It would be nicer if they served breakfast.

The small single bed

Room was clean and tidy and bed very comfortable.
Close location to Lymington.
No hairdryer. Noise of air con units outside was annoying and should be mentioned before arrival.
Noise from jukebox was very loud but to be fair it is a pub so not unexpected but some might not anticipate it.
Lack of breakfast on some days of the week should be made much clearer on the booking process and when checking in.
Website menu is out of date.
No mention of what to do on checkout, had to go back to the room and leave the key as pub was closed at the time of leaving.
If parking not available in the car park, very limited options nearby.

It was clean and tidy, the rates were very reasonable both for accommodation and food and drink in the pub. Proximity to the ferry terminal to IOW was perfect and the people staffing it were very nice.
Access to our room was not possible without going up an outside staircase, there was no secure storage for bicycles and our room was above the kitchen so the very noisy extractor fan was both audible and vibrating the wall behind the beds until 9.30pm.

The room was clean
the outside stairs could of been lit more, was very noisy most nights, room was only cleaned once, should of been every day, the carpark was full on a few occassions and nowhere else around to park. Think they forgot we were there!

No breakfast was available, but full info given as to where available. Food items in room were much appreciated. We only stayed one night as ferry booked next mng. The room was perfect for what we needed and the beds were very comfortable, although a little narrow. Bed linen very attractive, and Vnice towels. The cleanliness was excellent. Only slight annoyance was traffic noise as window open due to very hot weather. We were very happy to stay and would do so again. Thankyou

The room was lovely, clean and well equipped. The staff went beyond the call of duty to make us welcome and comfortable. The food in the restaurant was wonderful!
Absolutely nothing to complain about!

Semi rural location. Close proximity to Lymington by car. Made extra effort with tea, coffee, hot chocolate, bottled water, banana’s & candy provided in the room on arrival. Scrupulously clean. Modest price.
Several stairs & no elevator as to be expected in this kind of venue - not a problem unless guest has physical limitations.

Breakfasts were excellent. Very tasty and cooked to order.
Shame the breakfast is only available Friday-Sunday.

Lovely old building retaining its features. Fantastic location for the New Forest and the local towns. Staff were excellent and so helpful when my car had issues.

My room was bright and very clean. Daily maintenance was without fault; bed made nicely, tea/coffee etc replenished.
The bar/restaurant staff were efficient and friendly.
I was not aware prior to my stay that breakfast was not available during the week, only on Friday, Saturday & Sunday. I therefore had to have my morning nourishment in Lymington. Also, due to kitchen maintenance, there was no dinner available on my first evening (I walked to the nearby Old Mill Inn instead).

The food at the Inn was very good. The dining room & garden was lovely especially for children. Parking OK too. Close to all the areas we wanted to visit. The tray goods in the room had a good verity. The TV worked OK. The room was very clean.
The twin bedroom was disappointing in that the single beds were child size & duvet could be better. We thought we would fall out of bed due too small single size.
I small size sink Shower all worked OK.

Room only. A little bit isolated if you don't have a car but good for a stopover for Lymington (Ferry) or south coast. Pub dinner was fine.

No doubt value for money, recently renovated, good location to the New Forest and the coast, nice pub and food downstairs.
Distinct lack of parking.

Friendly staff. Nice, clean, comfy room. I loved the tea, coffee, cookies and sweets station.
I knew this is an B&B in the pub so I was expecting it to be noisy as it was a weekend stay. However the music continued way passed 11 pm and i believe finished at midnight.

this was a beautiful family room above the pub. great size, exceptionally clean and great facilities.
the food in the restaurant was fantastic. lovely roast dinner!!
could also take drinks up from the bar to your room which was perfect for when the kids are asleep and you want to chill watching a movie with a beer or glass of wine.

very welcoming, clean and lovely family room. my daughter was happy to see games to play and biscuits.

The staff are really welcoming, the food was unbelievably nice and it was nice to be able to watch the rugby, play darts and have a live rock n roll band. the later check out of 11am was a bonus too! the rooms were spotless clean and relatively newly decorated.
music was played after the band had finished at 11 making it difficult to get to sleep. the en suites have no heating making them freezing.

Lovely room and enough little treats
Couldn't park there
