Very comfortable and convenient. Pleasant staff.

Good choice at breakfast but I’d have liked a cold option, just personal choice. Very central, with a lovely view Choice at evening meal very good.

Could hear the restaurant music in my room but it stopped at 10 pm so that was OK. Everything else very good

Mid week break

Location was excellent, perfect position in centre of Hawkshead. Public car park about a minutes walk away( pay and display). Comfortable bed and lovely clean rooms.

The shampoo and shower gel bottles were empty only dribble left. The shower room/toilet is very compact.

Perfect Location , plenty of places close by to visit , lovely clean apartment

A night's stay in lovely Hawkshead.

The room was nicely appointed and had a little fridge. We had to borrow a heater as the radiator wasn't working.

Parking was a short distance away in the village car park, which wasn't expensive. There was space outside the front of the accommodation to drop luggage off.

Lovely bed, very comfortable with good quality bedding and pillows. Powerful shower, good quality shampoo, conditioner and shower gel. Complimentary water and Prosecco if required. Fridge in room a nice touch. Fantastic space, location and views. Parking very close by and reasonably priced.

Neither of the two televisions were able to get signal. Only one remote control. This problem has been mentioned in several reviews and not addressed. It was a very rainy day/ night and lack of TV really impacted our stay especially two televisions showing 'no signal'. The suite has obviously been well put together but it is spoilt by thick dust on plant and bedside light. The walls have lots of dirty marks. The sofa and rug are badly stained. The bathroom cabinet is chipped. The blind has the front pulled off and put on top. The plug sockets and light switch in bedroom has gaps between plaster and socket, it looks unsafe. Small maintenance jobs, decorating and deep cleaning required to make it worthy of 'boutique' standard. No hand soap in bathroom and half a loo roll on stand with no spare. If these issues were addressed it would be fantastic.

Perfect getaway with amazing food

Lovely room a mix of beams and modern decor, very comfortable bed facilities top quality. Central Hawkshead position parking easy just 50 metres away so not a problem . Staff very friendly and helpful. We ate in Poppi-red for out evening meal great food and breakfast was amazing.

Perfect for a stay in the Lakes

Our room was beautiful and spotless when we arrived. Check in was really easy and the welcome email gave us all the information we needed. We visited in January so a lot of the local pubs were closed but we just travelled out of the village. I can imagine that when everything is open you wouldn't need to leave Hawkshead. We did a walk locally up to Latterbarrow and it was a great view over Hawkshead. Poppi Red was closed for our first day but we had breakfast there on the second day and it was amazing. if we'd stayed longer we would have had dinner there as the menu looked great and the staff couldn't do enough for you. Highly recommend.

No parking but the car park was seconds away and reasonably priced. It wouldn't put me off staying again.

Location

Noisy peasant guests. A couple come back to the property around 12.30Am shouting and using foul language. They had obviously come back from the local pub, and couldn't get in because they must have forgotten the door code. I heard them, but I totally ignored them when they were at the door. I thought why should I get out of bed and let them in when they shouldn't have gotten into a drunken state, and forgotten the door code.They were council estate types foul mouthed I must stress. The language coming from the females mouth was appalling. Pure disgusting grammar. After several attempts to get Into the property, they gave up, and must have went and slept in the car. The following night was even worse. They were intoxicated again, and were up and down the stairs all night, clashing doors etc. Someone tried my room door when I was in bed. I was terrified to get up and investigate, in case I was assaulted etc. This was not poppi reds fault. God didn't equip the proprietor, with a crystal ball, but the whole episode spoilt my supposedly quiet weekend away.

An absolute gem

The location is perfect. The accommodation is 5star. Best we have stayed in, in the lakes. We have booked again for September.

Unfortunately the Bistro was closed, so we couldn’t eat there. However we was informed after booking that we could cancel if we wished. They close for 2 weeks in January

Very pleasant place to stay for R&R.

The room was clean and fresh. The bed was comfortable with good amenities such as coffee and coffee maker, tv etc. The electronic keypads for getting in were good, it meant it was more self service and you didn’t worry about key cards. The location is really central in the small village to all the shops and eateries and easy to get to some good walks. We walked to near Sawrey which was only a couple of miles.

Everything was closed except the Red Lion which was nice and welcoming. This was due to the time of year though and to be expected after Christmas and with the weather.

Great place to stay if you ever visit Hawkshead, you won’t be disappointed.

Very clean and well presented accommodation. Excellent and courteous service from very professional and efficient staff. Great breakfast, all in all, a great experience. I would definitely stay there again.

Though the room/bathroom are very well presented and super clean, they are on the small side.
