SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
***Identification must be presented for Guest**
Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 10:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

House was nicely decorated and very well equipped with useful kitchen gear. Closets are large to hold suitcases. Backyard was enjoyable for quiet moments and socializing. Extremely near a large park for activities or the children's playground. Word to the wise, the non-master bedrooms have respectable mattresses, but they're distinctly firm so if you need a pillow top you get the master.

We stayed at Water Well while my daughter was having surgery in Austin. The house was great for post surgical recovery. It had everything we needed- no stairs, a recliner, a hand held shower, lots of wash cloths, and even a smoothie maker which we used for extra protein. The nearby park was great for the rest of us to get in our daily walks and runs. We cooked in most every day and the kitchen was perfectly equipped.

We came for the Two-Step Inn music festival. Location was great and place was perfect to relax and prepare for the shows!

very nice property. would stay here again. Didn't like the fact that there wasn't live tv or local channels available. I went to Walmart & bought a antenna hooked it to the back of the tv placed it in the front door side window & was able to have local live channels + 50 other local channels. My wife cooked every meal there, only had pizza delivery first night. Kitchen is well equipped. Didn't like the fact that everything you needed to know about property, that you had to go online to find it would have been easier on us to have a guest book with the information hands on.

The home was clean, comfortable and well stocked. It met all our needs for our weekend getaway to visit our adult children. The neighborhood was friendly; a park is nearby and the home is convenient to many different things to do in Austin. We thoroughly enjoyed our stay and will be back when we go to Austin again.

This lovely home was well situated for our purposes, and provided us with comfort and convenience during a busy, stressful week. It was clean and well-stocked, and all appliances were newish except the stove. Easy living, lovely back yard for our dog, garage access for our car. We would book again!

Great house for family
We stayed here for a week while our AC was not working. My husband and I have a 3 year old and a 3 month old, and we brought our dog. It is a great space for family, open and clean. The backyard is a great play or BBQ space with chairs and a grassy area. There is limited shade during the hottest parts of the day so I do wish they had a covered porch or umbrellas or outdoor fans.
The kitchen is fully stocked with decent equipment. They provide enough dish washer tablets & laundry detergent for the week. We brought things like foil, plastic wrap and ziplock bags. One of the burners on the gas range wouldn’t light.
Bedrooms are comfy and have great linens & towels. The primary room is huge and has a very large shower. The bed is great. The shower needs a bigger head and a handheld attachment. Water pressure is okay.
The second bath tub has not been updated like the rest of the house. The two smaller rooms are quite small but nicely decorated. One of the guest bed’s mattress is rock hard. There are no dressers for clothes storage but they provide hangers and the closets have shelves.
When you stay somewhere for a week you really get used to the whole space. I’d say the one thing they need is rugs on the floors.
Communication with the property management was awesome. We had to extend our stay a few times because of AC work and they were very easy to talk to and work with.

Clean and in a quiet neighborhood
The place is as advertised - very clean, all the supplies you need. The neighborhood is quiet and we enjoyed walking around - long nice walking/jogging trail nearby and a cute coffee shop around the corner. Perfect for our family and dog.

Definitely recommend
I cannot say enough good things about this property. If you've rented a vacation home before, you know that it's a dice roll with what you're going to get. Old, worn-out furniture, dingy linens, dirty pots and pans, questionable cleaning...we've seen it all. This house was none of those things. It was bright, fresh and clean. It looks like it was recently updated with newer furnishings, linens and kitchen supplies. The fenced backyard was great for our two pups. It was also a nice bonus having access to the garage, although there is driveway parking as well.
The house is located in a subdivision on the north side of Austin. We walked over to the nearby park several times. It is less than 10 minutes to access I-35 and TX Loop 1, which made it easy to get to all of the places we wanted to visit during our stay.
The property managers were friendly and responsive.

Two week stay
Booked this property for 2 weeks to assist with my Moms rehab before she went back home. It provided everything we needed, open space, one level, walk in shower and in a great neighborhood close to things. The photos are exactly what you get. Due to our extended stay we did a lot of cooking and laundry - the owners had some laundry and also dishwashing pods for us to use. Enjoyed drinking coffee outside on the back porch in the am and also later in the day to unwind. The couch is also a recliner on each side. The master bath shower head was broken when we arrived and they quickly replaced it once notified. Overall great stay!

A Lovely Place to Stay
We absolutely loved the property. We really loved the soft plush towels. Everything was neat and very clean. Our concerns and questions were taken care of promptly. Everything was in order as stated.

Very clean, great stay!
This property is clean, looks recently remodeled and managed very well. Great light from the windows with nice blinds at night for privacy. Beautiful flooring and very comfortable furniture and plush beds in all rooms. Body wash, shampoo and conditioner in the baths. The beds are high so for 4 and 5 year olds we put pillows on the floor in case the kids fell out of bed, they weren’t use to sleeping together. The extra space in the master was a getaway from family for phone calls. Everything looked like the pictures. I appreciated the fast response from Brittany during our stay for the few questions we had. I had family driving in from Kansas City and family moving to Austin that week in the vicinity the rental. This was an ideal location to babysit my grandson cousins so that one set of parents could tour Austin and the other set could move. Of course it rained most of the week but the family room provided plenty of floor play space in front of the tv. We appreciated the magnetized screen door to the patio. It allowed running in and out to the wood deck and grass area to blow bubbles and keep mosquitoes out. One of the recommendations in the welcome book was the Austin Aquarium which we went to. It was fun for the kids and to get us out of the house on a rainy day. More than enough small appliances were provided in the kitchen. My husband and I brought casseroles for some meals, but there was spices, olive oil, pots, pans and plenty of dishes provided. Because we thought we’d have leftovers we brought ziplock bags and a few Rubbermaid containers. We had a broom, dustpan and vacuum, we could have used a mop for a few spills but had plenty of paper towels. Our KC grandson left his favorite stuffed animal in the covers of his bed. Brittany is having housekeeping send it to him. We really appreciate that.
I highly recommend this Airbnb and A Stay Above the Rest. I’ll look into their other locations for future adventures.
