The home has a master bedroom with a king size bed and two other bedrooms with full and queen sized beds. This place features a large living room (with Fiber Internet, TV & Roku/DVD player), an eat in kitchen and a large loft, a first floor deck (with a gas grill), plus an additional second floor deck. Aside from the 12 beaches that are only available to Frye Island owners and renters, this newly updated rental also offers semi-private beach access (shared with only the owner). We provide beach chairs, a boat dock and brand new mooring (for one boat or watercraft after June 1st) all at a non-waterfront price. We have installed heating pumps for to keep the place warm or cool.

My family of 6 adults had a fantastic week on Frye Island. We were concerned about managing with 1 bathroom, but it worked out fine . House had everything we needed for cooking, and Courtney responded quickly to any requests, and was happy to provide Island information. The water is gorgeous and clear. We rented a golf cart, and had a boat on the mooring, also rode our bikes around the island. The sunsets felt more spectacular every night, and we spent every night enjoying the fire pit as the sun went down. We will definitely be back.

This little piece of heaven was a great dwelling for our group of 8 for our vacation week. Plenty of space and beds for everyone. The semi private beach is a short walk across the road and had some of the most amazing sunsets! The house was equipped with everything we needed! Courtney and Josh were fantastic hosts and were there for anything we needed! We will definitely be coming back!

Our family had a wonderful vacation here! Thank you Courtney & Josh for being such great hosts. They were friendly, very welcoming, and quick to reply to any questions or concerns. The cottage felt spacious & clean. The semi-private beach across the street was super convenient and enjoyable. We really appreciated the use of the boat mooring and the use of their kayaks and paddleboards. And we would love to come back next year.

This property is by far our favorite place out of all the places we have stayed in the Lake Sebago area. Courtney and Josh are fantastic hosts. The property is exactly as described and pictured. Plenty of room for everyone and a short walk across the street to the water. Watching the sunset from the dock every night was amazing! We were also able to hook the boat we rented up to their mooring which was great!. The next time we come to Sebago we will definitely be looking to come back to Courtney & Josh's.

Had the most amazing time at this incredible cabin! So clean ,comfortable and relaxing. Plenty of space for everyone to spread out. Courtney and Josh could not be better hosts! The amenities were far more than we ever expected. Private beach right across the street with the most gorgeous sunsets we’ve ever experienced. We can’t wait to visit again!!

This property is better than it appears when advertised. Peaceful, quiet, relaxing, fun times all week. Frye Island itself is a little paradise but this property was more than myself and my family could have asked for and we are already planning for next year:)

Our week on Frye was perfect! Courtney was over-the-top helpful in helping us get prepared for the week and making sure we had everything we needed (extra ferry passes, a golf cart!, and other accomodations).
The property was perfect and the fireplace/beach area has got to be one of the best spots on the island to watch a sunset.

What an amazing location and property! We had such a great time. The lake is stunning. We also rented a boat to enjoy the fishing Sebago Lake had to offer. Courtney was there to answer any questions we had and make our stay perfect! Would highly recommend and will likely return for another visit! Getting extra tickets to get on the ferry was quick and easy through Courtney. Thanks for everything!

Amazing week on the lake
We had a wonderful week on the island! Great hosts great home and amazing location! Would definitely recommend to anyone with teens that want their own exploring to do and still have family time. Hopefully we will be able to go back again soon.

The house was neat and clean and perfect for our family of 5! We loved playing at the beach, fishing, s’mores at the fire pit, and exploring the the island. The owners were extremely kind and accommodating. We will be back for sure!

Best week ever!
The house was exactly as advertised with everything we needed! The renters were gracious and communicated with us before we arrived and gave us a fantastic overview of the property, their private beach, and the different activities available on Frye Island. The house was clean and in a great location! We had access to their kayaks and other beach equipment! We had a great week!!

Tranquil Relaxing Vacation
This is a cute cottage right across the street from a private beach, dock and boat mooring. The cottage has new owners and they are in the process of fixing the place up, but they are off to a great start. The place was clean and functioned fine for our group. It will be awesome when they finish the renovations!
The island is so quiet and peaceful and the sunsets were AMAZING. Everyone is very friendly; there is a real sense of community there.
VRBO listed a dishwasher in the amenities - there is NO DISHWASHER. The owners took note and hopefully the listing will be updated to be more accurate. The only other improvement I would suggest is more comfortable beds. The queen downstairs had a very thin/hard mattress.
BYOB if you want to make your own cocktails. The general store sells beer and wine only, but you can get cocktails in the Frye Island Cafe and at the golf course.
Overall, it was a wonderful stay and we would love to return for another vacation!

Family Reunion
We had a wonderful stay on Frye Island. Courtney and Josh were great hosts. They were very friendly and helpful. The house was clean, well stocked and comfortable. Although the beach is across the road we had glimpses of the water from our cottage and the boardwalk through the trees to the waterfront is enchanting. If we come back to Frye Island we would absolutely rent this cottage again

Location, location, location!
Frye Island is magical and this home made for the perfect place to unwind and relax. The private beach is directly across the street, and the views are breathtaking!
We have six children ranging i8 to 17 years old and each one had a wonderful time.
There are hiking trails, golfing, biking, a public swimming pool and so much more.
This home, island amenities and location won’t disappoint!

Great place!
This was our third time staying here and the new owners have made some great improvements. Very cute updates and sparkling clean, with new linens and decor that make it even nicer than before! It's located in a quiet spot with beach/dock access right across the way. Having the golf cart to use was a huge benefit for us...quick pleasant ride to all island amenities. Courtney (the owner) was super responsive and helpful with any questions that we had. Highly recommend this relaxing and fun vacation spot!

Very pleasant and relaxing spot
Perfect little house in a great spot. Located right across the street from your own private beach this was the perfect spot for us. The views were breath taking and we soaked up every last minute enjoying the beach. The owners were great they gave us a tour of the house when we got there and showed us where everything was. I highly recommend this house for anyone looking for a Frye island get away. Thanks again!

Great vacation!
This was our second year here and despite some rainy weather, it was wonderful. The location can't be beat, the check-in process and communication with the owner was superb, and the house was super clean. The dock and direct access to the sunset lake views make it perfect for anyone who loves the water and the outdoors...I spent a lot of down time there even in the rain. Having both a mooring and a golf cart for our use was perfect and the video library made my husband's week. :) Air conditioning in all the bedrooms is a major plus and unlike a lot of rentals, the beds were super comfy!
This island has done an absolutely *amazing* job adapting to the Covid-19 restrictions while still managing to keep virtually all activities and facilities open, safe and functioning and it was just what we needed to detox from our stressful lives.

Quiet island getaway
The house is quite comfortable, and we loved hanging out by the water at the dock. We enjoyed having a golf cart, canoe & kayaks - they were excellent pluses. The only shortcoming from our perspective was the lack of a working coffee maker. (There was a Keurig coffee maker, but no reusable keurig cups to put our coffee in.) Overall, we enjoyed our time a great deal.

We just love it. Can't say enough about this little gem....although we don't want to say too much as we don't want to let the secret out! Ha! Kathi and Alan are lovely people and we'll be looking forward to a 7th year on the island next year! (ps -- beds and water pressure are good! - always a must when you VRBO!)

July 2019 at Frye Island
My wife and I, eldest son and his wife and two grandsons, ages 10 and 8, had a memorable week at Frye Island and had the good fortune to have found Alan and Kathi's property for our stay. The house more than met our expectations, was fully equipped with everything we needed, had more than enough space for all of us, and was in an excellent location, Just a quick walk across the street to our own beach, dock and boating area complete with canoe, kayaks, beach and lounge chairs, and other swimming equipment.
Frye Island has a number of public beaches and several of those are nearby, convenient and fun, as well. As noted, we were very pleased with the location of the house, and the fact that there was a golf cart we could use for quick transportation around the area (State law requires the operator to be a licensed driver, so no underage kids behind the wheel anywhere.)
Although we did not need to trouble them, Alan and Kathi were available if we had had any questions or issues. No absentee landlords.
Everyone in our party had a great time on the island and we all felt right at home in the house we rented from Alan and Kathi. It seems to be a tradition that everyone waves to people they pass while driving , golf-carting or walking around the island, and there is a friendly atmosphere.
There is plenty of shopping in Windham, which is off the island, and we stocked up on what we needed before our arrival. We chose to stay on the island through the week, with only one trip on the ferry mid-week to restock and visit a few local attractions. If one chooses to go off-island more than that, there are plenty of things to do; but, we took advantage of things on the island and stayed close. The ferry schedule is convenient for what ever you choose to do.
For future visits to Frye Island, the first place we will check for availability will be this property. We would all be happy to stay here again, and recommend it highly.

Water views
This was a nice house which met all our needs. It was well equipped with amenities ie towels, sheets, etc.. We loved having the golf cart to get around. The dock across the street gave us a place to relax with spectacular views of the lake. The Ross’s made themselves available for any questions we had. We are a family of 5 and had more than enough space in this house. We would definitely rent this house again!

My family has been renting homes on the island for the past 15 years. This year we rented 4 cottages for the same week. I rented this cottage. Alan and Kathy were so nice. They gave us a tour of the home and explained where everything was. There are 3 bedrooms and a loft with 3 additional twin beds. Extremely spacious and private. The beds were very comfortable and the water pressure in the shower was incredible! We had 6 people and never had an issue with running out of hot water for the shower. The kitchen is great. Lots of space and every appliance you could possibly need, including a Margherita Machine! The beach is spectacular! A really nice walkway leads you there. Again very private and tranquil. The sunsets were beautiful! I am looking forward to renting this home next year - not a single complaint 😀�

We had a great vacation!
Alan and Kathi were very gracious hosts, and we thoroughly enjoyed our relaxing stay on the island. The house was private and very comfortable, including the beds, which was a nice bonus. We had all of the household stuff that we needed for our stay, including plenty of toys for playing in the lake. Would definitely stay at their rental again, hopefully next summer :)
A small suggestion, we would have loved to see a patio and grill on the ground level instead of upstairs, and a fire pit for those cooler evenings would have been fantastic!

What a great property!
I have been going to Frye Island for years, renting all over the island. Waterfront properties during peak season command quite a number. The only thing not on the water with this house is the home itself. The beach is very nice, the dock is in perfect condition and Alan and Kathy have all the water and beach toys you could ask for! Great owners, great property, great location!
