We had a wonderful wedding at this beautiful house. The view is breathtaking and the house has old-world charm. The house has great potential of being a Hudson Valley gem.
The owner was very communicative and helpful, and usually responded to our requests immediately. She was easy to work with and thanks to her help and flexibility our event was a great success.
Unfortunately, the house is not in the best condition. There are several things that don't work properly. In particular, the air conditioning could work better (although it worked very well in the area where we had our wedding).
If you are not very picky about amenities, this house makes for a picturesque getaway or the backdrop for a quaint event.

I usually I don't write reviews, but for this one, I had to write it. I had booked this property for 4 days to accommodate my extended family visiting us this summer. We were absolutely disappointed with the lack of maintenance of the amenities and the state of the house. The owner has no interest in maintaining the property.
During our stay the there was a gas leakage in the house so the gas company had to come in the shut the gas supply for almost a day. Instead of spending time with the family I was speaking with the owner and constantly updating her. It just seemed like I was coordinating with the parties involved.
In Addition, during our stay, prospective buyer knocked on the door to see the house with their realtor . We booked this property well in advance and the owner did not give us any prior notice of this viewing. Since it was a hot afternoon as many of my family members were sleeping we did not allow them to come in and it it was really an awkward situation for us to see the agent and buyers peeing through the windows for about an hour.
Here are few things notable,
1. Not enough towels, blankets, or pots, pans and spoons/forks kept
2. The kitchen was ill kept and in general unclean. There were unwashed cups/glasses and other utensils.
3. There was fungus in the coffee maker
4. There was no dishwasher soap inn the house and we had to go to Walmart to get it only to realized that the dishwasher does not work.
5. The dish soap kept was watery, that probably explains why the dishes were so dirty. We got the soap and we had hand wash the plates to start using them.
6. Hand soap dispenser had water mixed in all of them
7. Upstairs common bath does not work.
We had to buy hand soaps for the bathrooms and rags to clean the kitchen.
This is NOT ALL. I have listed only the few things.
8. If you are traveling in summer, please note AC's don't work well
We had to make lot adjustments and spent a lot of time in trying to sort out the issues rather than enjoy the house and the views which were wonderful.
PLEASE DO NOT GO BY THE PICTURES. ITS A OLD BEAUTIFUL HOUSE BUT FALLING APART WITH NO MAINTENANCE.

Lovely House and Location
This house is located in a quiet neighborhood overlooking the Beacon Bridge and Hudson River. The rooms are spacious, clean, and well kept. The host Elizabeth was easy to get ahold of and would call you right back if she missed your call. If you're looking for a lovely scenic get away from the noise and hustle and bustle of New York City then you should consider this house.

Successful Halloween Birthday Dinner
My wife and I flew up to NY to see our family for my sisters 35th birthday that always falls on Halloween. We hired a private chef and transformed the already beautiful house to a Halloween theme. It was successful, the property, the views of the bridge, the privacy as well as the spacious rooms —this place can accommodate your family or friends without you feeling like you need to subject yourself to outside activities during COVID. This was my first time using VRBO, I will be using it again!

Warning, warning !
My first note is one of warning that the previous reviews for this property do NOT relate to this property. The ‘amazing’ reviews and high rating is for a beach house in Hawaii, apparently a previous listing by the same host.
The house needs a LOT of work, which is a shame b/c it could be so so charming if it was cared for.
My experience:
- we found the bedding to be stained (I have lots of photos), we purchased all new sheets, blankets and towels.
- one of the beds was broken and caved in the middle
- appliances were not working (microwave, ice maker, oven)
- random wires on the floor
- bug on the pillowcase
- there is a very strange room off the master that was wide open with a mattress on the ground and junk all over, looked like someone had been squatting. (I was told this was a storage closet and I should not have opened the door, which I didn’t)
- a few members of my family were not comfortable staying and were (luckily) able to find a hotel.
The good -
The location is great, the view and grounds are stunning and the house is quite spacious so if those are your priorities, this house is a YES!
Based on the attitude of the host and how she has replied to me and to others on another rental site, I am sure she will respond to this review unprofessionally and by trashing me. Let’s see ;)

Hello -- we had a great stay in Beacon. Wonderful place with a fantastic view of the Hudson. The home is older (1867), so set your expectation that things do not work exactly has you would expect in a brand new house, lighting is OK but not as bright as you may have at home. The AC is mostly not central, so during a heatwave may be a bit hot. Was OK for us in mid/late August. You will really like the deck and watching over the Hudson. We made great use out of the pingpong room and enjoyed the surrounding area. Elizabeth was responsive and great to work with during the stay.

One of our favorite VRBO rentals
Everything from the unit, the view, the central location to most of the things we enjoy, the fully stocked beach closet, to the very accommodating Debbie this was one our favorites. We liked having the pool and Ocean Beach Bar and Grill in walking distance. We hit beaches and hiked the Fisherman’s Trail and Pololu Trail. So much fun to be had and a great place to come back to in the afternoon

Beautiful Waikoloa retreat!
We thoroughly enjoyed our stay here. The property was very clean, comfortable, and nicely appointed. We especially appreciated the well equipped kitchen, which we used every day. Another nice feature was that the back yard is right off the back lanai, which is one of the perks of having a ground level unit. We would definitely rent here again.

Beautiful, well-appointed condo!
We thoroughly enjoyed our stay. The unit is comfortable and well-appointed, in a great location with an awesome view of the golf course and ocean beyond. The owners, whom we were able to meet during our stay, are great—very responsive, friendly and fun to talk with. We enjoyed the amazing sunsets from the lanai, and from the pool/restaurant area. The restaurant on the property has great food, drinks and a super friendly staff. Thanks for sharing your wonderful condo with us! We look forward to returning.

Amazing!
The location and home was phenomenal! So close to shopping, great beaches, and incredible excursions. It felt like home but with all the amenities of a wonderful hotel. 10/10!

This is a ground floor condo. It is well furnished and provisioned and Jim & Debbie's various suggestions and recommendations were most helpful. The problem for us is that noise from the upper unit often woke us up. There were at least three different groups in that unit during our stay. Early morning footfalls, school work and conversations on the deck made it difficult to sleep most mornings beyond 7:00 - sometimes as early as 6:00 when the children would participate in their on-line classroom. We would switch from the master bedroom to the guest bedroom and it didn't seem to make much difference. On those few rare days when the upper unit was empty, then our stay was wonderful.

Great location has everything you need
This was a great place to stay. The owners made everything super easy. The beach club is beautiful and right down the street. The condo is well equipped with everything you need including beach chairs and snorkel equipment. I would definitely stay here again.

A quiet Hawaii stay like no other
We had an extraordinary experience, as the island had just opened up with a less restrictive quarantine policy. As a result many places such as the giant Hilton complex next door, or empty. It was a special trip and 8C is an awesome location.

Waikoloa Vacation 2020
We enjoyed staying in this unit. We have stayed in this condo complex now 3 times and all of the units have been clean and nice. The lanai faces the golf course and ocean. The view at sunset is great! This unit is just a short walk from the pool and conveniently located across from tennis courts. The restaurant at the pool is great, we had dinner and watched the sunset two nights. I would highly recommend this condo!

Incredible location and view!
We had a fabulous time. The rental was exactly as advertised. The view was spectacular. Really appreciated the use of beach chairs and umbrella. The recommendations offered by the owners were all excellent. Thanks again for sharing your beautiful place with us!

Excellence as expected.
Excellent property in a complex that we have stayed at before and really enjoy. It was a nice touch when the owner contacted us on the day of check-in about a minor, inconsequential maintenance issue to let us know they knew about it. There is a great community in this complex and it extends across all age spectrums.

25th Anniversary Trip
The condo was perfect! Absolutely the best views of sunset from the lanai! It was great to have a full kitchen to use. The condo was well stocked with beach gear and towels. The best place we could have chosen for our anniversary vacation!

Beautiful location and place
My family loved our week long stay in Debbie and Jim's condo. The place is clean and decent size. It has a well stocked kitchen and an even better stock of beach equipment. It is located in a gated community, that was exceptionally quiet given that we stayed during the summer season. The pool facilities were great, and the sunset from the lanai is quite possibly the most beautiful we have ever seen. It is in a good location for exploring the island.
Debbie and Jim were very responsive the small handful of times we needed to contact them. The check in/out process was easy, and the staff at the front office were very helpful and informative.
Would definitely recommend this for both couples and families as a place to stay while visiting the big island.

Fab.u.lous
Super sunsets from our lanai. Comfortable and well appointed furnishings. We needed 3 beds for our staycation so our condo was perfect. Beds were wonderfully comfortable too. What a lovely condo and the artwork was exquisite! Mahalo to Debbie and Jim for our sunset libations. Can you adopt us?!

9 days in Paradise
Property location was amazing, relatively short drive to all major attractions. We were able to cruise entire island during our stay and get to best beaches early enough to find parking. Property had lots of storage, great gear supply for snorkeling, byggy boarding, umbrella, towels and coolers! The view from lanai was amazing and private. Excellent grill. Kitchen had everything we needed but wish there were more plastic mixing bowls and a better potato peeler. Community pool had exceptional view and amenities and very close to the unit we stayed in. At check in we received great information package to plan our stay. Property manager was very nice to let us check in earlier! Nice supply of paper towels and tissues, sharp knifes, and good quality blow dryer and iron. You may want to get some shampoo, conditioner and lotion on your way there, but body soap, detergent and dish soap was provided. Plenty leftover of after sun cream but recommend to get sun block, lots of it! We got beaked the first day. Overall this was one of the best properties we stayed in and we would surely come back again! Thank you for letting us stay!

Great location
This condo has a beautiful view of the ocean looking across a par 5 hole of the Kings golf course. We loved the Ocean club, which was a short 5 minute walk, to the pool and great food. We would definitely start here again.

Location, location and fully loaded
What a delight it was to stay in this unit. Ocean and golf course views, walking-distance-to-the-Hilton and even A Bay if you want to feed your FitBit. A wonderful pool and restaurant right on the water made it perfect. The kitchen was well stocked including incidentals, spices, storage, wraps and bags and such. And the beach and toy closet was awesome.
