The house is very good and comfortable. Location is excellent.
Broken chairs in kitchen. Chipped crockery. Insufficient cutlery (rectified after a phone call). Too few mugs and glasses. No hand towels (rectified after phone call).

Great location in lovely housing development, and only a short walk from shops, park and beach. Ample parking and spacious house with enclosed garden which was ideal for small children.
Sitting room smelt strongly of dog. Dishwasher didn’t clean properly and the kitchen tap and showers felt quite flimsy.

4 girls and our dogs stayed, we each had our own room with comfortable beds. lots of space, 3 large cars fit perfectly on the driveway. Great location, short walk to the beach with dog friendly areas. Well equipped kitchen, secure garden. The welcome treats were a bonus!
Could add a mirror to the rooms, we ended up sharing the one from the top level, but otherwise no negatives, a great stay thanks!

We liked the house, there was enough bedrooms and bathrooms to suit our requirements.
The house is very well built and very attractive and airy. It is such a shame that the maintenance of the property lets you all down.
My booking and the current information on line, shows check in time to be from 4-6pm. I emailed Amelia and advised her that we would arrive at 4pm. She said she would try to get the property cleaned in time. We arrived just after 4pm and the cleaner told us to go away for another 40mins. He wasn’t the best advert for Booking.com or LRPM.
If there is only one person cleaning the property then perhaps another cleaner ought to be employed. The cleaner was readily available at 10am on the day we checked out so would have 7 hours to clean the property. We left the house in very good condition as I would expect others would.
The booking was for 8 people so the least I expected was 8 sets of cutlery. Matt at LRPM organised extras the next day, thank you.
2 of the showers would have had water run over the floor if the shower had not been turned off to allow the drainage to catch up with the water.
Wi-if had been disconnected by BT, not what we expected, it was restored the next day. Matt got this sorted the next day, thanks.
The smashed glass on the picture just inside the front door is VERY dangerous. I note from previous reviews this was reported in January. It is an unacceptable danger to anyone walking through the front door. We took it down and put it in the hoover cupboard out of harms way.
Only 1 dishwasher tablet left for 5 days, Matt arranged for extras the next day, thanks.
Booking.com should have had the property available for when we booked it, ie 4pm.
Check in is between 4-6pm as still stated on your very own website, we had 3 very hot tired toddlers who didn’t appreciate waiting in the heat.
We were upset that the dangerous broken glass picture still hung in the entrance to the property (we removed it) This was first reported in a review in January!
No Wi-Fi as it had been disconnected.
Most cereal bowls had numerous chips on them, there was not enough cutlery for 8 people, only 1 dishwasher tablet for 5 days, showers don’t drain the water away properly, wonky taps in many bathrooms.
The chest of drawers is still not fixed although there seems to be new runners in the drawer.
Lots of these things, although they didn’t distract from the fun we had in Norfolk, gave a bad “first “ impression that stays with you.
Matt at LRPM was understanding and resolved the Wi-Fi, cutlery and dishwasher tablet problem for us for which I am grateful. Thanks also for the wine Matt, a nice touch.
We couldn’t understand why the owner wouldn’t get these minor niggles sorted before they became a real problem. Some of these things are a danger to folk who are spending hard earned money to enjoy a safe, stress free holiday.

Lovely house on a peaceful small new estate , walking distance to the sea front,
screws loose on beds, on arrival , single beds not comfy , chair in lounge damaged, covers on settee quite soiled . Some taps were loose on sinks and bath . Leaks on showers
Stayed for two weeks but no towel change After the first week.
Not enough mugs for 8 people

Rookery Cottage is a very nice property, & is on a nice estate in a good location. There is ample parking, & it was very clean
On the negative side, in line with some other recent reviews, the owners of Rookery Cottage have let themselves down by simply not having everything that should be available for guests, & also by a number of maintenance issues needing to be resolved, eg:
* There were 8 of us, yet there were only 5 cups available & only 7 forks
* One of the outside chairs was broken, & had actually been held together by glue. This could have been really dangerous, as it collapsed as soon as someone sat on it
* One of the kitchen chairs was unstable, & needs fixing
* The chest of drawers in the upstairs bedroom do not pull out, & the sliders on the runners are missing
* The curtain pole came away from the wall in one of the bedrooms when the curtains were shut
* The instructions for turning on the tv are totally inadequate; nowhere did it say that this had to be on HDMI2, & it took us about 20 minutes to sort out. This is absolute basics, & surely clear instructions should be left

The house is very modern and spacious. The layout is great, easily accommodating the six adults. The drive can comfortably take 3 cars too, which was a bonus. The beds were comfortable, the showers and hot water lovely and the access to the garden much appreciated. The response of the agents to our arrival and getting us inside was appreciated and they were all very pleasant and professional to deal with. (Alex I think)
The cleanliness of the property on arrival could do with attention. The grill had previously been used to grill meat , was full of fat, and had not been cleaned in a while. The smell was noticeable (thank goodness for the french doors to the garden. In addition the down stairs toilet floor did show signs of not being cleaned before arrival and was covered in dried out splash marks.

Modern house on 3 floors , big enough for 6 adults and 2 small children to relax and socialise. Keys were handed to us on arrival, never needed to contact the agent/owner during next 5 days. We loved Mundesley too.
Some tlc/ maintenance is urgently needed to bring it up to expected levels and reach full potential.Eg All 3 showers leaked to some degree, sink taps in main bathroom were loose, smashed glass in large picture frame on entrance hall to property,One dining room chair missing its screws and thus was wobbly and dangerous and unable to use, curtain rail in lounge broken at middle fixing, etc. Niggly things like these were not expected and took the gloss off the property. Very Disappointing. It would be an amazing house otherwise.
