Welcome to this beautifully appointed, three-story, 3200 sq. ft. home in a duplex. With incredible amenities and vaulted ceilings, this is a truly unique home away from home! It is only a 12-house walk to the beach!
Enter the front door to the main hallway that takes you to a game room on the left with a bumper pool table and a table with chairs - where you can play cards, dice, and watch the large wall-mounted flatscreen TV. Please note that the fireplace in this room is non-operational.
From here you can enter a queen bedroom and down the hall there are two additional bedrooms - one with two queen beds and the second with a double-over-double bunk bed. These three bedrooms share two baths - one with a large walk-in shower and the other with a shower/tub combination.
Up the stairs, you will find the living room with a vaulted ceiling, comfortable seating for the entire family, and access to the second-floor deck with a grill and seating area. The second story also features a wonderful kitchen and dining area for eight, a washer and dryer, and a half bath. Again the fireplace is non-operational.
The primary bedroom is on the third floor and features multiple skylights in the bedroom and a huge en-suite bathroom with a soaking tub, and a walk-in shower. And all beds and bathrooms are furnished with a generous supply of premiere linens to ensure you are comfortable at every turn.
Adult supervision is required at all times while guests are on the third floor and on the rooftop deck, which has lots of comfortable seating and is a great place to “people watch” the Newport Peninsula and enjoy the ever-changing colors of the western sky at sunset.
Come enjoy Newport Beach from this ideal location close to the beach and just a short drive to the Balboa Fun Zone. Newport Beach is the largest port on the West Coast and offers a bountiful selection of both land and water-based activities. This is a perfect place to create memories that will last a lifetime.

Due to the coastal climate, this home is not equipped with air conditioning but does have ceiling fans in each room.
There is one parking spot on the left side of the shared carport. Do not block the garage or carport spots on the right side of the carport.
Please note that there is an exterior staircase from the rooftop deck down two stories to the shared carport. Please do not enter the second-story home as it leads to another private unit.
This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties.
Parking notes: There is free parking available for 2 vehicles.
Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Great location and 2 parking spots! The master bedroom on the 3rd floor was huge and plenty of room for all guests. Very bright and open. Easy access to restaurants and beach access.

Location, the layout was nice for two families and it was nice but not so nice that you had to worry about damaging anything (simple wood floors, not a lot of glass or clutter).

Overall the house was very spacious and nice. However, the sink downstairs was clogged and wouldn’t drain the water while you were brushing teeth/washing hands. We also had an issue with someone parking in our parking spots. We had to park very far away from the house a day before check out. When we called to inquiry about it we received absolutely no help.

Great stay near Newport Pier. Bike rentals nearby and the ocean just steps away. Loved the beach chairs provided and the balcony. Had a wonderful time!

This home is in walking distance to the beach and many restaurants. We loved that we could rent bikes right next door for very cheap. Very clean and huge home for our family of 8. Highly recommended!

If you want to stay in the heart of Newport Beach, this place is for you. We had 7 people in the house, and hosted other family members for dinner. The kitchen is functional and big enough, and the new grill on the outside deck is plenty big. The family room easily held us all and the kitchen table holds 8 people. When we didn’t want to cook, we had lots of options within walking distance. The beach and ocean is within view and 30 seconds away. The biggest issue is staying cool in the house on hot/humid days. There are fans, but no AC. The bedroom on the top floor takes some work to cool down at night. Overall, a good place to stay in the heart of Newport Beach.

Great location easy access. Main road rather busy! House bedrooms worked out great for our family! Saturday night next door to us partied until 3am. Rest of the nights were fine! Close to the beach and all the great eating places! Was a great place to stay for our short visit!

I've been staying in rental houses in this neighborhood for decades. This interior of the house is on par with other typical short term rentals in the area. That said, I was thoroughly disappointed by the condition of the exterior of the property and the responsiveness of Vacasa to my concerns. We arrived on a Saturday to a huge pile of trash in the alley beside the house. I'm talking 15-20 full bags of trash. Stinking, swarming with flies, blocking the alley. Like a landfill. There was also trash strewn about the property and several large servings of dog feces, which were also swarming with flies who very enthusiastically jumped off the feces and flew through the front door of the house at every opportunity. I immediately let Vacasa know about the unacceptable conditions via text message. I'm pretty certain I was texting an AI bot, but that's another issue entirely. The person/bot assured me a work order had been filed and the problem would be resolved. Fast forward to Monday (48 hours later). No change in the landfill. I again contacted Vacasa via text message and requested a phone call by a human to discuss the problem. I was assured the local manager had been alerted of my request(s). Fast forward to Thursday. 5 full days after I checked in and 2 days before I was checking out. I came home to somebody cleaning up the alley and apologizing for the delay. They took away the trash but the dog feces was left behind for our ongoing enjoyment. Given how much I paid in cleaning fees, and how little cleaning was done, I'm considering getting into the rental cleaning business. And I'll be staying elsewhere next year.

We really enjoyed staying here. There were plenty of rooms and beds for everyone. They even had two couches that pulled out into beds if you needed them. The living room was nice and spacious. The kitchen was well stocked with everything we needed to cook with. There were plenty of bedding, towels, space heaters (for downstairs), and toiletries. It was a nice easy walk to the beach. They even had beach chairs, umbrellas, a cooler, and beach toys you could take to the beach with you.
The only complaint we had was the floors. They were SO DIRTY! They seem as though they’d never been mopped. Your feet would turn black after 5 minutes of walking barefoot around the house. We found a “mop” and tried to clean the living room but we had no cleaning solution so it didn’t help much. We wore shoes most of the time but it was hard for the little kids to wear shoes all the time and the ones who crawled couldn’t be put down much.
The place is right next the the main road and you can hear everyone leaving the nearby bars at 2am, but not much you can do about that.
Overall, we had a great stay here and would stay again.
