This unique, newly remodeled three-bedroom, three-and-a-half-bath, 2000 sq. ft. two-story home, just blocks to the shops and restaurants, will confirm for you that Newport Beach is a tremendous place for your seaside vacation. The living room area has a large couch with a queen pullout sofa from which to enjoy a flatscreen TV and a fireplace. The dining area is next to the kitchen breakfast bar with high-top stools so it is easy for everyone to eat together. The kitchen is completely updated with stainless steel appliances and granite countertops and has everything you need to create meals and snacks for your crew. All you need do is add the food and the camaraderie and have fun.
The Cal-king primary bedroom is on the second floor and has an en-suite bath with a large walk-in shower. The first guest bedroom is also located on this floor and has a twin over full bunk bed with a twin trundle underneath and a walk-in closet. This room also includes an en-suite bath with a standing shower. The second guest bedroom – a queen – is on the first floor and also has a walk-in closet and en-suite bath with a standing shower. The first level also has a queen-size sofa bed. All bedrooms and bathrooms are furnished with premiere linens for your ultimate comfort.
Additional amenities include one garage parking space, free WiFi and cable, and a washer and dryer – all provided to make things more convenient. Great location and home. We really enjoyed our stay very much. We made a Thanksgiving dinner in the kitchen (we did cheat and buy an already cooked turkey from Gelsons) but there was a big enough table and space to do it all. We would love to return.

We stayed at this property with family October 2021. This time was three girlfriends. Property is in a great location. It is comfortable and clean. There were a couple of things that were broken or damaged upon check in. There was a broken stemless wine glass on the shelf with the other wine glasses. And the two bottom drawers of the refrigerator were not usable because the guides were missing (actually were in the adjacent cabinet) and when I initially opened the fridge they almost fell out and would have landed on the floor. By the looks of the drawers, they might have already done that. My friend that stayed in the bunk room said the mattress needs to be replaced and there was significant water damage along the baseboard in the shower area.
I grew up in Newport in the 60’s to the 80’s and love to visit and will return to Balboa Island.

Broken fridge (and false advertisement). Impossible to get a hold of property management. It ruined the first 24 hours of the trip. Very stressful. Lost value of hundreds of dollars in groceries that spoiled. Promised to compensate me, but have been giving me the run around since with no resolution. Spent hours on phone with their “call center” that’s not local and begging them to put me in contact with someone local or give me their number myself. They refused and after 45 min of arguing, was given to a supervisor or got a hold of the local team but still I couldn’t get the local contact info and had to be routed through their internal system each time I called, having to repeat the problem
Furniture overwhelming smell of urine (dog pee?). And dog hair all over your clothes. Complained on first day, told they’d send cleaners, never came. Couldn’t enjoy the patio sectional sofa outside due to overwhelming smell of urine as well.
The entire place is like putting lipstick on a pig. The pictures online make it look upgraded clean and beautiful. In reality, the fancy Viking fridge is old, even if working the drawers inside are all broken, dirty. Dog hair and pee noted above. Clogged bathroom sink. Dirty (like full of sand) Tupperware in cabinets. Very disappointed. I’ve rented houses on Balboa island many times as it’s a great staycation location, I will not only never book this one again, but STAY AWAY FROM ANY PROPERTY MANAGED BY VACASA.

Loved this vacation rental on Balboa Island. It was very clean and well stocked. 3 bedrooms all with their own bath and a 4th bath. Beds were comfortable and showers were great. Loved the kitchen with Viking appliances. We had a lot of rain and it was nice to find games and also the fire place is cozy. Very close to the ferry.
This is a vacation rental, not somebody’s vacation home so there is a difference. The management company was great although we didn’t need a lot of explanations for anything it was all self explanatory. Also great that they have a garage for parking if you have a smaller vehicle (truck or larger SUVs would not fit but street parking was just fine as long as you move for street cleaners).

Did not love anything about the property managers. I will never rent from SeaBreeze or VACASA again. They were non responsive to anything I needed fixed. The place was dirty and the rugs and furniture need to be replaced. The photos are a lie. The beds were full of black hair. There was mold in the bedrooms and bathrooms.

We stayed in Balboa during the heat wave. Little did I know there is NO AC in the house. After five service calls telling me someone will come by to fix it, then was told there isn’t AC in the unit was pretty frustrating. I went back and combed through the detail info on the website and AC wasn’t not listed. This was buried in a list. I will definitely check going forward on this. One would assume AC should come standard or it should be bold highlighted to let the renters know it’s not available. Aside from that, the bathroom drain was plugged, no tissues in the unit. After several calls, this was finally addressed. During our stay, we were told someone will come by to pick up a old fridge in the unit. One person came and my husband had to help that person to move the fridge. Not what we wanted during a relaxing vacation.
Over all I would not rent from Vacasa again. Very poor service.

This was my third stay at this property and overall it was very good. The carpets/rug need a good cleaning, and the patio got very very wet throughout in the rain storm, and needs to be clean/slight mildew odor. Otherwise the property was clean and the layout perfect.

The house was plenty large enough with bedrooms and bathrooms for all. The kitchen was well stocked with all the utensils and serving pieces we needed. For being on the corner it was quiet and peaceful only one block to the sand . My family loves Balboa Island as we used to live on the island we will definitely look to book this property again next year. Thanks for giving us such precious family memories

Had a great time overall. We had a few glitches with the refrigerator but they sent out small ones to accommodate us until it was fixed. Overall, it is a beautiful property and we had a very nice stay.

The place was furnished nicely. Carpets were wet from cleaning for first two days so was like a steam sauna. Banister was dirty and sticky. Cockroach about two inches long crawling around downstairs. It’s a duet and neighbors were loud, very loud in two of the three bedrooms. No response when reaching out to vacasa. I will do my best not to rent from Vacasa in the future!

First off this house is gorgeous. The layout and space were perfect for our family and it’s walking distance to everything on the island. House location was also far enough away from the main shopping area so parking was never a problem and we parked directly in front of the house.
It was great that each room had its own bathroom and the kids loved the bunk beds. One note for families with kids: the stairs were super steep and of course a draw for the kids. There are no bathtubs either so our kids had to settle for showers each night.
We will definitely book this house again and loved our weekend stay!

All brand new, comfortable, good beds, good kitchen, lots of bathrooms, comfy couch, good light, good location. It needed some directions.. how to deal with the TV and a few more things in the kitchen, but overall a great property. It doesn't seem like anyone ever lives in it, which is different for Balboa, I do like when I'm talking to an actual owner, but this is a great house for a family

We had a great time celebrating my Dad's 94th birthday in this home. This property has a downstairs bedroom that made it perfect for our situation. My parents didnt have to climb the stairs. The description of the property was to a T. It didnt dissapoint. The location was perfect . We enjoyed walking around the shops and eateries and enjoyed looking at the lights at night. I highly recommend this home. It has the best of everything. We definitely will be coming back.

Like the location is walking to shopping and ferry. Just park your car and you are good. Wonderful having 3 1/2 baths. The house has been updated tastefully with a nice kitchen and we enjoyed the fireplace too.

Great family staycation
The location was perfect and so convenient for walking to Marine Avenue or the ferry. The house was nicely furnished, the beds incredibly comfortable and it was perfect for our family. The fall is a great time to enjoy Balboa Island, less people and cars. Street parking was never an issue.

Family vacation
Perfect for a quiet family vacation with grandparents and new baby! Grandparents had a nice ground floor room and baby and parents had plenty of space in the upstairs master. The single adult took the bunk room comfortably. The dog was welcome in the neighborhood and everyone was very friendly. Easy access to get to the local shops and restaurants, or hop in the car and see a new area with no hassle. Off season parking is really easy on the street, on season, the garage is a real bonus!

This house was amazing. Everything in the listing was correct. Very well kept. Location was great. House accommodated all of us nicely. The only issue, and I blame myself, was my e bike and my daughters bmx bike were stolen off the front porch the 2 nd night. ($1500)We shouldn’t have been so naive. The neighborhood market was excellent for a quick bite to eat. Amazing pizza and sandwiches. Italian restaurant was also good. overall, great place. Will book in the future.

Delightful Days on Balboa Island
Very clean and comfortable - accommodated our family so well. Grandpa and Grandma downstairs and young family upstairs. Barbecued salmon on the front patio, played games on the side patio, enjoyed the fireplace, walked everywhere - wonderful memories. Needed more laundry soap and dishwasher pods. Appreciated the striped beach towels and chairs. The wagon and sand toys were great for the kids. Thank you for a wonderful stay!

Balboa Island Family Visit
Overall, a wonderful stay. However, I was very saddened to see the dimensions of the house distorted to give the illusion of a larger place. This place is nice, that is not needed. The patio and kitchen were grossly distorted. We will be staying in the area for 2-4 weeks in the fall for the foreseeable future but will be focused on places that give accurate accounting of the facility. Everything else worked out very well.
