This beautiful, charming, newly decorated 2 BR apt has everything you need for a cozy vacation. Walking distance to lots of restaurants and nightlife The amazing beach of Sunny Isles beach is just 5 min walking away. Enjoy our large balcony seating area to relax and watch the sunsets.

Parking:
Guests must use the valet to park. Please tell Valet which apt you are booked in, so they know the appropriate parking space. There is one free parking space free of charge per stay. The valet parks all cars every time. If you wish to tip, you may. But it is optional. Please note: when asking for your car from the valet, you are required to pick it up within 15 min, otherwise a fine of $5 will be charged. To avoid this fine, please pick up your car in time or let the valet know you won't make it so it won't be clogging the parking traffic.
Communication is very important. I like to give my guests freedom, so i offer self check in with a smart-lock access . All guests are issued a new access code to the front door of the apt upon booking. ( usually within a couple of days of their arrival) The building has a reception area and a front desk and you must check in with them on arrival to access the free parking. one parking space free of charge, per stay. The elevator is large and is located in the lobby. The building has s luggage rack if needed.
I always followup the next day and im available anytime via text. I live locally so anything needed can definitely be accommodated. I will be available to you via text or call.
Id presentation is required after booking. We require a list of all guests and a copy of each guest id ( over 18). Can be emailed to us directly - or given to building reception upon check in. ( they will make a copy)

This is a formal-style building with lots of great amenities! It is a 5-minute walk to the beach, parks, and shopping. Sunny Isles Beach is one of the most popular beaches in Miami with several modern parks, great restaurants on the water, cafes, bakeries, and beaches. Beach access is available throughout the street. Just look for public beach access signs located throughout the street.
We offer additional services such as pool heating, early check-ins, public parking passes, and much more through our online tourist portal.

Please DONT BE LOUD and boisterous in the lobby/reception/ hallway area of the building or on the Patio of the apt. We have a great relationship with management and with our neighbors and wish it to remain that way. We ask you to respect the people in the building as you would in your own home.
Please note that the condo has its maintenance department. Should anything arise during your stay, please let us know and we will contact them directly. We will do our best to ensure a prompt response for any issue, but we do not have control of the scheduling of that department as building maintenance is the condo's responsibility
To make your stay more convenient, we provide two sets of towels per guest. Should you need more towels, we recommend using the washer/dryer machine as a rapid solution. Additional towels can also be delivered for a nominal fee.

Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. Do not hesitate to contact us if you have any questions regarding the items mentioned in this document.
We ask that you treat the property as if it was your own property. Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know. We also ask that you watch noise levels at night, as we have a close relationship with our neighbors and do not want to cause any problems. Please no loud music or disturbances. Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules. We want to mention that first so you are aware.
Children are welcome here! however - please keep your children safe. Home is not childproofed.
1. Check-in /Check-Out: Check-in time is 4:00 pm. Check-out time is 11 am. Unless otherwise authorized by the management company. We MUST have 24-hour notice for extensions of stay or you will be expected to vacate at the 11:00 am checkout time.
All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.
2. Guest Interaction: We love to meet and greet all guests. However, in the event that this is not possible we also offer self-check-in with a door code. We have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present ID. Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID.
3. Guest Access - All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.
4. Maximum Occupancy: The maximum number of guests is limited to the number indicated in the listing. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking.
5. Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized guests stay the night or for extended periods of time. We do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the house unless previously agreed upon when you booked the rental. All overnight guests must be listed with the booking and any guests over 10 people limit incur a 50$ per night charge.
6. Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property. Only authorized guests are to be in the house and around the pool area. Music must be kept to a non-disturbing level. NO BIG EVENTS OR PARTIES! Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit and immediate vacation of the property.
7. Pets: ABSOLUTELY NO PETS! We do not allow pets of any sort. Any evidence of pets will be an automatic forfeiture of your damage deposit ($250 fine).
8. Smoking: There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home. Any evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will be an automatic forfeiture of the entire damage deposit and an additional smoke remediation fee of $750 will be charged.
9. Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside.
10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.
11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met:
*No damage is done to the unit or its contents
*All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately.
*No linens are missing, damaged, or excessively stained
*The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance
*There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house.
