Location
Lack of cereal for breakfast and the water pressure in the shower

It's a lovely traditional pub with excellent, comfortable rooms, lovely tea and real coffee water etc in the room. Great breakfast and I'm coeliac with a dairy and soya intolerance and they had everything I needed. Lovely staff too!
Noisy because it's on a road and the windows are old! Take ear plugs and you'll be fine.

Breakfast was excellent, esp granola which was delicious. Happy to make cooked breakfast to order.
Had a poor risotto in bar the night before. Menu stated pea/broadbean and asparagus with cheese. No sign of asparagus and very little cheese. After mentioning it to staff, this was removed from our bill. Other food was good.

Vriendelijk personeel, mooie kamer, goede locatie met prima parkeermogelijkheid.
Een beetje lawaaiige straat, maar daar kan het hotel niets aan doen.

Attractive period building in lovely village of Dedham, staff were all friendly and helpful.Room clean and comfortable, good walk in shower.
Noise of deliveries to small supermarket delivery entrance opposite early woke me up .

Upgraded due to a mix-up, but staff were fantastic and very apologetic.
Food was fantastic, room was superb and very comfortable. The building is old and full of character.

Lovely old fashioned country pub

Breakfast we had was very good, but lacking cereals. The staff, and standards of most things were very high. A quickly building with lots of character and interesting history.
Our room (no.5) lacked, wardrobes and side cabinets. Clothes were put on coat hooks, which wasn’t the best. That said, the room was clean, warm and tidy.

Heel sfeervol, mooie ruime kamer. Gezellige bar en restaurant. Goed ontbijt!
Misschien dat het aan een weg ligt, je hoort wat auto’s langs rijden maar het is geen drukke weg.

Located in the centre of Dedham village, we had a very comfortable and well-equipped room and en-suite, enjoyed the friendly bar with open fires and the excellent pub-restaurant and liked the hotel's hearty breakfast.

The Marlborough Dedham is a beautiful, authentic, half-timbered Inn that has been around since the 17th century. It lies at the centre of the village, just across the road from the 15th-century church, St Mary’s. The staff were extraordinarily amiable and welcoming. You access the rooms through a small doorway and climb steep stairs, which might be tricky for some. The rooms are naturally old, and our room had a sloping floor, adding to the charm.
Most importantly, the room was comfortable, and the bathroom was modern. The room was well-equipped, but don’t expect modern air-conditioning. We didn’t eat there in the evening but enjoyed a fabulous breakfast the following day (they serve breakfast until 11:00u). We didn’t have a better-tasting full-English breakfast anywhere else in England during our recent trip. I’m sure they get everything fresh from local, trusted suppliers.
A few words about the location: there are very many local walks. In particular, the walks along the Stour towards Flatford Mill (starting from the Boatyard) are a delight. St. Mary’s is an interesting church and worth a visit. There are also many traditional tearooms and pubs. We’ll be going back for a second visit.
The room was a little noisy as it looked out over the road. Possibly, the hotel owners aren’t allowed to install modern double-glazing, so it’s not great when Co-op delivery vehicles arrive early in the morning, and park directly outside with engines running. There's not much the hotel can do about it.

Location, space in bedroom, friendly staff
Rather restricted dining menu

We hope that next time we stay the kitchen will be open. Tiptree tea rooms is a very average establishment these days
Clearly can’t be avoided but a 6.30 am dray visit was not welcome !

Nothing no breakfast had to go across the road no evening meal think you opened too early after the fire should have been given a discount
You could have offered a discount because you didn’t have the facilities that you advertised

The breakfast was top notch but it was in tearoom over road
The whole upstairs was permeated by a smell like Cif lemon cleaner. So bad I could taste it and it gave me a headache. Consequently we had to have the windows open all night and it sounded like a racetrack outside. Handbrake turns, the lot, until midnight then lorries etc at 6

The room was very clean and tidy. The staff very helpful and an excellent location.
On first impressions going into the hotel, the carpet throughout downstairs was very old and shabby. In my view it let the whole hotel down as the rest of it was quite lovely. .

We arrived just after the kitchen fire and were very well catered for with breakfast provided at the Tiptree cafe over the road. Very friendly helpful staff making for a relaxing visit

Had to get breakfast across the road as they had a bad fire in kitchen a week or two before we arrived . Although I had a table booked in their restaurant for dinner I was not informed about this until I got there .Plus I had 2 emails sent to me thanking me for booking the restaurant.
The above . Staircase for an elderly person to get to room was almost impossible to climb as well as holding open fire door . The door closer needed adjusting .

Very nice place
Only downside was there had been a fire in the kitchen, but they cattered for this by allowing us breakfast across the road

Location was great and all the staff were lovely. Unfortunately there had been a kitchen fire shortly before we arrived so we were relocated to cafe opposite for breakfast which was adequate - would like to stay again to sample Marlborough food. Excellent shower. Hotel bar very good and it was good to have residents car park.
Very poor storage in bedroom - no wardrobe and little facility to hang clothes. Also only two shallow drawers. No shelves in bathroom.

The location is in a very pretty village and the building is of architechtural interest.
The pub had a fire the week before and was unable to supply food. They arranged for us to have breakfast at a cafe opposite (which was very good) but only informed us of these new arrangements after our money had been taken and it was too late to find an alternative stay. Also do not stay here if disabled or have walking problems - steps to rooms are very steep! Rather overpriced.

The hotel is in a great location for the village. The room was very clean and bed was comfortable, and bathroom facilities were very good. Breakfast was cooked fresh and plentiful.
Unfortunately the room is on the road side, which was very noisy. This is not a fault of the hotel, but if you are used to no road noise, this is a problem for sleeping.
