The caravan is getting tired after staying here a few years now the standard has dropped, The bed is worn out and not comfortable the sofas have stains on them. The veranda is covered with birds mess which we wash off when we get there but that could be done by the cleaners so we could get into the caravan without traipsing it in on our shoes .cobwebs in every corner top and bottom and sink coming away from wall in bathroom. Knob broken and missing on oven so can only cook on 3 rings.kitchen crockery and cutlery not clean.

Location was perfect, you are seconds away from the beach and the pool and crabbing. Just rite for a couple of days stay. The noisy lobster is also just a 10min walk if you’re looking for something nice to eat in the evenings. Pricey but worth the food. Also the bar at the site is ok just for a couple of drinks and little bit of music with the kids. It suited us having two young kids. And was seconds away for a walk back to the caravan. We would book again for a short stay. The kids enjoyed the heated outside pool aswell.

Location near beach. Very clean.
Quite crowded site. Parking challenge for large car in small space. Very little evening entertainment. Eg pub or bar.
Mobile home could do with a bit of maintenance and investment.

Location was excellent plenty to see and do for us, we loved the area and choices of eateries, we are walkers and the area lived up to our expectations, crossing over to Sandbanks on the ferry gave us even more choices which were great.
Could have benefited from being aired through. We switched some of the bed linen for own, due to the smell which may have been due to that reason. Bed linen could do with updating.

Would highly recommend the location- perfect for the beach, ferry, noddy train and Christchurch, the use of the hotel facilities- outdoor pool.
It could’ve been cleaner. Kitchen floor hasn’t been washed in a while. Both toilets smelt of urine. Stains on sofa.

Super location, equal distance from the harbour terminal and the Noisy Lobster range of facilities. Good walks but still close to the forest for some walks. Very comfortable sitting area in the lodge.
No toilet brushes. Bit of a problem getting the hot water to work but this was quickly resolved on the first morning.

Great location. Swimming pool was great for the kids. Comfortable bed, slept very well.
The property was not clean to an acceptable standard. There was hair in the fridge / oven top / shower. The bedding in the twin room smelt damp. It should be clarified on the advert that cleaning products are provided, but guests need to supply toilet roll. The pans, and cups were not clean. The oven was not clean. The utensil drawer needs cleaning as it is full of crumbs.

The location was great
On arrival the balcony was a mess of poop and old leaves and the steps felt like they were going to collapse. The place smelt musty, opening windows was the first thing. It was very cold and took us ages to figure out the heating. The fire was so loud it drowned the tv, so that was hopeless.
I was going to use the main bed, but had an awful night in it. The mattress slumped into a pit and the bedding smelt awful. As did my colleagues room too.
I lasted one night and moved out. My colleague stayed but felt awful after the 3 days through lack of sleep.
I would not recommend this one. You pay for the location. The caravan is old and dated and cold

needs tlc. cleanliness of extractor, skirtings, rusty hall radiator, musty smelling bedding, dirty bathroom mirror, en-suite toilet seat loose, rubbish externally on arrival. damaged fencing, cigarette butts, gutters full. double bed was a good mattress on top of smaller bed base and mattress meaning it overlapped by about a foot on one side and at the end of the bed. bedding not changed and small stain on pillowcase in main bedroom.

excellent location
The property was under a large tree, there was bird faeces all over the decking gate, the decking itself. impossible to get into the property without touching faeces. A more regular clean wouldn't have gone a miss. Really quite disgusting.

The caravan was very well laid out and the furniture was excellent particularly the mattresses. The shower was excellent too. The kids appreciated the decent wifi.
We couldn’t find a washing up bowl, or any bin bags, and there was no loo roll when we arrived which we didn’t expect. But none of these things were major issues.

Location absolutely brilliant ,appreciated the outside space.
A small problem with access to the barrier,reception dont provide tokens for access as we were advised ,the receptionist told us the owner should provide a fob.
So evert timewe needed to drive into site we had to find a member of staff to let us in

Old caravan with poor taps, broken toilet roll holder,broken blinds and curtains , poor cleaning, the decking is in the shadows all day under a large tree. This tree fruits and it drops all over the decking. So you can't sit out side unless you clean it up, which hadn't on arrival.
On my arrival I entered the caravan and it hadn't been cleaned up from the last guests, very disappointingway to start a holiday, after speaking to the Owner this was arranged to be completed while I found somewhere to go for an hour or so.

Whilst it was not a fault of the accommodation - it was unpleasant not to beable to use the veranda comfortably because of the continuous bird droppings and overloaded gutterings of leaves that the birds continues to empty onto the veranda

The setting is superb-very near beach but the lodges are very packed in with no view when inside. Lounge area very open/spacious, Heating most effective. Hot water good. Very cold water refreshing. Good to have parking space next to lodge.
SatNav gets you to a car park next door not the caravan park. Would have been useful to know that the car barrier key fob was with the door keys. Door had been left open when we arrived. Cutlery and crockery not clean. We used our own cutlery and washed up all the plates/bowls before using. Toilet roll holder fell off wall. 2 curtains came down and tap in kitchen sink is very wobbly. Whoever vacuumed before we arrived did not do a good job. Nest of tables had numerous cup marks on - yuk. Both bedrooms very cramped for space. Double mattress doesn't fit the base. Single beds not good for a tall person. Think this is mis-sold when described as luxurious.

The property was not very clean. The decking was COVERED in bird poo and so was the outside table and chairs. I needed to hoover the moment i arrived in the chalet which isnt something you want to be doing on holiday.

Near to home - we were there while repairs were being done to our home.
We had owned a van on this site until 5 years ago.
We knew the area.
Perfume smell in bedding/mattress in double bed.
Rubbish had been left in bin in bathroom.
Lock on one door doesn't work.
Situated under a tree decking and car suffer from gull poo.

Could see the sea from lounge window, good walks nearby. Friendly staff and visitors. Loved being so close to sea front. Kids loved the pool. I thoroughly enjoyed staying at this site. It was peaceful. Would definitely go back but in a different caravan as would like to take my dogs. This was a holiday for the kids. Pool can only be booked that morning for 80 mins but worked for us. No towels supplied but again no problem as were told beforehand.
Pool was dirty and not cleaned. Had to keep asking them to. Caravan had hula hoops on floor on arrival and deck was messy and tables on it hadn't been washed down. Think owner may need to have a word with who he gets to do this. I know it’s under a tree but this wasn’t just a couple of hours mess. Also attention to door locks as we had trouble locking /unlocking both of them. That said I did not contact Gordon as we managed.
