About this house rental
Modern, newly created annex attached to characterful Victorian main house. Great location a short walk to the beach. Plenty of secure parking on the gravel drive. Private patio with summer chairs, fire pit and BBQ.
Second bedroom beds can be configured as two singles or zipped together as a double.
Inside there is a bright comfortable lounge / kitchen / diner on the ground floor with a large shower room and two good size bedrooms on the first floor.
The main bedroom has a double bed and the second bedroom can be configured with a double or twin beds.
There are two beaches close by and plenty of water sports such as kayaking, kite surfing, wind surfs, sea fishing etc
Guest access
Plenty of parking space. Easy self check in (if we are not around).
Interaction with guests
We respect your privacy but are on hand if you need anything.
The neighbourhood
The Avenues is a posh area of Exmouth elevated from the town at the west end of the beach.
Getting around
Walking is the big thing here but there are regular bus services, a new, fun road train and great links to the cycle path to Lympstone, Topsham and Exeter

We spent one week in this beautiful small house and loved it.
The location is beyond perfect, less than 5 mins to walk to the beach, lots of bars and restaurants and quick walk into town too.
Great location for a carless holiday or lots of places to visit if you do have a car.
House had everything we needed, so clean and tidy and the hosts were on hand if needed but also happy to let you get on.
We will definitely book again and can’t thank you enough, Geoff and Karen, for a wonderful holiday.

Pleased with the parking and the area where the children could safely play. We didn't find the unit as user friendly as some we have stayed in before for a family.
The children are not keen on eating out and so that's why we chose self catering and so needed the cooking facilities.
The all in one micro and oven wasn't always convenient as often we needed to use both at the same time.
The kitchen sink needed some TLC but there was no cleaning products only washing up liquid. There was a small amount of bleach upstairs and I did my best with that.
The bedding and towels were really lovely but the bed was rather hard. Most have toppers these days, this did not.
The toiletries provided were super as was the welcome gifts.
We were lucky with the weather and had a few hot days but couldn't have the windows open at night due to the road noise as the building is on the corner of two busy roads where the traffic starts early morning.
The shower room was lovely and there was plenty of hot water.
The stairs are not for the faint hearted as they are very narrow, steep, with twists at the bottom and top. This can be see in the pictures but it needs to be stated in the text.
For families, a freezer would be welcome so that you could do one large shop for the duration of the stay.
It is well positioned for beaches and town.
This is probably more suitable for adults rather than families.
Overall we had a good stay.

A very nice and cosy place to stay. Perfect distance to the beach. The hosts are very good and helpful. We enjoyed our stay a lot. Also perfect for day trips like Dartmoor, Lychford Gorge or Carleton Fishacre.

A lovely modern property annexed to owners House with own patio and parking. Owners very welcoming and helpful when needed. 2 mins walk from the beach and on open top bus route to Sandy Bay. 2 large bedrooms and bathroom with walk in shower and kitchen lounge with everything you might need. Lovely welcoming goodies too. Would recommend highly.

Geoff and Karen are great hosts. The property is superb, clean and spacious. They provide very generous provisions, including a welcome pack, to help with your stay and entertainment in case of bad weather or cosy nights in. Information is on hand to help with anything such as appliances and things to do. Easy walking distance to town and the beach. Secure gated parking is a bonus. Personally couldn’t fault our stay and will hopefully be returning in the future.

Fantastic stay at this accommodation. It had everything that we needed. Lovely and peaceful. So close to the beach which was fantastic. Everything was good quality and the bedding was GORGEOUS! It was so soft and all linen smelt so fresh! Would love to know what detergent they use 😁
Overall a fantastic stay, and I would certainly recommend this place! As for the host well they’re simply great!

Devonair is just a few minutes walking distance to beach and town, plus great views via headland walks. Well appointed and comfortable accommodation. Good communication with host, I would definitely recommend.

We had a lovely stay at the property - it was actually more spacious that we thought (upstairs) from the photo's. Had everything we needed and hosts very helpful.
About a 5 minute walk down to a nice sandy beach.
Apart from the beach, the highlight was hiring bikes and doing a ride on the cycle route that goes up the River Exe with a nice lunch in Topsham.

Really nice property perfect for me and my family. When we got here milk was in the fridge with some nice biscuits and a bottle of Prosecco! The property is really well decorated throughout and close proximity to the beach. The owners were all ways texting etc to make sure we were ok and needed anything. Highly recommend thanks very much.

Geoff and Karen made us feel so welcome throughout our stay at Devonair. The property has been designed beautifully with real Devon beach tradition. It is very clean and well equipped. It’s in an amazing location for the beach, restaurants and Marina in Exmouth. Geoff provided lots of info on where to eat and things to do. All the places he recommended to eat were Fantastic! His recommendations for a week’s itinerary were great too and we managed to fit it all in. The beach is beautiful!! We loved our stay at Devonair and Exmouth and will definitely return again!

Staying at Geoff and Karen ‘s home was a luxury experience. Impeccable style and woodwork within the bright flat . Everything was top notch: organic toiletries, rainfall shower head , heavy towels, thick spa-quality bathrobes, and beautiful fixtures. The home is located within a 5-minute walk of the beach, a park, the South West Coastal park, basically everything we wanted. We had food delivered some nights and went out to eat on others. Send Geoff a text for recommendations and he'll respond within minutes with awesome ideas. We loved our stay and look forward to returning!
