This spectacular 750 sq. ft. E. Side apartment is a 5-min walk to Brown, RISD, downtown and the train station. Occupying the entire top floor of a Victorian home, the private entrance apartment melds old and new into a beautiful living environment. 5 skylights light up hardwood floors, exposed brick, unique architectural features, a great room, one sunny bedroom, modern kitchen and bath. A futon couch can sleep 2 additional guests. A park with a running track and tennis courts is across the street.

We had an awesome time exploring Providence and Newport while staying in this relaxing top-floor apartment. The amenities were excellent, central location 2 min from Whole Foods and the space was comfortable, quiet and full of character. Enjoying the sunrise and sunset at Prospect Terrace, biking on the East Bay Bike Trail, and walking through Brown University to Coffee Exchange made our stay even more memorable. We will definitely return whenever we're in Providence.

We stayed in the Budlong house for 4 nights, taking it easy in Providence at the beginning of a New England holiday, and couldn’t have asked for a better spot. The third floor space is full of light and gave us plenty of room to spread out. It’s close to Brown campus and downtown, to good restaurants and groceries, and the kitchen has everything we needed.

This is a beautiful apartment in East Providence, a safe, 0wealthy neighborhood very close to Brown University. The apartment is on the third floor, so this property would not be appropriate for people who cannot walk up and down the two flights of stairs. The apartment has great amenities, including food in the refrigerator that you are free to use. The bedroom sheets were clean, comfortable, and warm. The shower is small, but the shower head is really cool! The Wi-Fi was fast and I had a great time listening to podcast, praying, and meditating in the space. Bruce was so wonderful and helpful throughout my stay.

This was my second stay and can’t say enough about it! I highly recommend this property - it has a great location, has all needed amenities, and has really responsive property owners. The only note I’d make, is that anyone staying here should be prepared for stairs to reach the top! I look forward to staying again.

We really enjoyed our stay at this lovely apartment. It was located in walking distance of the main campus, and gave a great feel of what it’s like to live at Brown. My son had a tour as a prospective student and it was perfect way to experience the campus. Bruce was extremely accessible and great to work with. He provided food and staples so that we had what we needed, super thoughtful.

This is a lovely bright and sunny apartment very close to the Brown campus. It is extremely comfortable and I really enjoyed my stay. Bruce was wonderful in communicating and helping with check in. He even left me some breakfast items which I really appreicated. I will definitely stay again when I need to be close to campus. Thanks Bruce!

What a beautiful home, gorgeous decor and at the same time comfortable for all. Very clean ! Nicely stocked kitchen, our chef was very impressed. Close to downtown activities making it fun to enjoy multiple events around town. The owners are very attentive and accommodating. We will definitely book this house again.

We loved staying here to visit our daughter at Brown. Walking distance to campus and great coffee shops. Bruce is very nice and responds quickly. We plan to stay again when we return.

I can’t say enough about this little space! It was just me for the week while my daughter was at a nearby camp. I felt safe and secure, nestled atop a beautiful home only a few blocks from Brown University. The sleeping space was comfortable, the kitchen well equipped, and the wonderful living space, with plenty of seating, a desk, and a smart TV, was cozy. The hosts were immediately responsive to the questions I had, which were few given how well they prepared me for the visit. The stairs up to the apartment are not for the faint of heart, but manageable for anyone with good knees and reasonably sized luggage. The off-street parking was convenient, and the proximity to Brown, Whole Foods, Starbucks, CVS, and a beautiful high school track made me look forward to my mid-day coffee breaks and daily after-work walks. I had everything I needed. This is a fabulous space and I highly recommend it!

A great stay in a great place
The apartment is in a great location for our need to attend an activity at Brown University. Also very convenient to Thayer Street, local restaurants and shopping. The apartment was well stocked with supplies and the owners nicely provided some breakfast items as well. It was very clean and well decorated. One issue we had was that the futon mattress was so thin and we could feel the slats from the frame itself.so much that we ended up putting the mattress on the floor. We would suggest trying to improve that in some way. One other issue we had was it was so light and airy that it was difficult to get true darkness due to not enough window coverings that could be pulled shut. The light and airiness was awesome, but it also contributed to broken sleep at times. We would definitely like to stay there again as we will be back in December if these couple of issues could be resolved. These two issues are the only reasons we did not give it an overall 5 rating. Bruce and Lynn were exceptional hosts and we appreciate all they did and we definitely recommend their unit.

Quaint top floor apt . Quiet area with a beautiful park. The only drawback is the stairs. A little tough for older people . I had an elderly friend with me . Tough getting bags up. As expected the rest of the trip . TY

Just perfect
We thoroughly enjoyed our stay, it was a perfect fit for our needs. Beyond being clean and comfortable, the interior design was eclectic and fun, filled with natural light, and although we were out and about for much of our trip, it was a restful spot that we looked forward to at the end of the day.
Everything we used worked, and the water pressure was excellent. At one point it was evident that the microwave breaker must have tripped, but it was not a significant issue for us.
Our niece graduates from RISD next spring and if we are able to attend we will definitely hope to stay here again.

Lovely, clean, & well-appointed apt. in a perfect location
Spent 2 nights at this lovely apartment in early April and had a wonderful stay. The apartment is located on the 3rd floor of a renovated historic home in the College Hill neighborhood of Providence within close walking distance from the many restaurants and shops along Thayer St. The space itself is bright, cheery, and immaculate. Our group of four slept comfortably: two adults in the bedroom and two kids (9 & 12) on the fold-out couch/futon in the large main living room. The kitchen has everything one would need for a stay and included ground coffee and tea. The Internet worked well and there is off-street parking for two vehicles. The hosts were super friendly and responsive, even sourcing us an iron and ironing board when requested. We hope to stay here again during our next visit to Providence. Thanks again Bruce!

Lovely apartment for a small family
My spouse, 3yo daughter, and I stayed a few days and thoroughly enjoyed walking the area each day, especially with so many parks within a 2 mile radius including a great one just across the street. The unit was lovely and very clean with a minimalist aesthetic and lots of natural light. All basics were provided to make meal prep easy. Location was fantastic with easy access to lots of great restaurants. It was quiet, also. In the stairwell we could hear the other guests but not from the apartment.

Great place to stay in Providence
Stayed at this apartment for a girls trip to Providence. The location is outstanding! We were able to walk to pretty much everywhere we wanted to go. The apartment is well equipped and clean, and the owners were easy to work with. The stairs may be a drawback to some, but we had no problems. I would definitely stay here again if I were back in the area.

Really nice alternative to staying in a hotel
In the past when visiting Providence we have stayed in a hotel however with Covid, and now a pre-schooler in tow, paying $200+ /night for a hotel with only one room and probably having to pay extra for parking seemed like a really bad idea. This was a really great alternative. Totally affordable and Bruce made everything so easy. He was readily available by phone or e-mail with any questions we had and checking in / checking out was super easy. It was also really great to have a separate bedroom so we could put our son to bed at night and then have a space for us to hang out and watch TV. The kitchen was also very well stocked with everything we needed although with all the great restaurants Providence has to offer we didn't really do much cooking.
The highlight for us was the location of this property. The playground across the street is amazing; it's brand new and it was really helpful to have it there as a way to break up our day and get out some energy. If your parenting goals are aligned with ours, namely, wanting to sit for a minute and drink a coffee while your kid is occupied then this is the spot for you, lol. Plenty of benches, plenty of shade, and plenty of engaging play structures. Also if you aren't opposed to walking a few blocks, the proximity to the beautiful Brown campus is also a big plus.
Some things to consider if you are going to stay at this property: the apartment is on the third floor (read: lots of stairs). This wasn't a problem for us but I could see this being an issue for people with a younger child who can't do stairs independently (it would be a lot of schlepping). Also, if you or anyone in your party wake up when it's light, there a quite a lot of skylights which, while gorgeous, mean early rising for some. Lastly the bathroom, while well appointed, was quite small so really only one of us could fit in there at a time. And my husband kept hitting his head on the sloped ceiling which caused some grumbling on his part (at 5' 7", this was not a problem for me).
Overall if you are looking for a great location in Providence with wonderful hosts, this is definitely a property to consider. We really enjoyed our stay :)
