CENTRAL VILLA -- PANORAMIC SEA VIEWS -- HEATED POOL -- SLEEPS 10 !
Villa BELLA : house of 160 m2 on a property of 1,000 m2. Completely renovated, with its pool (secured by an automatic shutter) in 10 x 3.5 meters, its private Parking (2 or 3 vehicles). It is one of the very few houses with a pool so close to the center of Sainte-Maxime (5 min walk). Its location is a major asset : just a road to cross to reach the sea. Stunning SEA views from many rooms of the villa, but also from the pool, the garden and the terraces.
HOME CONFIGURATION:
It is important to note if you have young children that the house is divided into 2 adjoining parts. That means that te first floor is only accessed by a separate entrance (with its own key). This second entrance is located a few meters from the other one giving access to the ground floor of the villa. In detail : On the ground floor, this property consists of a living / dining room of 30 m2 opening onto the terraces facing the sea, an equipped kitchen (dishwasher, 5-burner gas hob, microwave, Nespresso machine, oven and freezer...) and 2 air-conditioned bedrooms (one with a sea view) and a bathroom. Upstairs only accessible via this second entrance : 3 air-conditioned bedrooms, one with a sea view, 1 bathroom.
PARKING + BBQ + A / C + PING-PONG TABLE + NESPRESSO coffee maker.
As the villa is very close to the town center and the beach, you can easily go there by walking. It's a great advantage to not take the car (and avoid the high traffic and the problems to find a parking) each time you want to do something around. In this neighborhood, you will enjoy the shopping district very typical : traditional restaurants, sidewalk cafés, food trades, groceries, ice cream parlors, bakers (croissants, baguettes)... This famous quarter is a lively and pedestrianized area, with a daily open air market.. and at only 5 min from the villa !
And on the other side, you have a fantastic promenade along the sea... and other small beautiful beaches less frequented there. The closest supermarket is in your street : 5 min by walking from the apartment.
Bright and spacious villa, air-conditioned in each room, decorated with all modern comforts, and it can accommodate up to 10 people (+ 2 babies). Quality bedding: the 3 main bedrooms have a 160 x 200 cm double bed. Bedroom 4 : 1 double bed in 140 x 200 cm. Bedroom 5 : 2 single and separated beds in 80 x 200 cm each. Another point : 3 bedrooms offer a SEA view (2 with a panoramic view and one with a sea view) ; 2 bedrooms overlook the courtyard. Dressing and Storage : a large wardrobe available in each bedroom. Wardrobes with hangers. Note that 2 of the bedrooms are on the ground floor (with 1 bathroom) and that the other 3 bedrooms are upstairs (with a separate entrance + its 2nd bathroom). The 5 bedrooms are air-conditioned and QUIET.
Linen and towels are provided for each stay (per person : 2 bath towels + 1 beach towel). Also on site: Wifi, TV, washing machine and dryer, iron and ironing board, hair dryer, ping-pong table. Baby equipment if needed: a baby cot, a high chair.
EXTERIOR and ENVIRONMENT:
Large terrace at the level of the swimming pool + Pergola of 30 m2 above a garden furniture + a Lounge area. Garden with synthetic turf of 200 m2. Exterior lighting.
Optional paying service : The pool can be heated on request, for a temperature (from April to October) around 28 °C. In that case, the additional cost of 150 Euros per week is required (payment by cash upon arrival) to cover the consumption generated by the heat pump. The pool can NOT be heated from November until March. On site : 6 deckchairs + 4 mini deckchairs + 4 sofas + 1 hanging swing. An outdoor shower.
-- For a 3 weeks stay = PLEASE NOTE that the mid-stay cleaning is obligatory (whole cleaning of the house + laundry, change of all the towels and sheets) = 350 Euros to pay by cash upon arrival.
3 Parking spaces : 2 vehicles can park inside the private courtyard + a remaining space in front of the house gate. Other public parking spaces in the street, but subject to availability (ie little during the summer).
Direct access to the seaside. First sandy beach : 5 min walk. Beach towels provided. The “Plage de la Nartelle” (famous site, large sandy beach) is at only 5 minutes by car. There you will find several restaurants (and bars) on the beach, rental of deckchairs, nautical activities, paddle, parasailing...
Access to Saint-Tropez : by shuttles (Green boats 24/7 in summer) from the Port of Sainte-Maxime which you can reach in just 5 minutes on foot.

This is a fabulous property in a stunning location. Unrivalled views of the sea from the fantastic pool & front of the villa. Lots of outdoor seating & loungers to watch all the boats sailing in and out of Ste Maxime & St Tropez. 10 minute gentle stroll along the sea front to all the shops, bars & restaurants. Quaint little streets. Ste Maxime is a lovely place to stay. Haven’t been for many years & it was so much nicer than I remembered. You do not need a car (apart from getting to & from the airport). The villa itself is newly refurbished and is very well equipped. Only negative is no private bathroom - all are shared- 1 bathroom on ground floor for 2 bedrooms & 1 upstairs for 3 bedrooms. It was fine for us, 6 people, but if fully occupied (10 people), some might be put off. There were lots of mosquitos who were very well fed & I have the bites to prove it so be prepared and take lots of mosquito spray! Otherwise a really fantastic place & would visit again without a doubt. Wonderful holiday!

Great location and outdoor spaces
We enjoyed a great two weeks in May/June 2022. Very well placed to walk in to enjoy all of the facilities that Sainte-Maxime has to offer. House was very comfortable and has great outdoor spaces including pool, deck, car parking, garden (including table tennis). It is a 'row 1' house with attendant traffic noise during the day, but shutters very effectively block that at night. Row 1 also brings magnificent sea views! Vanessa met us to let us in and was very helpful and responsive.
