Right in the middle of Broughton, the location couldn't have been more perfect for us.

Great stay for a few days. Comfortable beds, cosy feel. Lovely village, local bakery, pubs within a few minutes walk, great base for driving to Buttermere and Coniston. Bread, milk, biscuits and drinks available on arrival. Parking on the road right near house. Shop opposite. Variety of games to play, plenty of kitchen amenities. Nice big towels and extra bedding if needed. Friendly neighbours.
Small but cute home
Wasnt able to use the Log fire, no fire lighters or wood to burn, it was still chilly in the evening so that was a bit disappointing. Shower was difficult to use, very small space with sloping wall in the way making it difficult to move around, we are all small and found it difficult to use. Bath didn't drain well whilst shower was running causing bath to fill. Bedrooms are downstairs, only exit blocked by furniture if needed to get out in a hurry would be difficult.

Excellent location right in the centre of Broughton. Pubs, Bakery, Post Office/Newsagents, Butchers/Convenience Store all only a few yards away. Broughton is really good for access to the Lakes Peninsula and the Coniston area. Within the village (technically a Town) there is a lovely walk along the old railway line past an utterly quiet and peaceful pond and back over West Park. The Flat is very well presented and very well equipped. Warm. Comfortable beds. Small bathroom ( by necessity, making best use of the space available). Excellent Kitchen area. TV ( Freeview only) and Wi-Fi. Owners very nice. We had a couple of suggestions which are being looked into. That is a reaction we look for everywhere we stay, as it shows Owners care. Well recommended.

Wonderful flat in a stunning village. Very well stocked and beautiful decor. The rooms were comfortable and warm. Although no dedicated parking we had no problem parking each night right near the flat. Great flat for people watching and so comfortable to unwind after sightseeing.
Recommendation is to read the welcome book as lots of tips on heating and washing machine usage.

Great accomodation with everything you would ever need. We decided to cook and eat in most nights and the kitchen appliance were top quality. It got a bit chilly one afternoon so popped the thermostat up and within minutes the place was warm.
Great location with post office, bakery, greengrocer and butchers within 10 metres.
Communication with owner was great and responded very promptly.
There was only 1 thing and that was lack of dustbin and ended up taking the rubbish home with us. Not a problem as only 2 of us however if a family they might struggle.

Lovely flat. All open plan and nicely done up. Right in village centre with some great local shops that has food, fresh veg, snacks, drinks etc. Very good for small village.
The kitchen was really well equipped with everything you need to cook dinner at home. A few extra bits would be really useful and make the kitchen perfect. Loved the foam on the cooker hood! Genius idea!!
Very comfy bed and bedding cosy. The room was able to be made nice and cool which is perfect for us. Ample space for our stuff.
Bathroom, was nice to have a bath rather than just a shower although the bath does take ages to run.
Great selection of games available.in lounge. Good sofa and couple of chairs.
Noise, from both our side and the neighbours who live upstairs. The walls are paper thin. We can hear their TV and them walking about. Likewise, we had these amazing Bang and Olufsen speakers that we couldn't use as just having music on at a reasonable level was too loud for the people upstairs (the speakers are right up on the ceiling so going right into the upstairs flat).
A very sensitive fire alarm right next to the cooker!! A note to put the extractor on would be useful. We set the fire alarm off!
Could also have done with Kitchen paper and a stand to put hot pans and trays onto. Other than that, a very well equipped kitchen.
Tell people the bins are behind the flats not on the main road. It took a while to find them.
Having to check out at 10am was too rushed and way too early. Most places are 11 and hotels, 12. This would be much more acceptable.

Smell of damp in the basement where the bedrooms are.
Main double bedroom, no wardrobe or hanging space.
Bathroom - the shower space was very confined and hard to set up due to loads of pipes.

Apart from the bathroom, which was a complete let down, the remainder of the property was great. Comfortable, roomy, ideal holiday home.
THE BATHROOM!! The shower was very, very, very restrictive. The basin was tiny and could not be used to brush teeth or shave - only suitable to wash hands in. Bathroom needs re-configuring as there is only room for a shower and not a bath. A shower should be fitted where the toilet so that you can avoid the sloping ceiling.

Fantastic location. Main room well equipped, well laid out and comfortable.
Down stairs smelt a bit musty. There was a huge wet patch in the carpet just outside my bedroom door - from trying to clean a carpet stain I think - and it didn't dry out all week.

Location was excellent and the property was very clean.
I got the email early in the morning for the actual pin for the locker and it was so confusing as the Booking.com app had also a pin under my account which was also 4 digit, so I was so confused as I thought the booking.com pin is the locker pin and I couldn't/didn't expect the email on the day of arrival for the actual pin for the locker? That was a lot of time waste of time and created a lot of anxiety for us especially after traveling almost 6-7 hours. We did call the host as I didn't know there was an email for the key pin, the host didn't pick up and then I called booking.com for the key pin, booking.com was unable to talk to the owners as well, but overall not a good experience!! Booking.com, please do send clear instructions and if the money is taken earlier from my account why did I have to wait a few hours before reaching the actual property to get the key lock pin?
Also the properties heating system was a bit confusing as the bedroom are downstairs and the thermostat is upstairs so as soon as upstairs get heated to a certain temperature, heating stops so we had uncomfortable nights where it was either too cold or sometimes hot.

The location was very central, in a peaceful, picturesque village. The kitchen was convenient and generally very well equipped, with a big fridge/freezer. TV and WiFi worked well and the beds were very comfortable.
There was some noise from the upstairs flat at times. The bathroom arrangements were a bit awkward, with a tiny washbasin and a shower that was squeezed in under the stairs. Information about how to dispose of rubbish was out of date.

Excellent weekend spent at Harley House. It was clean and well equipped for our stay, with some lovely touches when we arrived. Communication from the owners was prompt and queries dealt with immediately. Local immenities in the village were brilliant and friendly. Would definitely recommend and return again.

Bathroom is a bit cramped. Be careful your head when you have a shower! It would be better to put a shower cubic where the toilet is.

Harley House is a great property, it had everything we needed and a real homely feel. It was very clean and in a great location.

We loved the house and everything in there. Very comfortable beds, lovely sitting room and kitchen, and a log burner.

Excellent location in the village centre, close to all local amenities. Appreciated the 'welcome' items ( bread, milk, butter and a bottle of wine). Very nice touch. Excellent wi-fi. Very well equipped kitchen. Comfortable beds. There is an open fire that was laid for our arrival, with a supply of logs and coal and although we didn't use the fire it was another nice touch. It is obvious that a lot of thought has gone into the preparation of this property for guest use.
No cafetiere. The bathroom is very small with an awkward shower over the bath that would challenge anybody of some size and lack of mobility and above the bath is the underside of the stairwell in the house above. That said the very best has been made of the area available within the room, so it is what it is.

A fabulous accommodation in a lovely picturesque village. Really clean and cosy, wood burning stove was a lovely feature to return to after days out exploring. Everything you may need for a stay was provided with an added little welcome hamper. We loved the place that much we even booked an extra night. The host was extremely helpful and we will definitely be returning in future. Thank you for a an amazing weekend getaway.
