Welcome to our newly renovated cottage just 2 miles from Dollywood! If you want to stay in the heart of Pigeon Forge and Sevierville and still feel like you are nestled away in the mountains, then this is right for you! We take a ton of pride in making this the cleanest place you’ve ever stayed. If you have any question about the cleanliness, location, or pure awesomeness, take a look at our reviews and you will believe!

This is the right side of a beautiful duplex located in a very quiet holler right off of Veterans Blvd. so you can get where ya wanna go quick but feel like you’re deep in the woods when you get back home from a day of fun! You’ll be snoozin’ about a minute from Veterans Blvd. and only a few minutes from the Parkway!

We want y'all to love this place like we love our home so we spared no expense to make you feel at home. From the Egyptian Cotton, Anti-Allergen linens, to the down alternative comforters and pillows, bamboo heat-wicking sheets, brand new foam top mattresses, and more, you’ll be sleeping like royalty. (We just ain’t got no one to feed you grapes).

This place is also loaded with some tech goodies. We’ve got a comprehensive cable package you can watch on your 42” smart TVs in each bedroom , a 65” smart TV in the living room, and arcade games with 15 games for you to set some high scores! And listen… I know this ain’t no beach but with our high speed 1200 Mbps internet (our teenager says that’s good), you can still surf the web! #DadJokes

Your retreat will come fully stocked with all the kitchen appliances we could think of for any home cooked meals you like to make including a wifi enabled air fryer in the oven. (For when you want your air extra crispy I guess). You’ll also enjoy a dining table that seats up to 6 for all that good takeout you’ll be bringing home too!

While you’re out on the town, don’t be afraid to get a little dirty or start a food fight at a nice restaurant (as long as you don’t tell ‘em we said to do it)… The washer and dryer are ultra high-tech quick and quiet with a steam function too… so you can enjoy your family while the laundry spins.

The living room has seating for the whole family and a pull-out sofa for your extra guests or your spouse when they’re in trouble! But hey, they probably won’t mind since they’ll have the 65” TV and the arcade games!

Both bedrooms are upstairs and absolutely beautiful. The full bath is upstairs and the half bath is downstairs.

Last but certainly not least, is the outdoor space complete with a fire pit (just bring your own wood) and 6 rocking chairs so you can enjoy your spare time with peace and quiet in the crisp mountain air.

If you’re still reading, I know that was about a long as a Harry Potter novel written in large font but… we take pride in our place so we figured you outta know what kind of luxuries you’re in for!

Our stay was very relaxing and comfortable. We were there from February 18th thru February 25th, 2024. The townhouse was exactly as it was described in the listing. The beds were very comfortable and the washer and dryer were a great bonus. And it was also close to all the attractions in Pigeon Forge and Gatlinburg.

The property is in a great location…peaceful yet still close to the parkway and attractions. It was very clean, amazingly equipped and decorated plus the most comfy beds! The owners are super easy to work with and respond so quickly and are eager to accommodate needs if at all possible. I will definitely be back and refer them to anyone traveling to that area.

The location was perfectly close to Dollywood and yet so quiet and secluded. The inside was so cutely decorated for Christmas and cozy. Everything was so clean and neat and the beds were very comfortable. Would definitely stay again.

Our stay at Sunnydale Holler #5 was nothing short of perfect! The unit was much cleaner than home and decorated to a tee. The bed was like snuggling up in a gigantic marshmallow. The kitchen was well stocked....they even left us 2 delicious jellies!! Kim went above and beyond in all communications, she even went so far as to drive to the property and take pictures for me because we had questions about parking a car hauler for Rod Run. It's obvious that the owners have poured their heart and souls into making their tenants experience top notch! You can even bring your fur babies. We will definitely be back!!

We enjoyed our stay! The townhome was very clean and just as it is pictured. We loved how close it was to Dollywood, restaurants, and shopping. The hosts were very kind and responsive. We hope to stay here again the next time we visit.

We had a wonderful two night stay with our family of five. The beds were super comfy. It was very nice to have streaming services logged in and ready on the TV. The kids (and husband) had a blast playing the arcade games. Best of all, it’s located 5 minutes from Dollywood. Will definitely be staying here again!

Overall we had a great stay. The unit was very clean and the kitchen was well stocked. All new/matching pots and pans, new full size washer/dryer, new stove, fridge, etc. Everything was well organized and check in / out process was a breeze. The beds were comfortable which seems to be rare in rentals and there were plenty of towels and extra linens. Also, you also can't get much closer to Dollywood as it was less than a 5 minute drive. Only complaint was an overuse of air freshener that was a little overpowering when we first arrived.

Property is exceptionally clean and super convenient to Dollywood. Owners have taken great care to make your stay comfortable. Our kids loved the arcade games. The beds are comfy, ample linens provided. Unit had a strange odor but we got used to it. We will be back!

Our first day was absolutely perfect. The unit was impeccably clean and had absolutely everything we needed for a comfortable stay. Love the proximity to Dollywood in Pigeon Forge. Will absolutely stay again.

This is an awesome home away from home! Very clean, the beds are enormous & comfortable, the unit is very spacious, the washer/dryer is modern & have a silent mode which is a big +. The exterior; we enjoyed the the fire pit & seating area around it, there’s a nice giant pasture for kids to play in our case our mini schnauzer enjoyed it, it is so close to Pigeon Forge & it’s around the corner from Jayell Ranch. The location is private & quaint, yet close to all the all the touristy things Pigeon Forge & Gatlinburg has to offer. We love this place! We can’t wait to come back. Jim & Julia (Wake Forest)

This location was perfect for us this year! We enjoyed our stay in Sevierville and plan to come back soon. We loved the look and style of the house we stayed in. It was very easy to get to and we had everything we needed there, including an outdoor fire pit during the cold days! The host was more than accommodating and took care of us by providing plenty of linens, cooking needs, and comfy places to hang when we needed. I’d give this a 10 star rating if I could!

This house was perfect for our family of 5. This house is in the perfect location, it is in a quiet tucked away location yet is only a few minutes drive to Dollywood and all of the other attractions that Pigeon Forge, Gatlinburg and surrounding areas have to offer. The interior of the house is exceptionally clean and decorated very well. The beds are extremely comfortable and there is plenty of space to unpack your clothes if you choose. The kitchen is very well equipped and I was easily able to prepare a number of meals there. My kids and husband had the best time playing the arcade games together. We will definitely look to rent this house again when we return to the area.

What a cozy little place to sneak away for a mountain trip! As we entered the house, immediately it smelled like fall at home. The house was SO tidy and well thought out. Our kiddos enjoyed some pacman competition each night, and the beds were dreamy soft! The owner truly thought of everything we might need- even makeup rags. It was the perfect distance from town to feel “away” while only being a couple minutes away from a quick trip back to the 24/7 Walgreens for things we needed. The owner was quick to respond when we called with a question. This unit was perfect for our family vacation since we brought along family and rented both sides. The kiddos enjoyed having their grandmother next door, but each with our own “space”. We would be more than happy to book here again! Thanks for sharing your home with us!

This is our first Vrbo rental and we feel like we were spoiled and may never get such a great place again. This house was super clean, had everything we needed (which wasn’t much), and was only a mile from Dollywood and. Few miles from any restaurants and attractions. Great communication with host and easy booking with Vrbo. We highly recommend this place to stay!

Great place to stay. Very nice inside. I didn't see it when I booked it but the kitchen decor is just like how my wife would decorate. Far enough away that it was quiet but close enough that it didn't take long to get to where you wanted to be.

This was a great little cozy townhouse just off the highway in a nice residential area within 2 miles of Dollywood. It's quiet, clean, and updated with new appliances and excellent wifi service. The beds are cozy, the kitchen is functional, and we encountered no issues. The firepit is an excellent addition to the property as well.
