LOCATION: Enjoy penthouse-living in the heart of South Beach. Just a block away from the beach, 250 Collins by Roami is where you want to be for your time in South Beach. When you're done at the beach explore the many other parks, museums, bars, and restaurants that are all within walking distance.
The Space:
CHECK-IN & CHECK-OUT: Check-in is any time after 4PM and check-out is any time before 11AM. An early check-in or late check-out time may be available, please inquire about pricing at the time of booking.
ROOM ASSIGNMENT: We furnish all of our properties to a uniform standard, but individual units may differ slightly from the pictures shown. Exact unit is assigned at check-in. Views and square footage may vary slightly.
PRIVATE TERRACE: This unit has its own private terrace that includes an outdoor sitting area, dining area, and sun loungers. The property has a rooftop pool that is accessible to all units and is part of the public amenities.
BEDROOM: This property sleeps 4 guests in 2 beds and 2 guests on a sofa bed. The TV is located in the living room. See bed count below.

PARKING: On-site parking is not available at this property, although there are several parking garages within a few blocks.
KITCHEN & DINING: The kitchen is fully stocked (200-piece culinary set) and has a full line of new appliances (blender and drip coffee maker included). The dining area has seating for 4, along with all the necessary dinnerware, and more.
WHAT'S INCLUDED?: Iron and ironing board, steamer,1 pack-n-play crib, 1 high chair, 10 beach towels, free WiFi (Up to a max 75 Mbps) and Smart TV.

This property needs a facelift. I was very disappointed. As I entered, I immediately noticed the dirty & horrible floors. I didn’t walk in my socks at all. I kept footwear on at all times. You can tell it hadn’t been mopped for months. The kitchen and bathrooms need a deep cleaning. Items wear broken throughout the property such as ironing board. Curtains were full of dust. Dishwasher had horrible odor. The rooftop pool is nonexistent. No one would dare enter the filthy pool. During our stay we saw no one up there. There are rusted hvac units right next to pool that looks like it belongs in a scary movie. I’m a very honest and transparent person. I will never stay here again for the money we paid. We would have tried to relocate but this was a last minute booking.

The property is located in a quiet neighborhood very close to the beach and ocean Avenue. It is an older building so there is no elevator and we had a few issues with things not working correctly. It was easy to get in touch with someone to send help, and the support people were very friendly. The beds were comfortable. The renovation design was not well thought out as far as no counter space in the bathrooms nor drawers in the kitchen. The refrigerator is very hard to open. Overall, it was a good stay. I would give it a B+

Spacious and great location.
We were celebrating a Birthday. Had a fantastic time. 301 was very spacious and had a huge deck to sit and relax when the sun went down. Location is ideal. Would definitely stay in this unit again

This place was perfect for our stay in South Beach. So close to the beach and restaurants - no need for a car. We would rent again solely for that patio. It was a dream for our family as we spent much of our stay out there.

Many renters may have an excellent experience based on the reviews we used to choose this location; however, our experience resembled a typical scam in which what was was confirmed was not reflective of the actual room/experience with subpar communication from the management company and confusing/contradicting explanations.
We had a confirmed booking for a "1,090 sq ft unit with private terrace| 2 Bedroom| 2 Bathroom". This was explicit in the heading of the confirmed booking and also solidified in the descriptions/pictures that labeled "expansive 1,000 sq foot balcony exclusive to the unit" and "outdoor dining table has seating for 6" and detailed floor plan that referenced the amenities the unit should have. We also noticed there was a large price difference between this unit and other 2 bedroom/2 bathroom units at the same location that did not advertise a balcony. Upon check-in we were given a much smaller, smelly, dirty unit with no balcony. The tone of the "guest experience" person quickly turned from helpful to more defensive . After speaking with customer service and messaging through the App, we were told that all units were assigned day of check in and a balcony couldn't be guaranteed. However, after being on hold for long periods of time, the resolution to the issue was that I would be reimbursed the difference since the unit we were in was a lower amount than the room we booked. This contradicted the information on assignment to any random unit upon check in regardless of size differences and amenities. This tells me is that there is a price difference and we should have been given that room that was in the description of our confirmed booking. When asking if we could easily resolve this by being provided the room we booked, we were told those rooms were "unavailable". Given that we had traveled 2,000 miles for this vacation, I spent 2 hours working with them to resolve this and seemed to be repeatedly told there was nothing to be done but given a discount for the unit we were given. After not giving up, they eventually seemed to concede and curiously gave the room that we originally booked that had been "unavailable" for the first two hours. After a long day of travel looking forward to vacation with friends, this was a disaster. Not worth the trials and tribulation - won't be booking another stay - saving grace was the very sweet woman on the phone who genuinely tried to help me as the intermediary with management..

Excellent location, lots of space and perfectly suited for a one-week stay. Relaxing, clean apartment in a quite neighborhood, very close to the beach and Ocean Drive dining. Check in was very easy and apartment had everything one would need for a week-long stay.

This place is amazing
This place is amazing. It is in a great location. You have a lot of restaurant options that are walking distance. Also the beach is a walking distance. Wynwood and midtown are a very short Uber ride away. Will definitely book again.

Steps away from the beach
This place is amazing!!! My friends and I will be definitely coming back. Steps away from the beach, close to all amazing destinations in south beach, and an incredible space for a small group. The folks at the Sextant residences made everything so easy for us from check in to check out.

This place is in a great location if you're planning on spending lots of time at the beach. Easy walk to and from! Also yummy local restaurants near by to soak in all Miami has to offer!

Wonderful place!
Wonderful place! We really enjoyed ourselves here. The location is perfect and walking distance to anything you need. The space is super modern and was very clean. Super comfortable beds. Very fun terrace. The communication was great. 5 stars!

The ice machine wasn’t working for us and the elevator was on the fritz (carrying large luggage up 3 floors was a chore). The pool is nice and there’s a nice view, but it can only accommodate very few people at a time.
