The hotel allowed us to check in early after an overnight flight from the US. They were super accomodative. The hotel was in the heart of the action in Anzio. Easy walk to beaches, restaurants, town square, parks and museums. Perfect hotel to stay for a long weekend.
I wish they spoke a bit more English - but we were able to communicate via Google Translate.

Ho scelto questo B&B per un weekend in famiglia. Si trova in posizione privilegiata e strategica a pochi passi dal mare. Molto pulito e curato negli arredi nei minimi dettagli in stile Shabby chic. Incantevole vista panoramica sul porto dal balcone e finestre, perfino da quella del bagno. si può vedere il mare, un pò come affacciarsi da una nave da crociera. La host è gentile e simpatica. Sicuramente torneremo

Man hörde allt från andra rum och det gemensamma rummet. Kuddarna var stenhårda och höga.
Husvärden kunde bara några ord på engelskan.
Man måste be om handduk och sängkläders byte annat gör de inte det.

Amazing location right at the heart of Anzio. Both sides of the building have an amazing water view. One side overlooks the beach with a view over a beautiful single-story beach restaurant (il Ristorante Alceste), while the other overlooks the port where Laziomar ferry to Ponza docks. I loved sitting out on the balcony and watching the waves and city life of Anzio.
We experienced exceptional service provided by the staff.
I didn't dislike anything. I personally loved being able to see all the action in the heart of the town, but if you want quiet tranquillity without any street noise, then this isn't the place for you.

The location was excellent. Right next to the water and a lot of nice restaurants. The owner was so friendly. I wish I could remember his name. His English and our Italian were not very good but we managed to communicate.

it’s paid parking at €10 per night and that’s not clear when booking but not a big deal.
There is no sign over the door but Google maps is right on, you will still have to phone to get the exact location and they don’t do any English, we got there in the end 😁

This could not have been a better location to anything in Anzio and for the ferry - around the corner - for Ponza. This is a simple lay out - it’s a B and B without breakfast and you are on your own. But rooms very comfortable and immaculately clean. The owner responsive and gracious.

it is true that the accommodation is new, it looks nice
the air conditioning didn't work at all! it is terribly hot in the room, and the window cannot be opened even in the evening because the accommodation is on the main street which is very noisy!
the landlady is an unpleasant person, who gives you a lecture on how to behave for half an hour! she charged extra for a small child and it was not even possible to book a room for two adults with a child, but she took money for three people and rented a room for two!
After the remark that the air conditioning was not working and that we were dissatisfied, she did not want to do anything!
also, no one speaks English
