Welcome to this updated lower-level, 1,000-square-foot home, just one house from famous Newport Beach - a coveted location in a stellar beach community. Enter this home and find yourself in a nicely appointed great room with slider access to the front patio. The great room has a large TV and comfortable seating. An inside dining area is accompanied by a modernized kitchen with everything you need to create meals. A kitchen bar is an excellent perch for supervising or helping the cooks. There will be construction nearby until mid-June 2024. Usual hours of intermittent construction are Monday through Friday from 7:00 a.m. until 4:00 p.m. with occasional weekday work until 6:30 p.m. Construction will not occur on weekends. Rates have been discounted by 10% for all booking stays between now and mid-June 2024 to compensate for any inconvenience.

This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy, and parties. Close to everything and just a minute to the beach. Place is small but clean and comfortable.

We wanted something beach front and in walking distance from the pier and the shops and that’s why we got. We appreciated that there were fans in every room because the weather was a bit warm. Overall it was a great stay.

Property is a little rough. It’s in a good location but we had no hot water so we couldn’t give my grand daughter a bath. The tub is rusty and the wall in the bathroom is crumbling. Mattress protectors are the wrong size so the beds are not comfortable. Management was also outside at 9am on Sunday morning meeting with a contractor and talking loudly outside the door which woke people up. A complaint was filed and we got no response so we won’t use this property or management company again.

The location is prime. Nice 3 bed 2 bath old unit. Not much ventilation built in 1970 we had to air out the place when we got in. The Garage is intended for economy sized car. We scratched our rental because the owners put up bars on both sides of the single car garage to prevent hitting the sides. Basically the single garage has ~ 8" less than it should and it is a very tight fit for a Full sized vehicle or SUV. Other than those 2 things great place.

We were moving our son to UCI and this house was the perfect transition location for that move. The house is situated for easy access to a lot of Newport Beach dining and general beach access. The house was super clean. The communication regarding the rental was perfect. My only complaint was that it is located on a very busy street so there will be outside noise.

The location is amazing and the layout is great for everyone. The only issue was the cleanliness and the deterioration of the property. It is clearly in need of touch ups inside and out that are not depicted in the photos. Rust is on the guest bathroom and the exterior stucco is falling off in chunks. If you can get around that it is a great location to go to the park with your kids and the beach. It is also walkable to the main pier for the bars and restaurants. Laundry and garage were great but don’t expect to get anything more than a mid size suv inside.

This is a comfortable beach house great for a family with kids. The beds are a little stiff but could not ask for a better location.

The unit has very thin walls, we could hear everything in the adjoining unit, living room was same wall as our bedroom. Loud music, loud talkers. The unit above us was worse. They brought home girls at the wee hours of the morning, high heels clicking on the floor, our ceiling.
Once they stopped walking around , we could hear everything else they were doing.
The only spoons in the kitchen were 3 very large serving spoons,
it made cereal, yougurt a challenge.
No directions for the TV. Took us awhile to find the channels that worked, cable and roku did not, finally found you tube TV to be the ticket to watch sports.
Then we attempted to do a small load of laundry, when we went to pull our clothes out of washer, they were covered in sand. We removed our clothes, and had to wipe out the washer with a towel, the bottom was full of sand. We ran the washer empty, wiped in out again, then washed our clothes again. They were still sandy, but a lot of it came off in the dryer.
The WIFI was sporadic . It would work for 2-4 minutes , then quite for 30 - 60 seconds. very annoying.
We will not rent this unit again.

Beach Chairs and Sand Toys. This was great because we had 2 chairs break and the house chairs paid off.
Great Washer and Dryer. Makes packing lite since we can do laundry.
Plenty of Kitchen items!
Good lower level unit.

Coded keyless door locks. Was great for our kids when they needed to go back.
Cons:
Beds are not the most comfortable. Low end 6 inch foam mattress
Lighting. Poor lighting in living areas
Noise. Upstairs is not insulated so you hear everything. If you are looking for quite and want to sleep in maybe not the place.
Overall a good unit, my family had a great time just a few little quirks.

We had a bad experience here. When we first got here we had some issues and sat on hold for 35 minutes before we can get a hold of anyone. The place felt very unclean and not kept up. Will not return to Vacasa.

Okay for the price
Overall we enjoyed our stay however there were a lot of cons so probably would not stay again.
Pros: location was great, amazing spot by the water. Check in was easy. Towels were available for all of us and clean. Had some amenities: blow dryer, soap, shampoo conditioner. Had beach towels and a garage spot. When we asked for blankets someone had brought new ones over the next day since none were at the house and it was a cold weekend.
Cons: the property was listed at 2 queens and one king. There was two fulls and a queen bed. This to me was absolutely unacceptable as I would not have reserved the spot with the current bed situation. I messaged them regarding it and without even a response from the property they changed the listing on vrbo to two doubles and a queen. House was run down a bit but you get what you pay for. It’s old but not dirty. WiFi did not work the entire weekend which seems like a previous review had mentioned this so not sure why they did not fix it.

Nice Gem in Balboa
We reserved this property because we were bringing grandpa who had a walker and wheelchair. The tile floors and walk-in shower in the master bedroom were great to have as well as the recliner, all located on the street level.
Also being on Balboa Island parking is tough and the included parking slot in garage is a good little bonus. Location to the pier by walking a couple blocks down the ocean path was great in the morning for a donut and oysters at lunch.
Upon arrival everything was clean. You can hear people upstairs fairly well.
Overall for the price we paid for the week it was great and we would think about renting here again. Communication from Vacasa was slow when it came to fixing the wifi and grill - sent email on Wednesday and they showed up on Friday without warning. Hopefully all has been fixed since we left.

Comfortable home for our group of 8. Loved having a garage although with all the stored bikes and beach toys only 1 car would fit. Street parking was not a problem however despite being Thanksgiving week. GREAT location!
House description accurate. Had everything we needed. Appreciated having washer and dryer. One set of towels provided for each guest. Would have been nice to have a few extra towels available. Hope to stay again.

Beach stay in May 2021
Overall the location is excellent and is the reason for the price you pay. The house was efficient, but old and looked nothing like the photos online. The photoshop was extreme.
The place while clean, looked old and run down. What really made up for it is the location. I wanted a place that was a stone's throw from the beach and that's exactly what I got. You do not need a car if you don't plan to do much outside the peninsula.
Had a good time, but was very disappointed in how the place looked. Was expecting something colorful, modern and beautiful like the pictures suggested. Unfortunately, that was not the case. I do want to reiterate that it was efficient though much smaller than what was displayed online.
