Our family really enjoyed everything this spacious home had to offer. The lawn and backyard areas down to the dock were freshly mowed and cleared allowing for easy access to the dock and river. Would definitely like to return with better water levels but that’s on Mother Nature. Fully stocked and spacious kitchen with every tool and kitchen necessities one could want for meal preparations. 10/10 would definitely book again.

Our group of seven adults had a wonderful time, and felt very lucky to view the eclipse from the front lawn of Cliffside Oasis. The location is very quiet; you definitely feel you are out in the country. Believe the reports of low water levels, which didn’t impact us but would be disappointing for anyone who was hoping to boat or swim. We cooked all our meals and found the kitchen to be well-equipped. The gas grill was very handy. We would return to this location again.

New Year getaway
The best part about this property was the view and open concept.
Was disappointed with a few things. Especially since this was not a cheap rental.
Lighting is terrible out front. We drove in late and there was no lighting. Thankfully, our phones have flashlights (not easy to hold up your phone while lugging luggage and groceries). We had to reach out to the property manager about the front lights not working. We couldn't access the ones in front of garage (door is locked) and after they gave us the code for the utility closet. We had to replace bulbs ourselves. They have some solar lights towards the door but most were broken or just no longer worked. The back deck string lights are also solar so didn't work most of our stay given there was overcast. We couldn't find the switch to turn on the lights that run in between the back trees.
The way down to the boat dock is extremely dangerous and nerve-wracking. Some railing was missing and steps bent.
We had to basically bring all items (salt, oil, hand and dish soap, toilet paper, etc). Most properties we have rented before always have the basics (oil, salt, pepper, soap, toilet paper, etc.). Again given this property was an expensive rental, you'd think these basic items would be provided.
Property management was responsive and kind. There was a mixup with the pack-n-play. Had reached out days before to confirm they had one for our toddler. They confirmed they did. Upon arriving, they did not have one. Staff was apologetic for the mix-up. Thankfully, they had an extra toddler size mattress we were able to use for our toddler.
House was spacious enough for the entire family. Bathroom locks didn't work well. We had to take trash out, take bedding off, and put a load of towels in the wash before departing. Again, not a big deal. But when you're paying to getaway... You'd think the property management would handle those things. Especially, given the cleaning fee is crazy.
Hope the improve as the property was nice. We enjoyed spending the time as a family. Mostly playing games and chatting. Calm and quiet spot.

The house lived up to the descriptions, very clean and easy to get in with the keyless lock and excellent communication. The house has four real bedrooms with three full baths. The only problem that we had was burned out bulbs in the front (or a hard to find switch!) and we could not turn on the lights on the deck, but we really did not need those for this trip. Overall very nice and one of the best Airbnb rentals I have had with the description truly matching the space.

The only things where upon arrival the smoke alarm was chirping which upon a call the told us they would TRY to have someone come out, which happened after 10:00 PM. (These batteries need to be changed with the time change as we all know). Also there is some screws sticking up on the deck that need to be tended to. Upon entry there where no light to guide entrance and the landscape trim at the entrance is pulled up and causes a trip hazard (we placed a rock on top to make it noticeable.
The entrance zone could use some attention and regular cleaning and light.
Would we go back? Absolutely!
It is a GREAT place with plenty of room and a wonderful view of the water.

Overall, the house layout and accommodations were excellent. Plenty of space and deck overlooking lake was tremendous. We experienced three issues during our stay. 1) TVs didn’t work, 2) front door lock was out of battery so we couldn’t use that front entrance (used garage through code), and 3) the house had a gnats issue - gnats in kitchen sinks and bedrooms. The representative (Sara) was very responsive all weekend trying to resolve the problems. They didn’t get resolved, but she consistently stayed on the issues.

However, it was not listed in the details that paper towels, trash bags or kitchen basics (foil, plastic wrap) would NOT be supplied. When trying to obtain these supplies a support person was sent out but they never showed up. An additional code to a closet was given but there was no extra supplies that were needed in that closet. We ended up buying all supplies ourselves. Also no additional toilet paper beyond 2 rolls per bathroom was provided.
Also the thermostat was not actually able to be controlled, as we would set to lower temperature at night and it was reset back to 76 degrees and we would wake up sweating- this does not seem okay when it is 90-100 degrees outside.
The grill outside had no grease pan and there was grease leaking down by the propane source- when first turning on the grill this was a major fire hazard.
Again, the property is great but when you are paying a lot of money you expect things to be a certain way and they fell a little short. I also think early check in should be available.

Panoramic views!
Pros: nice large deck overlooking the river, spacious living area and bedrooms, well stocked kitchen, plenty of towels, quiet, propane grill, tabletop shuffle board, great for our group of 5 retirees.
Cons: AC controller programmed to continually reset temperature to 76 degrees, one bathroom missing a shower rod & curtain that was never resolved even though we notified the management company several times and were promised the issue would be addressed so the shower was useable wiithout flooding the bathroom.

We enjoyed our stay at this property. The house is very nice, had a great layout and was very comfortable and clean. One issue in the kitchen was the dishwasher. Be careful when opening it, as the door is very heavy and comes flying down with speed and can easily injure whoever is in the way. I would also note that this is not really a kid friendly property. The house sits on a cliff (which makes for beautiful views), but the walk down to the water is not suitable for small children. Overall we were pretty happy with our stay, and would consider staying there in the future.

My extended family and myself rented the house to host our annual family vacation because we have never been to Lake Travis.
Pros of property: beautiful home and location, deer in the area, spacious home with enough space for extended family to stay comfortably, Briarcliff Marina allowed for boat and/or jet ski rentals and to be taken straight to the house dock from them. The location is wonderful— close enough to all the things we wanted to see such as Hamilton Pool, Barton Springs pool, downtown Austin, the Oasis, etc.
The cons for me would simply be the walk down to the dock is a literal cliff with stairs going straight down. The website simply says a “steep climb down.” This could seriously be misleading to someone with many kids to haul down, elderly or disabled people.
We would definitely rent this home again and enjoyed our stay.

We kept having to step aside to get to basics because of placement of fridge, vs. trash, vs. sink, vs. stove. With more than two cooks, this would become annoying. The photos didn't make it clear to me the bunk room shares a bathroom with the second king bed, while the queen bed gets it's own bathroom. That was disappointing. All the reviews were clear about the stairs to dock, but not showing photos is a bit disingenuous. Half of our group never even went down due to the lack of handrails. There's a home being built next door, so don't plan to sleep in. Which you won't do anyway, because of the accent windows in the bedrooms that flood the rooms with light very early. The really odd thing was a total lack of cleaning supplies. There was bird poop on a window and bugs in the large window sills that I would've liked to have cleaned. But there was not even counter top cleaner. Until we picked up 409 we were having to soap the island down and then wipe it down after messy meals. We even ran out of dish detergent. The views and river access were great and we had a great time. There were a few concerns with the cleanliness of some items. The gas grill appeared to not have been cleaned in some time. The burner covers were very dirty and had to be cleaned to get the back burners to light. Also the grill grates were very dirty and the grill brush was not useful as it was very dirty as well! The oven inside the house had burnt food on the back wall and bottom. The plate covering the dishwasher bottom came off and we could not replace it as a bolt was missing. The outside of the door to the back deck was very dirty.

We had a fabulous time at the property that exceeded our expectations. This was my first VBRO experience and for the most part everything was just as described. Very clean, easy check-in, more than expected provided/included. Initial time upon booking did not accurately describe this was "cliffside" rather than lake-side but would not have changed it because it pretty much rained our entire visit (Fri-Mon). Nearly everyone was entertained by the covered patio area and "ring and hook" game, the shuffle board, and plenty of games. Yes, the Wifi was WAY too slow, but it was good to get away from it and when we needed it our 5G had good signal. We celebrated not only a graduation, a 50th, 20th, and 27th anniversary but just the first time the whole family had been able to get together for years. The only things that we had to contact the property manager was for extra trash bags, more TP, and some electrical issues. None that could be addressed while we there but nothing that made our celebration less enjoyable. Views are gorgeous. Wish we could have enjoyed the doc area..Was way to steep for the grandparents. The "healthy" ones ventured out once when the sun came out and said that it would have been fabulous fishing or renting a jet ski if we had better weather. Would definitely go back. Family Celebration
We had a fabulous time at the property that exceeded our expectations. This was my first VBRO experience and for the most part everything was just as described. Very clean, easy check-in, more than expected provided/included. Initial time upon booking did not accurately describe this was "cliffside" rather than lake-side but would not have changed it because it pretty much rained our entire visit (Fri-Mon). Nearly everyone was entertained by the covered patio area and "ring and hook" game, the shuffle board, and plenty of games. Yes, the Wifi was WAY too slow, but it was good to get away from it and when we needed it our 5G had good signal. We celebrated not only a graduation, a 50th, 20th, and 27th anniversary but just the first time the whole family had been able to get together for years. The only things that we had to contact the property manager was for extra trash bags, more TP, and some electrical issues. None that could be addressed while we there but nothing that made our celebration less enjoyable. Views are gorgeous. Wish we could have enjoyed the doc area..Was way to steep for the grandparents. The "healthy" ones ventured out once when the sun came out and said that it would have been fabulous fishing or renting a jet ski if we had better weather. Would definitely go back. Also a wonderful visit to a local winery-Stonehouse Vineyard where we had an appointment and had the best time just 10 min away.

This property was perfect, especially with the limited options in this area for hotels. The house and property were very well maintained and the surrounding area was beautiful.
