We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!
The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!
With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :).
There are 3 exterior cameras on property for security purposes. One on each telephone pole and one at far side of the garage pointed at the river.

Dogs permitted with a $50 pet fee per pet, max 2 dogs. No puppies or aggressive breeds. Dogs only, no cats or other animals. Pets will not be allowed on furniture, and excessive barking will not be tolerated. Please clean up after your pet, and keep leashed at all times. Pet(s) will be approved by a representative of My NB Vacation prior to arrival (please let us know as soon as booking is made).

Property is ideally located on Guadalupe River near shoots and fishing but experience was diminished by aging property in desperate need of upkeep, overflowing trash bins - resulting in odors and flies, broken washing machine, non-potable water and two bags of rotten potatoes discovered in the cabinets. Management was responsive but the property did not match the price. A lot of these problems are correctable but should have never happened.

What a beautiful, family friendly stay. The view is spectacular! This was a family vacation with grown kids, their families, including the family dogs. The house is spacious enough for community and private areas. Kitchen was well equipped and house was very clean and in good shape. Bonus was the fencing in back that was dog friendly. Highly recommend!

Great property for family get together
Good water access for tubing and kayaking. Enjoyed the covered outdoor area with a view of the water and grilling area. There is a nice fenced area to keep my pup safe. Having a garage area for vehicles was also very nice! There are some cool places to check out nearby for live music and cocktails. I hope to come back next year.

Summer vacation
Our family takes a trip every summer. This year we chose a river trip. The kids have never been tubing, so what better place then on the Guadalupe River. We spent three days on the river. The first day we floated from the house to KL Ranch Camp. The second day, we spent just sitting in the river behind the house. The third day we floated from CaP's Crossing back down to the house. The house is just perfectly situated on the river!
The house itself, is open with plenty of beds for family and friends. The pool table and Foosball table are great for everyone after the sun goes down. The extra fridge in the garage was a blessing. Lots of drinks needed to keep hydrated! The garage was great for storing our tubes and other outside necessities. We didn't need for much at this location! Another great vacation in the books for this family!

Great river access
This home has a fantastic location just north of the second crossing and south of the waterfall. My toddler was easily able to navigate the stairs and ramp into the water. We spent most of our time on the back covered patio enjoying the views. We will definitely be back!

River Getaway
This place was great and able to accommodate our group of 9 with adequate space for everyone. The location was great and able to have instant river access was great for us. We enjoyed the pool table and foosball! Recommend this location for any trip to the river!

Great place to stay
We thoroughly enjoyed our stay at this Guadalupe River Rental. The home and location on the river are great. The communication before and during our stay was prompt and kind. The house is well represented in the pictures. The pool and fooseball tables are a nice bonus, especially on cold rainy days. There is plenty of indoor and outdoor seating which is really helpful. You probably don’t need to bring extra outdoor chairs. We enjoyed grilling out and sitting around the fire pit each night. The neighborhood is extremely crowded and loud. No fault of owner, just good to know. Loud cars(loud music, mufflers, people, etc...) zoom past the house at all hours. We would recommend it to others, just good to know about street noise.

Birthday celebration in Covid time
It was such a beautiful place to take a break from the isolation of Covid and spend time with friends. The property was beautiful with amazing access to the river, the cabin was clean spacious and well appointed. We look forward to returning!!!!

Great place for a family trip! But beware of property manager communication delays!
Property was very nice and pretty much exactly like the pictures. The access to the river is unbeatable! Location is great and perfect way to enjoy the outdoors! Inside was clean and well kept. Our family of 9 had plenty of space to sprawl out! Only downsides were that the outside of the house was a little messy, charcoal thrown across the patio area, some scattered trash etc, so we spent some time cleaning up. We also weren't able to get access to the garage the whole trip, so we had to park 1 car down the street and pay. The property manager took a whole day to respond and didn't really seem to have much interest in resolving except for apologizing. High potential we'd book again if those things were solved.

Lockdown getaway
Lovely two day break from Houston. Location is to die for - can’t be many properties on the river that have a bank of beautiful cypress trees directly in the line of sight to the river (thanks to the little island right across from the back yard). Having the ‘chute’ just upstream gave the teenagers a welcome destination. House was great - not necessarily the shiniest but certainly everything we needed.

Great house, great location! We'll be back!
There were only 4 of us that stayed at this property, though it can accommodate many more. The location was just perfect, close to the little dive bars/restaurants, but far enough from the party noise. Further up River Rd. turns into party central, though fun to float through, we certainly didn't want to be staying in the middle of it so this house was great! The best part of this place was having our own place to float around with the island separating us from the main part of the river. The only negative I can say about the house would be the bugs. There were several spider webs and ants inside the house, and tons more outside. I can't complain too much, as we are on the water, it is to be expected.
**Tip if going during Covid: The governor shut down all tube rentals and shuttle services while we were there. We went to Walmart and bought our own tubes which turned out better actually. Without the water taxi's it is chaos though. We paid the people that live across the street to take us up the river so we could float back to the house, which was fantastic! But other people were not so lucky. Up until late that night random people would float up, lost, asking for help. We gave 5 different groups rides back to their campsite or houses. Of course, this is through no fault of these homeowners. I just hate that this shutdown caused so much chaos, and these small businesses are suffering. We were sure to tip the local businesses well because we felt so bad for them. I would say now, more than ever, would be the time to go and support the local economy. Just bring your own tubes!

Relaxing spot on the river
This was our way of celebrating Mother's Day and giving our daughter a much-needed staycation and graduation gift. We even had Prom on Saturday night in the living room!
Lots of positive things to say. First, I've lived in the area for many years and forgot what a treasure we have along this stretch of the Guadalupe. It's beautiful.
Second, the house is situated on a nice spot on the river. The frontage is expansive. In the back yard, we enjoyed privacy and a lovely view with the towering cypress and oak trees. There's a small river island spanning the back yard which slows the adjacent current. This makes for easy kayak access. We did not venture far up or down river. Didn't need to. We kayaked long loops around the island. On the other side of the river is a stony beach, which is nice for enjoying the sun and tossing around a frisbee. The back yard itself is fully shaded. The fire pit next to the river is a treat. And the fenced-in area for the dogs was a unique and beloved feature.
Third, on the inside, there was plenty of room for 2 adults and 2 teens. Three bedrooms, 2 with queens and 1 with multiple twins. The two bathrooms are clean and fully functional. Showers were hot. There was ample eating and sitting space. We enjoyed the pool table. The kitchen supplies--silverware, plates, coffee maker--were ample. The purified water tank was nice. There's a large screen TV in the living room, thought we didn't use it. WiFi worked well. The beds were fine. Plenty of towels and toilet paper.
It's hard to find any negatives. They are all minor. During the day, the road along the river gets pretty noisy with motorcycles and trucks motoring through and revving their engines. Totally understandable because the drive is gorgeous. The pool cues need new tips. Horseshoe in the back did not quite work because, well, I guess I'm not very good at it and the shoes kept rolling into the river (I fished 'em out--the river is clear!). The kitchen lacked any condiments other than salt, pepper, and ground coffee and supplies. This is not a big deal, just something to be aware of. Only one bedroom has an en suite bathroom. I wish there was a container marked for recycling.
Overall, it's hard to imagine a better place along the Guadalupe. The back yard exceeds expectations. The house had a Texas lodge feel and met all of our needs. The owners were responsive and quite accommodating. Check in was super easy. Everything about this place was relaxing.

Great Weekend Getaway
We had a great time here. The property was extremely clean and well-maintained. The location was great to just sit and relax by the river, or walk to one of the many nearby spots to rent tubes and float. The fenced-in dog area in the back yard was perfect for our dogs.

End of Summer Celebration
Plenty of room for 8 of us to bunk and enjoy the river before heading back to school! The AC worked wonderfully! There is extra storage for all the tubes and floats in the garage and lots of shade to sit back and watch the tubers float down the river. Everything was in working order including W/D, stove top, fridge, etc. We could have used an extra roll of TP but thats about it folks! Great spot for a river getaway and close to local shops, burger joints and tube entry points.

Exceeded our expectations!!
This was the perfect property for our a quick getaway with family. The indoor and outdoor space were both perfect for shared meals and comfort. The location on the river was perfect for tubing and swimming. The owner was extremely responsive and everything in the house and on patio were in proper working condition. We will definitely book this property again!

Super clean, quite, very attentive to questions and needs
Family get away with my two kid, son in law and grandkids for my husband’s 66 birthday. Very nice quite area on the water that my grandkids loved. My son in law made Shish kabobs on grill and grandkids loved the s’mores on the fire pit. Nice shady area to sit out side except for the Texas triple digit temperature but what can you say this is Texas. Sara always responded within minutes on questions and super nice. Grandkids loved playing the games doing video and playing pool. Would definetly book again. Thanks Sara for all your help.
