About this house rental
This conveniently located home gives quick access to Downtown Woodstock, Applewood, and Kennesaw via I-575 and Highway 92. Inside, you´ll find an open floor plan featuring a remodeled living room, a fully equipped kitchen, plus two dining areas that comfortably accommodate four guests in each area. The master suite is upstairs and features a large private bathroom fitted with a double sink, a garden tub, and a walk-in shower. Two additional bedrooms are located upstairs; both with queen size beds. Also, upstairs is a shared guest bathroom and laundry room. A half bath is conveniently located on the main floor. Each bedroom is equipped with ceiling fans, Smart TVs, WiFi, and fresh bed and bath linens. You are welcome to make use of the back porch and propane grill! The kitchen is fully equipped with cooking basics. Available parking on the driveway and the 2-car garage. We set out a variety of snacks, tea bags, and pods for the Keurig K Cups coffee maker available upon arrival. Pets are welcome, pet fees apply.

Early Check-In & Late Check-Out
Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. Please inquire about your date range, as there are no guarantees. There is an additional fee of $20 for every hour before or after standard time for each accommodated request. There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check-in before our 10 am check-out time, and or need to check-out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.
Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.
Damages/Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

Mail

Mid-Stay Clean
Stays beyond 40 nights include the cost of a mid-stay clean. This is a maintenance requirement in an effort to upkeep the listing as marketed. The mid-stay clean includes the replenishment of linens and toiletries. Excludes organizing/cleaning personal belongings. Scheduling is arranged at your convenience, you do not need to present for the clean to be fulfilled.
Extra Guests
Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will be set off should there be a prolonged noise disturbance. A gathering will be considered anyone additional to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

Parking

We are not liable for any items left behind. Our protocol is to return all articles found to our office. We are glad to arrange retrieval, and or ship found items, incurring all shipping charges onto you, a tracking number will be provided.
Electronic Monitoring Devices / Smart Home
For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras, and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties, we actively monitor temperature, humidity, and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon Echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices.
Internet
Our internet service provider limits data consumption to 1.2TB a month. Designating a daily 40GB limit. Exceeding the amount based on your stay's date range incurs a $15 fee, per every 40GB beyond your stay's total allotted data usage. No refund shall be given for a number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to service.
Maintenance & Landscaping
The property's general maintenance & landscaping is handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.
Trash
All trash must be bagged, the garbage bin is located outside near the garage. The trash bin is to be rolled to the curb Tuesday nights for early Wednesday morning pick up. Failure to comply incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.)
System Failures
In the event, the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, the Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.
Unforeseen occurrences
Management will not assume liability for any loss, damage, or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance.
Personal property and injury
(i) Owner Insurance: Guest personal property, including vehicles, is not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to guest, guests, or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect guests and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to Guest or licensees or their personal property.
Payment Rules, Regulations, & Other
All payments are nonrefundable: If you need to cancel, we encourage you to communicate this as soon as possible but no later than 24 hours from the time of booking confirmation to request a cancellation. Reservations canceled within this period will be refunded, minus any applicable fees. For cancellations made after 24 hours of booking confirmation or within 24 hours of check-in, all payments will be forfeited. Please refer to your booking's cancellation terms for further details.

Everything was clean and comfortable. We appreciated how all our pets could stay with us during our visit while we were getting ready to move into a new home. Our kids even enjoyed their stay!

Enjoyed our stay. The house is in a good location if you are in the area for the WWBA tournament. Quiet neighborhood and close to several restaurants. All bedrooms are upstairs which wasn't a problem for our family. The front door had an issue with the code but the company was quick to respond and provided us with the garage code as well so we would not be locked out of the house. Overall a great stay and if we return again next year, we will certainly try and rent this house.

We booked this home as a short term stay. This was a great home to stay at while visiting family in Georgia. The neighborhood was safe, cute, nice, quiet, and the people were very friendly. The house was just like the pictures posted, nice and spacious! The home was pet friendly; so that was absolutely amazing for us. The host was super easy to get in touch with and communication was great. The host answered all questions quickly and made it an easy booking process. Check in and check out was easy. Thank you!!

This is a long term stay rental wich is fine but its not listed that way. We needed it for a week and were wffectively denied until last minute when they could book a month. Nicehouse, nice neighborhood, but at least ne honest with your listing. We live around the corner.

Kids had bug bites all over, biggest hornets nest I’ve ever seen right next to the front door, alerted of the nest and was not removed during my stay, carpet needs replaced.

Northern Georgia Retreat
This stay was nothing short of amazing. Everything was in order and tidy.
They thought of everything that could be needed was provided.
From snacks in the kitchen, laundry detergent in the laundry room, and smart TV's in the bedroom.
The Master Bedroom was comfy and there was plenty of towels and even a few makeup remover wipes and small toiletries in the bathroom.
Home was well decorated and there was plenty of cookware etc.
Reservation was originally for 8 guest but there only ended up being myself and one other adult.
My only wish was...I wish it was closer to the places that I needed to visit that weekend. Easy Check in and Out.
Other than that. It was a great experience.
