About this house rental

This 5 bedroom 5 bath home, exquisitely designed and masterfully constructed, offers a serene, discreet enclave from which to enjoy the shopping, dining and activities of Balboa Peninsula and the Newport Harbor, as well as nearby attractions in Orange County.

The ground floor offers two master bedrooms and a third bed and bath, as well as a pool table, video games and multiple large screen TVs. The second floor has a master suite and a fifth bedroom with a bunk bed. In all, the home offers two king sized beds, two queen sized beds and one bunk bed, with a twin and a full.

Upstairs, the kitchen and living area are an open space, linked to the upper patio, which creates a inviting venue for events. The upstairs patio is a spacious delight for entertaining, complete with lounge furniture, BBQ range and televisions.

There is sufficient parking for three vehicles: two in the garage and one on the carport. Located just a block from the Balboa Island ferry and the Balboa Village, and two blocks from the Balboa Pier, travelers find themselves within easy walking distance of shopping, dining and activities.

Right from the get go this property lost a star. The upstairs was suffocating. we were only there four days so it was annoying to have to deal with this. The first person they sent was incompetent and disinterested. The second knew that there was a problem with the “programming” but at no time did it all work well. Unfortunate for those sleeping in hot rooms. We called for fans, they sent several. The air conditioning was not on when we entered at 4 in the afternoon. How ridiculous. We left it on for the next group. It is quite an expensive place that shouldn’t cut corners. There were other little problems, toilet wouldn’t flush, one of the bedrooms shower had a handle that kept falling off. If it was inspected between groups this should not happen. It doesn’t take much to manage a property properly. Just some care to a checklist. Other than that the place itself is lovely and very large with a pool table, video games built in. Kids loved it. Pretty much all the bedrooms were good excerpt the bunk beds. The lower bunk was too small for a grown person. Really 4 adult bedrooms and one only for kids. I also thought it demeaning to ask guests to strip the beds, gather sheets by the outside door and put trash in dumpsters. Marriott doesn’t ask you to do that. Not classy. Change the policy. as I said, this was a very expensive four days and could have been perfect.

Owner went the extra mile to assure this place has almost everything needed to add to our comfort. We loved the back patio the most sitting around the gas fireplace listening to the surround sound music. Location is very convenient, but it is in an area which is noisy on Friday and Saturday nights. Fortunately, you can’t hear any of it from the ground floor and closing the windows in the upstairs solves that problem. Overall, highly recommended.

Pros: Perfect location between Fun Zone and beach. Upstairs patio was phenom for relaxing, bbq'ing, etc. Fire feature was great! 3 master bedrooms was great for the adults and 2 additional bedrooms for kids with separate bathrooms. 5 total full bathrooms was great to have after beach time. Kitchen had all the necessities (minus a good can opener). The floorplan was great for adults upstairs and teens downstairs. ;-) There was enough space that no one felt crowded. A washing machine and dryer upstairs and downstairs was also super useful. Finally, the property management checked in several times and was communicative. Areas for improvement: There were only 4 rolls of toilet paper for 5 bathrooms for a 5 night reservation for 11 people. Additionally, there was one roll of paper towels upstairs, one downstairs, and 2 dishrags in the whole house. I would expect more for the price and number of days reserved. Also, for the price, I would expect more and higher quality towels. The towels were cheap and super worn. Still a five star review, just suggestions for an improved stay. Would definitely stay again!! Thanks!

I would have liked to give a five star, but there are some deficiencies that need to be attended to. PROS: Great location. Walk to Fun Zone, boat rides, restaurants, pizza, ice cream, pier, park, beach, bike rental. Great area for walking. We fit a small suv and a sedan in the garage and a third suv under the overhang. Don't bring more than three cars or you will have parking struggles, it is a busy and fun part of Newport Beach. Great outdoor deck with fire pits. We brought in the seat cushions when it rained. both upstairs and downstairs have congregating areas. Worked great for ten people. Eleven would be too many people. One bedroom has a bunk that would be fine for smaller kids. TVs everywhere. Fun to watch games and movies. CONS: They allot one washcloth, handtowel, and bath towel per person and they are thin and have been washed many times. I couldn't wash my hair while we were there because I didn't want to wash all the towels so I could have a second towel to wash my hair and then wash them all again. No beach towels provided. No aluminum foil or saran wrap in drawers. The management makes you log into a portal for the door code, which should really be texted to the occupant at the check in time.

I have stayed in lots of VRBO rentals, and this is one of the best. Great indoor/outdoor living with an unbelievable outdoor and indoor kitchen. Entertainment for the whole family with a pool table and big screen TVs everywhere. Great contemporary decor, comfortable bedrooms, nice bathrooms for everyone. High-end kitchen is really well stocked as well. We will definitely be back!

Only negative was an undersized AC system. Difficult to get upstairs living room and bedrooms cool.

Beautiful home in a perfect location. Easily handled our group of 10 people, and the outdoor deck/seating area was the perfect way to relax and unwind in the evening. Had an issue with a leaking toilet when we first arrived, but the host was very responsive in getting it fixed in a timely manner. Hope to return soon.
