• We recommend that, as a guest, you purchase Travel Insurance through an independent company for your trip. You should specifically look at buying a Cancel For Any Reason (CFAR) policy. This will protect you in the event that your trip gets cancelled.
• Airbnb charges a 4% county occupancy tax and their own service fee, in addition to my nightly rate.
• Additional guests will only be allowed upon request and permission from host.
• We rent to responsible adults where the Booking party is at least 25 years of age.
• There is a Ring Doorbell/Camera located on the exterior front door of the property
• Quiet hours are from 10pm - 8am due to town Noise Ordinance. For the same reason, there are also no parties.
HOUSE RULES
• Acceptance of the House Rules is assumed upon booking
• No unregistered guests. including unregistered children. (for insurance & liability reasons, everyone needs to be registered). Additional guests could be allowed upon request and permission from host.
• No parties of any kind. If a party is hosted with unregistered guests, Guests and occupants may be evicted without refund, which may also include, if applicable, forfeiture of Guest's security deposit.
• Smoking IS allowed outdoors on the property at least 15 feet away from the house. NO Smoking allowed anywhere in the home, including sunroom porch.
• Quiet time is between 10:00pm-8:00am. This includes loud music and voices; noise travels easily where it is quiet and serene.
• If you bring a pet, please use the pet covers provided on the couches, chair and bed
• No wet towels or clothing on the furniture please.
• Do not move larger furniture.
• Doors should remain closed to keep the bugs and mosquitoes out of the house.
• There is no garbage disposal - please be careful what goes in the kitchen sink.
• No candles anywhere on the property.
• No weapons are allowed on the property

We recently stayed at this delightful VRBO in Halfmoon, NY, and it is a perfect spot. The home is thoughtfully equipped with everything you need for a comfortable stay. Great little house, conveniently located between Albany and Saratoga. Several walking trails and parks to walk your dog. House was super accommodating our dog. Fenced in yard and they provided covers for furniture as well. Fully stocked kitchen, bathrooms and laundry. Even provide goodies for s’mores.

This was a great weekend get away. A lot of space and natural light. It was great having a fenced in yard for the dogs to run around. Very clean and the host makes the check out process simple and easy. The location is off of a main road but still a quiet and calm area with a great diner within walking distance. Additionally less than 30mins from Albany and several stores and restaurants within 20 mins away.

Nice property and very convenient for getting all around the area. Quiet neighborhood street with nice backyard, patio seating and family room (we had two dogs so nice to be able to sit and keep an extra eye on them (and they us). Wish we had had the time for a fire in the firepit or to use the fireplace. Halfmoon has a nice pathway along the Mohawk which is perfect for dog walking, golf course nearby.

This house was amazing, my whole family loved it. There is a master bedroom in the basement which was the one my daughter called because it was the biggest lol. It was amazing in general!

I don't often write reviews but this place worked out really great. My dad and I came up for the races at Saratoga. The location was great, just a short ride up the road. Several great restaurants close by and close to Half Moon park for a good walk or jog. The house was very clean, had everything we needed and is a quiet residential area. We hope to come back next year.

Everything was great . The home is very comfortable, great location. We were visiting our family in upstate NY the location is great . We were very happy with the home perfect size for 6 of us. Home had everything you need for a perfect stay and even some extra little touches to make our stay comfortable. Convenient to Saratoga Racecourse and north way to lake George.

Thank you for our Half Moon House stay. It was perfect for the 3 couples here for a family reunion - close to our parent's condo and easy access to shopping, restaurants (Nonna Maria's is the best!) and I-87 Northway. Clean comfortable spaces, great sunroom, and well equipped kitchen.

This property was excellent. Very comfortable furnishings. Love the back enclosed sunroom. Location is absolutely the best. Walmart 0.5 miles away, restaurants all close.

We rented this home for our family to celebrate the holiday with family who lives in the local area. It was easy to find, with plenty of small shops around to fill our needs or last minutes supplies ! We weren't able to enjoy the outdoors as it was too cold for a fire or enjoy the sunroof. However the living area has a fireplace and kept us and the home toasty . There were 5 adults staying ...but we had NO issues with hot water for showers and plenty of space for meals and entertainment. We did notice some mouse droppings in the downstairs which for the area and time of year is common and unavoidable . As avid coffee drinkers we were excited for the coffee bar but disappointed it didn't have much to offer ( no flavors or extra additives). Very basic compared to the photo shown. The only suggestion I'd make is to have a broom and vaccum handy. We stayed a total of 5 days , 4 nights, and if we needed it to just clean up after ourselves ,it was not available. It just needs cleaning supplies in general ( no spray cleaners for counters or sinks or bathrooms) The host was AMAZING in keeping in touch with us . She was fantastic from the beginning. We definitely will stay again, when we come back for another visit !

My husband, father and I had a wonderful stay as we visited our son for Parents Weekend at RPI! The house was perfect, with the fenced in yard for our dog, and just a short distance from the school. Looking forward to next year!!

This home is located in a residential area, very close to route 9 in Halfmoon, but the neighborhood is very quiet and it has a lovely backyard, which is secluded and has a nice firepit, surrounded by Adirondack chairs. There is a fabulous sunroom that overlooks the backyard. Not far from the home are many stores and restaurants to meet your needs.
Every room is tastefully decorated. The wall colors are lovely. The kitchen has everything you might need for your stay. There is a coffee bar, with a Nepresso machine and also a Cuisinart (I believe) that uses pods. Some coffee pods, tea pods and Nepresso pods were provided, along with creamers. There was a basket on a kitchen counter that had supplies for making s'mores, along with marshmallow skewers for roasting the marshmallows over the fire in the fire pit. This was a delightful surprise!
Upon entering the house, at ground level, is the living room , with a fireplace and a big screen tv. The sunroom is off the living room. The kitchen, dining room, two bedrooms and a bathroom are on the next level up, which means climbing a small set of stairs, maybe three of them, to a landing, and then one additional rather large step up. This could prove to be a problem to a person with hip or knee problems, especially that last high step. The beds are very comfortable. Towels and washcloths were provided.
The master bedroom and bathroom is a level down, on the basement level. There is a washer and dryer on this level as well.
The stairs are steep, which would also prove difficult for someone with hip or knee issues. The bedroom is lovely, as is the bathroom.
All in all, this was an excellent location for us, as we visited with family and friends all over the tri-cities area. The house was very clean and cozy and it was a wonderful place to relax at the end of a busy day. Pamela was VERY responsive and answered every question I had for her promptly and in a most friendly way.
We would happily rent this home again when we visit the area. It was just that comfortable!

The house was perfect. My family came for my nephews wedding and the location couldn’t of been more perfect. It’s 15 minutes from the airport. Pamela was great as we had a little problem with the access code and she replied immediately. We appreciated this after a long day of traveling. I would recommend this place you won’t be disappointed.

Amazing space and great host
My husband and I wanted a place to stay with our pups while visiting friends who live in Saratoga and this place exceeded our expectations. It was beautifully cleaned and furnished, like the pictures, but it was even better in person. The yard is complete fenced in so safe to let our dogs run around in, Pam had dogs supplies for us to use, and the was super accommodating and reasonable with pricing for having the dogs.
The rooms were lovely, and the beds comfy. There’s a ton of space in the house, so great for groups of friends or a family. Close to all the attractions and plenty of good food and shopping options for stocking the well appointed kitchen.
We had a great time and loved the space! Would definitely book again.

Great summer getaway
Wonderful location, neighborhood was very welcoming. House was very accommodating, loved the large dining room table for family dinners especially the high chair for our little one. Very spacious. Loved the sunroom and peaceful backyard setting. Grandkids loved the welcoming treat of s’mores!!!!!

Perfect for our adventure thru the Adirondacks

Excellent accommodations
We thoroughly enjoyed our experience here! Everything was clean and the house is very well stocked. The fenced in backyard was a perfect place to spend some downtime and relax by the fire! We definitely plan on coming back again!

Our little NY getaway
Pamela was an excellent host. Her place was super cute and exactly what my family of four was looking for. The kids were upstairs with their own rooms and bathroom. We were downstairs with our own space of room and bathroom. Great location with nice choices of restaurants close by. Thanks for everything.
