About this house rental
This 3-Bedroom Charmer is a sunny, quiet haven for your visit to Knoxville. Just 10 minutes away from downtown and 12 to the university, you have UT football and Knoxville's best eateries & coffee shops right at your fingertips! We provide a guide to our favorite stops and menu items in case you're new to the area and need some recommendations. This property actually used to be a schoolhouse back in the early 1900s! We just renovated it to make it a homey place for your stay in Knoxville. • Fully stocked kitchen • Luxurious mattresses • Coffee Pot with complimentary coffee/tea • 49-inch smart tv in the living room with YoutubeTv provided and the ability to stream from Netflix and other apps if you have accounts *3 bedrooms (sleeps up to 10 people) • Bedroom #1 - queen-sized bed • Bedroom #2 - queen-sized bed • Bedroom #3 - 2 queen-sized beds and 1 new queen-sized fold-out memory foam mattress *Guests are welcome to sleep on the couch as well! *1 bathroom At Haven, we pride ourselves on our guests’ experience. We understand that having a clean and sanitized space is part of that experience. Haven wants to notify all guests that in addition to the extensive cleaning standards we already follow, we have recently doubled down on disinfecting and sanitizing our homes so that our guests can rest assured the home they stay at for their vacation is as safe as possible. Haven’s guests can sleep easy knowing that we take safety issues seriously and that we are responding to the current challenges in a way that allows you to relax and enjoy your stay with us, your friends, and family. Guest have access to the entire house! We will not be at the property, but my wife and I live close by and are available if you have any questions! The schoolhouse resides in a quiet and peaceful community of caring neighbors. The neighborhood is right off main roads for easy access to downtown. You are also 5 minutes away from Target and Walmart if you need to pick anything up for your stay. The schoolhouse is only 10 minutes away from all that downtown and Old North Knox has to offer, but it may be nice for you to know that there is also a local Mexican restaurant (Habaneros) that we love just down the street. • Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am. •For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay. • The Schoolhouse is a duplex and the other side is also a rental. Reach out to us if you are interested in both sides! - You may not book if you live locally without asking for permission and letting us know why you need a place in town. - By booking with us you agree to download our app to gain access to the property. - Guest needs to leave the key in the lockbox whenever they leave the property. - Do NOT open or climb out the windows. - Parking spot is located on the left side of the driveway. - Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave. - To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes. - You understand that your check-in instructions will be sent after successfully completing the guest portal. - THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BRINGING PETS INSIDE ANY OF OUR PROPERTIES! - Please do not bring glitter, confetti, or anything like that to any of our properties. - Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason. - A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days. Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following: - The “Minimum Age” to rent the Property is 25 years of age. - By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made - The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees. - Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. - Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property. - Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM. - If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property. - No smoking is permitted on the Property at any time. - No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. - Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer. - Events and commercial photography or filming are prohibited at the Property without our express written permission. - Use of the Property for any criminal activity is prohibited. - Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property. - Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities. - You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy. - You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Renovated school house provided some of the essentials for a comfortable stay. Overall the renovation was sub-par. It just feels like the bare minimum was done just to get by. Wifi did not work well for 6 adults with phones and laptops. I used my phone as a hotspot more than the wifi. The bathroom was small, especially the sink and the toilet. Comfortable seating was less than necessary for 6 adults. I recommend trashing the 2 barstools as they are very wobbly and unsafe. TV was okay. Beds were okay. Prior cleaning could have been better.

The schoolhouse property itself is nice, although minimalistic supplies and furnishings. Unfortunately, it's a duplex and the people who stayed next door partied very loudly until 4:30 a.m. A little noise is fine, but this was ridiculous and it woke up the whole house. Not a lot you can do in this situation, but need to be aware that there are shared walls, the sound travels immensely and this may be a common rental for UTK game weekends.
Would also recommend a bath mat as the bathroom floor is very slippery if water gets on it.

OK property but guests next door in duplex partied all night
The schoolhouse property itself is nice, although minimalistic supplies and furnishings. Unfortunately, it's a duplex and the people who stayed next door partied very loudly until 4:30 a.m. A little noise is fine, but this was ridiculous and it woke up the whole house. Not a lot you can do in this situation, but need to be aware that there are shared walls, the sound travels immensely and this may be a common rental for UTK game weekends.
Would also recommend a bath mat as the bathroom floor is very slippery if water gets on it.

The pictures of the property on the site compared to when we drove up, where not even close. We where aware of the new siding being installed a couple days before our check in, but the sidewalks/entry was cracked and the house was scarey from the outside. I believe they are trying to update the house,, but first impressions are important. If we hadn't been on the road for 12 hours and I wasn't so exhausted, I would have found another place to stay.. Neighborhood was run down, across the street they had a stove in the front yard!
When we walked in, the house had a musty old smell on the main floor and the upstairs. The lights in the kitchen didn't work, so when I called the management company, they where very nice with suggestions, but nothing worked and sent out someone the next day. The house is advertised to sleep 10 people, yet there was not enough glasses, cups, or seating in the house for that many people. It barely had enough for the 5 of us.. The stairs where missing the top part of the railing and the bottom step was broken on the side.
The beds, definitely where comfortable and they did supply all the linens and towels, which was a nice bonus.
I was very disappointed with the house conditions and the area. Coming from out of state to move our kids into UTK, was our saving grace. We only slept and showered at the house.
I feel like they are trying to update the house because the kitchen and bathroom where in great shape with new appliances, back splash and tile. But it really needs to be repainted inside and the start renting to people.
