The space
Loaded with over 71 amenities for your convenience, this home offers a beautiful huge kitchen with granite counter tops and all new stainless-steel appliances. Get coxy next to the wood burning fireplace in the large living room that is home to 10 foot vaulted cathedral ceilings equipped with a log cabin feel. Enjoy a full body massage chair as you watch the 75” big screen TV with amazing surround sound in cozy open the living room space.

Get in a workout on the front deck equipped with sauna, bathe in the soothing waters of a Rainsoft water system, and unwind in one of the pre heated jacuzzi tubs on the front decks as you take in the breathtaking views. Each room is equipped with a mini fridge, flat screen TV, an abundance of natural light, and cozy beds.

Events such as family birthday gatherings, barbecues, family reunions, family vacations, marriage retreats with friends, smallget together with friends are allowed. However, ABSOLUTELY NO HOUSE PARTIES! of any kind are allowed at this property.

Smoking allowed outside of the property only in the designated smoking areas with ash trays. No smoking inside of the home!

- All rules and guidelines will be enforced. No exceptions!
- There is no late check out during a whole house booking. No exceptions,
o Cleaners and owner will arrive at 11am to turn over the property.
- All guests occupying the home must be included in your original booking.
- Unregistered guests will not be allowed on the premises
- Only registered paid guests are allowed to be at, on and inside of the premises.
o Initial booking for displayed daily rate is for Reservations based on max 16 person occupancy only.
o There is an additional fee of $35 per day per person after 4th guests.
- Guests will have their own access code and can come and go as they please.
o Do not share your code with any other guests
- Guests have access to the entire home.
- One warning from the host will be given for any incident. Continued failure to abide by the House Rules will lead to Vrbo being contacted.



PARKING –
- 4 vehicles are allowed on property; 1 vehicle is allowed to park on the street and the other 3 must park in the driveway in front of the garage. Please don’t park in front of my neighbor’s home.
- If guests must park on the street, please park directly in front of the property in front of the large trash cans.
o Vehicle must be facing uphill, wheels turned to the curb, and remember to use your parking brake!
- Violators may be towed at the vehicle owner’s expense. This is out of the host’s control.

KEEP IT CLEAN –
- Please take your shoes off at the door when you arrive to keep the carpet clean and free of allergens.
- No smoking or vaping inside of the home.
- Smoking is only allowed on the back or front decks with all windows and doors closed to not pollute the home.
- Ash trays are provided for your convenience. Please use them.
- No burning of candles or incense in the bedrooms or common areas.
- Toilets must be flushed after each
o Only human waste and toilet paper should be disposed of in the toilets, and toilet paper down the toilet.
o Paper towel, feminine hygiene products, and any other throw away items must go in the trash cans provided next to the toilet in the bathroom.


QUIET HOURS -
- Absolutely NO house parties of any kind
- Music is allowed outside at a reasonable level for small family events. Examples include game night, barbecues, family reunions, children’s birthday party, etc.
- All guests must be listed on the reservation booking. ​
- 10PM TO 7AM–
o This allows guests & tenants to sleep soundly as noise travels. There is no tolerance policy for excessive noise.

COMMON AREAS –
- Absolutely no sleeping in any of the common areas!!!
o House guests must sleep in their booked rooms.
- All guests must be fully clothed in all common areas.
- Please adhere to the “Keep it Clean” policy in all common areas including the shared bathroom.

COOLING –
- Each room is equipped with a ceiling fan and individual A/C unit. White Remote control to adjust temperature for each mini split A/C unit is hanging on the wall in each room. For efficiency all sliding glass doors, room doors, and windows must be closed to reach a maximum of 64 degrees in your occupied space.

KITCHEN –
- Feel free to use all provided amenities.
- Kitchen cabinets with food are completely off limits.
- Renters must purchase their own food and seasonings during your stay.
o Albertsons is 1.9 miles away and a Smart & Final 1.8 miles away
- Wine left on the wine rack is off limits. Not included in rental. No exceptions!
- Please wash your dishes. The dishwasher works. Please use it.
- Please clean the stove after each use.

PATIO & SPA FACILITIES –
- Umbrellas -
o If used, please secure umbrellas after each use to avoid flyaway as winds get strong in the evening.
o If barbecuing, please clean up and remove all utensils and food when done.
- Jacuzzi –
o Shower before each use. No exceptions
o No food or drink allowed near or in the jacuzzi.
o Replace cover by securing all 4 latch locks after each use
o Registered guest use only
o Up to 4 guests may occupy the space at a time.
o Hours from ___ until 10pm nightly.
o Please keep music at a respectable level.

LAUNDRY –
- Cost per use of the washer and dryer is $10.
- Funds must be paid in advance before the laundry door is unlocked. Funds should be paid in advance before the laundry door is unlock send the funds to my !V!E!N!M!O or !C!A!P!P is $MomannJay then send me a message via VRBO app stating you have sent me the funds to wash and dry 1 load of clothes.
- This request can be made via the VRBO app during your stay. Further instructions will then be provided.
- Before checkout, all bath towels and bath robes should be left in the room on the hooks or on the floor in the designated location labeled “Wet Towels” in each room.
o Any missing towels or robes discovered during checkout will be reported to VRBO for replacement via your security deposit.

TRASH
- Trash must be put in the GREY trash bins upon checkout.
- Used beer bottles, wine bottles, and drink cans go in the large black trash cans located on the front and back patios.
- BLUE bins are for recycling.

CAMERAS – This feature is put in place to keep everyone’s mind at ease. It is to protect guests as well as the Host during your stay.

- Property is under full video surveillance in all the common areas of the home to include the kitchen, living room, patios, driveway, street parking, etc., for security and in case damages must be proven to VRBO
- NO VIDEO SURVEILLANCE is located inside of the bedrooms or bathrooms.
- You are not being watched.
- This is put in place in case damages to the property occur during your stay. Pictures and video surveillance footage will be submitted to VRBO to start the damage claims process.

PETS –
- Pets are allowed but must be approved by the owner prior to booking. You must pick up and dispose of all solid waste dropping after your pet in the back and front yard and you will be held responsible for any damages your pets cause during your stay.

Host said only 1 hot tub (out of the 2) was usable at one time. If you are booking the full number of allowed guests, things will obviously get a little cramped. Other than that, we had an excellent stay, the house was clean and well maintained, and the views were beautiful!
