lake Granby only 15 minutes up the road and Rocky Mountain National Park is just a few minutes further. The cabin is walking distance from the town of Granby, where you’ll find restaurants, live music and local shops. You can enjoy fly fishing, boating, hiking, mountain biking, horseback riding in the summer and fall, plus skiing, snowboarding, sledding, and snowshoeing in the winter.

Pretty much all of our guests bring their car. The pool & hot tub are walking distance from the house. The town of Granby, Ski Resorts and most Hiking requires a car.

Grand County is currently in a Stage 2 Fire Ban as of 10/17/2024 until Further Notice.
No open fires of any kind are allowed outside on public or private land. This includes charcoal grills.
Smoking is also not permitted unless done within an enclosed vehicle or building where smoking is allowed.
Liquid or gas-fueled fires (such as propane grills/fire pits) are still allowed outside.
Contained fires (fireplaces, wood burning/pellet stoves) are still allowed indoors.
Trailers and oversized vehicles must be parked in the overflow parking area
Note: no pets, no parties, and no smoking is allowed anywhere on the property (indoors and out) and Catch and release fly fishing only (no lures allowed). Community Kid’s Pond allows for catch and releases lure fishing for kids age 15 or younger.
Quiet hours are from 10 PM - 8 AM. This community is very family friendly so we ask everyone to please respect that.

The view outside the bedroom window is on my top five for places we've stayed. This house is well stocked, and well decorated. We thoroughly enjoyed our stay and would definitely stay here again.

Close to Rocky Mountain national park . Nice community , paddle boat was broken while we were there, but the home was very comfortable and well stocked with everything we needed.

The house was excellent. My husband now wants to buy a new grill bc he was that impressed. Location in proximity to everywhere we went was great (Winter Park, Tabernash, Rocky Mountain National, Grand Lake).
We did have a run in with a bear and the kids were semi disappointed with the paddle boat that was broken. But they loved the pool and hot tub. We were never there with any other family, which was lovely.
House was well equipped with everything we needed and the grocery store was close by.
During the week, there is a very loud freight train that rolls through around 2-3am every morning, so that was terrible. But Friday night, it came through around 5:30-6am.
I would absolutely stay again but would recommend white noise or ear plugs for the train.

We loved the house location, kids loved all the outdoor activities, tether ball, basketball, horseshoes. Plenty of room for spreading out and the place was well equipped for all needs,
Advice for anyone staying during summer, bring mosquito spray as they are brutal towards sun down.

Enjoyed our 4 day stay. Everything we needed was there. Washing machine was down when we were there but that was a minor detail. Good view from our window and the kids enjoyed the hot tub. Hostess was great. We will be visiting again!!

Excellent location, within walking distance to downtown Granby! The small ponds right next to the building is a wonderful attraction for a relaxing background. The place had a ton of room and was extremely comfortable. I highly appreciated the constant communication with me in preparing for the stay. Great experience in Granby!

We stopped through on a recreational trip into the mountains, and were extremely pleased with the amenities of this new place. TV and Wifi access was easy. Rooms were plenty comfortable. Enough space for us between the Master and Secondary bedrooms. There is even a bunkroom had we brought our kids. Great spot. Easy access to downtown Granby restaurants and the grocery store.

Perfect place for family vacation of 3 generations
We spent 3 days here with our son, daughter-in-law and our 2 grandchildren ages 7 and 5. It was perfect. We enjoyed the pool, paddle boats, grilling dinner and day trips to Rocky Mtn. N.P. , and watching the full moon from deck.

Our family (us, our kids, and grandkids) just returned from a ski trip at Granby Ranch and stayed at this property. It's a short drive to the ski area, but we were able to park right in front of the lodge so it was actually less walking in ski boots than we have experienced at other "walk to lifts" locations.
The host has paid attention to absolutely every detail, and especially so in the kitchen. Our family loves to cook, and frankly the kitchen was appointed every bit as well as our home kitchens, with very high quality cutlery, nice pots and pans, storage containers, spices, oils, plastic wrap, etc. and loads and loads of quality plates, cups glassware and even WINE GLASSES :). We've stayed at many VRBOs and none have come close to this one. You will not need to bring ANYTHING with you except the food you eat. We have not found that to be the case at other VRBOs and we usually have to locally buy spices, dishwasher soap, etc.
The beds are very comfortable. The view out the master bedroom window was a wonderful start to every day. The floor plan was perfect for two adult couples with kids in the bunk room.
Many unexpected perks including: a high quality natural gas grill on the deck, smart tvs, a SONOS system in the LR, remote control FP, and other thoughtful touches like loads of towels, paper products, all the way down to a flashlight in the MBR nightstand drawer so that I didn't stub my toe in the middle of the night when I had to get up to you know what.
The ONLY constructive feedback I provided to the host was due to the community hot tub, which is evidently controlled by the HOA and was not functional during our stay. This is in absolutely no way a reflection on the host, who graciously worked with us to reconcile the inconvenience.
All in all an outstanding property which our family plans to return to during the summer season.

Property is beautiful! We have 4 boys and the house was perfect size. The river and ponds are beautiful and outdoor space is great to relax and run around.
House is well stocked with high quality cook wear, coffee supplies, cleaning supplies, tp, paper towels, garbage bags, personal soap, and laundry detergent.
Grocery store and coffee shop are minutes away.
Property management is easy to communicate with.

This was the best vacation rental we have ever stayed at. The house was clean and had everything we needed. But the most amazing part was the property with the river running through. We happened to be there during peak leaf changing week and it was gorgeous!
