About this house rental
Welcome to Peorizie Villa! your ideal private vacation holiday home. Less than 7 minutes’ drive from prestigious Arizona Cardinal stadium and Tanger Outlets mall in Glendale. At the north side, it is about 10 minutes away from Arrowhead mall, 2 minutes away from one of the major freeways (101) that will connect you to major areas in the valley of the sun. Your closest mall is Park West District which is home to shopping and unique dining spots. This cozy home offers vacation ideal
Plenty of space to stretch out for guests. The house consists of two living rooms. The main living room welcome you from the main entrance while the second living focus on the newly renovated back patio that consist of nicely installed pavers and turf around a secured pool. Fully equipped kitchen separates the two living rooms. We stuck laundry detergents and dryer sheets for your convenience. The laundry section is located between the parking garage and other living room. All the bed three bedrooms are located upstairs. Guest must be able to climb stairs.
We ensure that the house is sanitized and cleaned.

Below are the Check Out Procedures:
Tap water isn’t safe to drink. There are a couple of bottles in the kitchen for you, but we recommend stocking up on bottled mineral water from the local store.
Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.
We encourage you to maintain a good level of cleanliness throughout your stay, this will make it much easier when your check-out time comes!
If you need to check out AFTER 11am make sure it is approved to avoid setting off the alarm and extra charges.
The number of guests in the property should not exceed the number stated on your reservation.
Place dirty dishes in dishwasher and set to wash.
Place all dirty towels on the floor.
No smoking inside the house– Violation will cost you a minimum of $300 cleaning fee. The bill will be deducted from your account.
In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be.
Open windows can interfere with our home alarm system. Please ensure all windows are closed and secure to avoid activating the alarm.
Please be mindful and keep noise to a minimum during your, especially nighttime hours.
If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in loss of security deposit and rental amount.
In case of any disputes or neighbor complaints, it’s your duty to notify us as soon as reasonably practicable.
There are designated recycling and trash disposal areas. Please refrain from throwing any trash, such as bottle caps or cigarette butts into neighboring properties.
We try to keep our vacation rental as child-friendly as possible. That said, parents always have the final responsibility of ensuring their children’s safety at all times. If you find anything to be unsafe or that requires revision at our property, please contact us at your earliest convenience so we can address the issue. To maintain our property is kid-friendly, we ask that you:
Never leave children unsupervised at our property without any adults.
The backyard is a perfect, safe place for children to play. To avoid danger, please don’t let them play out front. The swimming pool is surrounded by fence, please do not leave your child near the pool unsupervised.
Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighborhood.
We want you to enjoy your vacation and time at our home to the maximum, but we do have to set some restrictions on visitor numbers for safety reasons. As part of our vacation rental agreement, we need the names and details of each member of your traveling party. In addition, please respect the maximum visitors and rules regarding visitors as set out below.
Guests are responsible for ensuring that any visitors comply with these House Rules.
Any additional overnight Visitors must be approved in advance and are subject to an additional fee as noted in our rates.
Parties and large gatherings of any kind are strictly prohibited at our home. Any small gathering must comply with our other house rules regarding noise, the neighborhood and visitor numbers.
Guests are to allow homeowner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand where possible.
Please treat our kitchen with the love and respect you would your own to keep it in great condition for other guests.
Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.
Be careful not to wash food remains down the drain. Please throw any kitchen scraps into the container near the sink for organic waste.
To help the environment, please only switch on the dishwasher when it’s full and use the eco-program where possible.
Kitchen cleaning products are under the sink. If any products run out during your stay, please let us know so we can replace them for the next guests.
Please do not overload or underload the washer/dryer. Be sure to separate colors and whites, and wash on a low temperature (90°F) where possible.
The optimum temperature for the thermostat is between 75-80°F in summer (for air conditioning) and 68-72°F in winter (for heating).
Please make sure you switch off lights, fans or any other small electrical appliances when you go out. The same applies to air-con and heating
In the unlikely case of a power outage, please call us before touching the control panel.
Example: We have parking space on our property for up to 4 medium sized cars vehicles. There is also the possibility for additional cars to park along our quiet, residential street, provided they do not block any neighbors’ property access.
Please park your vehicles in the designated driveway space, ensuring cars do not block the sidewalk.
In case you or a member of your party has to park on-street, please be conscientious and do not block access to other properties.
We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning.
Parents must not leave children unattended at any time. Any guest injuries sustained inside the house are not covered by our vacation rental insurance.
Smoking is not allowed anywhere inside the property.
Guests can only smoke outdoors in the designated areas.
Pets are not allowed on our property
Breach of any of these house rules is a breach of the terms and conditions of occupancy, as per the rental agreement you have signed.
We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules.

Everything was great! The only comment I have is the air fresheners were very overwhelming and strong. A lot of people have chemical sensitivities and we had to set them outside because we couldn’t tolerate them.

This property has everything and if you need something, John would gladly help you. My family enjoyed the backyard with the pool, nice beds, smart TVs with comfy couches, delicious food from Doordash service and so on. This house has good space for each and every one. John is very kind and easy to communicate. I left a personal item behind and John said he could send it to me. My family would love to come back again.

Highly Recommend
My family was in town for a football game. We loved our stay. The property was clean and comfortable. Plenty of room to stretch out. Nice touch to have some essentials when we arrived like water and snacks. The location was great with plenty to do nearby and close shopping. We did not have an opportunity to use the pool but the backyard looked enticing. Overall, we highly recommend!

Fun Chilling in the Heat
A lovely home with fantastic pool that was perfect for our visit with family! We had a wonderful time swimming in the pool every day when it was 115 degrees all week, and having family meals together every night in the large kitchen!! The 2 family rooms with TVs was awesome, so the kids could watch their shows while the adults could have their space too. John was very responsive and easy to communicate with, and just a really nice guy. Thank you and we would love to stay again!

Spring break Getaway
John has a very nice home that he’s hosting! Very clean! Communication was excellent! Very fast responses. One of the lamps in the bedrooms wasn’t working, I messaged John and he dropped off another working lamp in a matter of minutes. That’s awesome!!! Very pleased with the space, all of the updates, and location! If I ever return back to Phoenix, I’d book this home again!

Spring break getaway
Our stay was very fun. John was great at communicating with us and responds to questions within minutes. The home was clean and spacious upon arrival! The home was also stacked with water bottles, utensils, plates, and cookware. Be prepared to buy your own condiments and salt and pepper is you’re cooking. Overall our stay was a great experience!

Perfect Family Visiting Place
First, we must say John and Abby have created a welcoming home away from home and were wonderful to communicate with. As experienced VRBO travelers, the Ranch was absolutely perfect for 4 Sr Citizens to enjoy ourselves. The comfort of the environment and the extra touches were much appreciated. We were joined across the weekend by our grown children, grown grandchildren and 2 great-granddaughters. They came at various times and sized groups. Not all could come at the same time. However this wonderful home, which even had outside children oriented toys, would have accommodated all 18 of us, plus extra BFFs. We will definitely look to book again. With local family residents we knew where to find entertainment. This home is located to easily access Phoenix & Scottsdale as well as the entire Valley of the sun. Located close to Cardinal FB stadium and Westgate Entertainment District there is much to do.
