The property was positioned on the side of the river in between two quaint bridges, very picturesque
The gardens were over grown and there was dog poo on the path and lawn, there were many daddy long legged spiders in the rooms and it felt like the accommodation had not been used in some time. We could hear everything the neighbours were saying and felt like we had to whisper when having our own conversations. The bathroom smelt damp and the beds weren’t very comfy. There was a hot chocolate station however looked like it had been there for some time. I did speak to John about our experience and he gave us a slight reduction in the price. However, the reviews did not reflect what we experienced.

The location is picture postcard perfect in the heart of the Devon countryside and on the banks of the Exe. It also makes an easy home base to explore Devon. The Annex was wonderful with very friendly and accommodating hosts.

Very clean and well maintained property with stunning riverside views!
Slightly dated upstairs, both bathrooms could do with a refurbishment.
One of the bathrooms only has a bath which could easily be turned into a shower for convenience

We had a wonderful one night pitstop at the Annex. The house is beautiful, the location idyllic, and it has everything you could need in terms of kitchen appliances, a washing machine, a brilliant DVD collection etc. It was also great to have breakfast things provided - eggs and bread - and milk. Oh, and the delicious homemade brownies! We'll definitely be coming back.

Location was beautiful. The little extras such as eggs, bread, milk, butter and bacon was exceptional. The brownies on arrival, didn’t last long, compliments to the chef!! Super pet friendly, lots of films to watch, Xbox and games! Just fabulous, never stayed anywhere like it.

Beautiful views of the river. Pretty cottage and great bedrooms. All the 'goodies' left in the house for us including wine and chocolate brownies. Everything needed for a 'home from home' stay. Nearby Bickleigh Mill good for coffee/lunch/tea and shopping. Friendly owners.
Excellent TV but we struggled with the controls and if we had been staying for more than one night would have asked for help!

What a treat! Amazing place and generosity beyond the call of duties (thanks for the doughnuts and all the other goodies you left us!).

We had a fantastic stay at The Annexe. The attention to detail was exceptional. We especially were pleased with the unexpected eggs, bacon and loaf of bread that was left for us for breakfast, not to mention the cakes on arrival! We will definitely be returning.

The property is a good size, a welcome box was provided on arrival, the annex was clean and comfortable for a family of 4. The location sells this place being on the river, with it being very quiet and peaceful. The owners seemed lovely.
It wasn’t clear what was part of the welcome box and additionally it seemed like the heating was controlled via the main house next door. It was slightly cold waking up in the morning around 6am.

A super well appointed, comfortable cottage that could easily fit 4 adults. The owners are just lovely and provide some great touches including a welcome basket to cover essentials and were very accommodating to my dog using full length of river bank to play which included their own garden. It’s a great option.
I’d be being picky if I noted anything here so I’m not going to bother.

Lovely position by the river, great hosts , lovely touches in home, only downside was couldn’t walk from The Annex with the dog to local pub etc due to being right on main road

Loved the location, so pretty. The annexe was comfortable and we'll equipped for our weekend. The hosts have considered everything and the brownies were such a lovely treat, really delicious. The weather wasn't great for us but we still managed a little sit by the river. A really relaxing stay. Would highly recommend.
Nothing to dislike, arrange a taxi if you need this pop to town.

Loved absolutely everything about the Annex - lovely few days away in a beautiful spot. The Annex had everything and more that you needed with lots of lovely extras such as Brownies, ingredients for a cooked breakfast, milk etc. Highly recommended the Afternoon Tea - SUPERB!!
Lovely that its dog friendly too - Ozzy our dog loved it and is already missing the gorgeous resident dog Barclay. Cannot recommended highly enough 10/10..Thank You Sally and John for a wonderful stay.

The location was amazing, the view was spectacular, right on the river. Very tranquil setting. The Annex itself was so much more than I was expecting, perfectly clean with hands free check in. Very lovely atmosphere to the whole place. Secondary glazing keeps any noise from the road at the front out.
The extra touches of a hot chocolate station and cakes was also lovely. Can't give this place enough positives, just amazing and highly recommended, you will be de stressed after only a couple of hours xx

Superb riverside location, the hosts,Sally and John, are very friendly and go out of their way to make sure your stay is pleasurable even to the extent of providing basic groceries ready for your arrival free of charge. definitely a place to come back to.

Lovely and spacious, very clean, very comfortable. The finishing touches were lovely, freshly made brownies, bacon, eggs, bread and milk.
Really peaceful setting next to the river and very cosy with the fire.
Its great for playing hide and seek as lots of good hiding places!
We plan on coming back when the weather is nicer so we can have a bbq and eat outside next to the river.
We couldnt figure the heating out and didnt realise until it was quite late so didnt want to disturb owners. We were very cold through the night.

The hosts had thought of lots of little details to make our stay extra comfy, from the homemade brownies to the entertainment cupboard, and jar of dog biscuits they had thought of everything we could have needed for our stay and we will visit again. The location is beautiful with the river 20ft from the front door, and it is a very dog friendly house.
