This luxurious 6-bed, 5.5-bath Fraser vacation rental house can host up to 14 guests with ease throughout 4,341 square feet! This spectacular residence includes countless upgrades, such as a private hot tub, in-floor radiant heated floors on all levels including the garage, remote control blinds, and granite countertops. With a massive interior, spectacular mountain views from the deck, and the free shuttle stop less than 1 block away, experience mountain living in style.

2 Car Garage includes breaker panel, brooms, snow shovel, dustpan, an extra fridge and fire extinguisher #1

- Kitchen includes 5 burner gas stove top with retractable vent, a wine fridge, French door fridge, dishwasher, oven and microwave

- Dining Room has a table with 10 chairs
- Family Room has fireplace, large sectional couch, sleeper sofa, coffee table & 2 large love sacs!
- Bedroom #1: King Bed Master with fireplace, TV, dresser, closet (pack n play, booster seat and vacuums inside), nightstands. This bedroom has a door that leads outside to the beautiful view!
- Bathroom #2: (Within the master bedroom) includes a double sink, toilet and stand-up shower with a bench.
- Walkout to deck off of the family room with hot tub, 2 gas grills, 4 outdoor lounge chairs and table with 6 chairs

Please note we have a max limit of 16 people. If more guests are found staying in the home, there will be a fee of $500.
The kitchen is fully stocked with all the appliances, dishes, and amenities you need to cook large meals for your group. There are also plenty of dishes and utensils. We have included high quality pots and pans as well as additional small appliances that you would not normally have available in a rental home.
Creating a huge meal like a Thanksgiving meal with all the fixings is not a problem at our home!
All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels.
Rental Rules:
1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense.
2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at any time.
4.) No more than our stated allowed number of 4 vehicles total at our home. No on-street parking is allowed at any time. Our HOA does fine, and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By signing this contract, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties. Any fines from the homeowner association, as a result of this broken rule, will be charged to the refundable deposit.

This is an outstanding property with a million dollar view. Great setting and wonderful property. Everything was perfect upon our arrival and we appreciated that. Only minor issues... 1) the garage code was not correct - didn't work. nbd at all. 2) The kitchen drawers had a few bad pulls that spun or fell off (again, nbd). 3) The light bulbs in the main room were all overy cool in temperature (the light color was like old office florescent bulbs). I would suggest warmer color bulbs (this is me being overly critical, only because I'm a professonal photographer and I key into this stuff). Anyway we will definately return - my family truly loved this place! Cheers!

Stayed here with 7 adults and 4 children ages 10-12. It was a great house for everyone. Not walkable but wasn’t expected to be.

My group of 12 (6 couples) really enjoyed our stay. The home is very spacious. Views from Living room awesome. There was some initial confusion on the bathrooms, but we were actually pleasantly surprised that there are 5 full baths and only one half bath. One couple had to share, but it wasn't a problem. The half bath is on the main level so for privacy to use the bathroom they had to go upstairs but they managed . It's two bedrooms upstairs with two full baths, one bedroom on main level with it's fullbath and 3 bedrooms downstairs with 2 full baths if that helps anyone. The hosts were very quick in communicating, we were very comfortable there. We would book there again.

While there were a couple of issues the management team and owner took care of it immediately which I appreciated. The home is wonderfully stocked with everything you could need. The views are glorious! The biggest issue is the wifi service which we did not have for the entire stay. They did try to get the cable company out but they could not until after we left. Overall if you are looking for a home to rent in the area I would tell you to stay here.

The house had great space for our family and was convenient to everything. The welcome book needs some updating…..particularly the WiFi info….but it was very helpful, including the restaurant and attraction tips. The deck is a bit smaller than it seems in the photos and the neighbors closer than the photos seem to indicate but, based on how the home is set, we had a lot of privacy. The extra fridge in the garage was great! There were some issues with items under the furniture…..hair clips, toys and ping pong balls and there was a good deal of hair in the main bedroom shower. I noted those to the property manager and they responded that they would share that with the cleaning crew. Overall, a lovely home that is great for a family vacation!

Perfect Sibling Getaway With A View
The extraordinary view that this house provided of Winter Park, Fraser, and the surrounding mountains was an absolute favorite. The house was perfect for our 6 couples that were in our group with an awesome great room for hanging out and catching up after a long day of hiking and checking out the area. The deck was amazing with plenty of room to enjoy the wonderful view. The beds were very comfortable and the bathrooms were great. The location kept you close to amenities but felt you were far enough away to enjoy some tranquility. Overall it was an excellent house for our group and we would stay there again.

Bachelor weekend getaway
The property was great! We saw a moose about 30 feet off the back deck on the first night which was incredible. The views are fantastic and the house is amazing, plenty of space and they set it up to make you feel right at home! Highly recommend to anyone considering starting here.

Family Spring Break
This place is AMAZING! The location is perfect! The home accommodated 13 of us, with plenty more space. The floors are heated....HEATED!!! The view is impeccable! The entire property is yours, no sharing the view or hot tub with anyone. The communication was so nice, never waiting for a response. There are 4 bedrooms with King beds and each with their own private shower. And the bathrooms are very spacious! Along with other bedroom and baths. The house was stocked with all the essentials needed to cook! And my favorite part was all the labeling! If you are looking for the PERFECT family (or friends) lodging while in Colorado, this is for you! Thank you for sharing your home with us!

Superb!
This is an amazing lodge. Perfect for grown families to gather. Lots of bedrooms with their own bathrooms make it a lovely suite to escape to and relax…then rejoin the group in the huge spacious, living room/dining room/kitchen on the main floor. . Windows galore. All appliances and accessories worked well. Fabulous view. We absolutely loved it!

Luxury winter vacation
Our family stayed at this stunning home for a winter week vacation. The photos are exactly as pictured and the views were amazing. The bed rooms were large and beds were quite comfortable. Every room is large with comfortable beds. The kitchen has everything you can think of and more. We even found shovels and a snowball maker in the garage ❄️. We will definitely return.

This home was truly spectacular! Lots of space, bedrooms were nice, great kitchen and an awesome view! Located on a hill over looking the town and mountains right in front of you. Really great!

Family Vacation
Great place that had a few flaws, TV in basement bedroom didn’t work and the bathroom in the basement made a horrible sound when the lights were on. Other than that the property was great and there were plenty of room for our family of 11!

This home surpassed our expectations! The amount of space and bedrooms were perfect for our family vacation! We enjoyed the hot tub and porch and the views were amazing! The beds and pillows were over the top comfortable! We haven’t slept that good on vacation ever! Will def come back!
